I had a small training business for about 7-8 years, this was about 8 yrs ago. I got alittle burnt out, hubby had a sudden health issue, medical bills swamped us so I closed my business. We were renting an old, run down farm anyway, now we have our own place, wasnt set up for horses at all. We have 26 acres, built a nice 12x 24 shed row, a pasture, and I'm seriously considering going back into training. 9-5 job punching a clock isn't for me, and my passion is being wasted. I will be 50 this year, and have been so incredibly discouraged, but finding your video here gives me hope! I had alot of repeat clients, people still ask me to train their horses, I miss it so much! I need guidance as to how to go about finding the right agricultural or equine mortgage company to finance my start up, or my RE-START, lol....I have to have an indoor arena, we are in northern MN, weather is unpredictable. I had no such facilities at the old place, just a portable round pen. I gotta have proper facilities this time around, lol..... any tips/direction is greatly appreciated! ❤

I just stumbled across your videos 😇😍 I just love your positive vibes but still truthful. I am a woman almost 60 from Sweden. I started a daycare when I was 28 and my first child needed a place, took him with me ❤️ What you talk about here can be applied I think in almost any businesses.
You talk about passion 🥰 I think few people truely knows what that means. I loved my job, it was 24/7 but then it didnt matter.

Would you please make a video going into more detail on running a successful trail riding and lesson barn, and what it takes to break even and then make a living? I don’t have a clear sense of how the expenses stack up against the income.

Boarding is a nightmare so many people stop paying or if the are partial care people dont show up to clean and feed
Thank you Shae,. Your videos are a huge inspiration to keep my love for horses alive. The segment on insurance especially interesting. I'm in central Florida and insurance has become unstable here for homeowners. Companies are dropping policies or forcing homeowners to replace roofs and other components just because they are a certain age. We had bad storms in central Florida in 2004, 2016 and 2017. Insurance companies took a beating. I'm in central Florida near the coast. Your segment on boarding is extremely interesting because I'm looking at a lifestyle change by buying a small farm; boarding facility and living on site. As it is us business owners work 7 days a week to grow and maintain our business and help is difficult to get since the pandemic. I have a rental house.
I had the opportunity to visit my local Tractor Supply store this week 😀😀😀😀. Wow, brought back memories. It's been some 40 years since I shopped for feed. What do you think about feed for different stages of a horses life especially senior horses? What do you think about alphalfa pellets? What kind of hay do you use?

That makes me so happy! You absolutely can. I would try to work at a barn, take as many lessons as you can afford, and start getting a long term plan/goal in the works. ❤️

I very much enjoyed this. It gives great insight on how to make moneynwhile being in the horse industry. Over my years, I have seen people get started and got their lesson program going on poaching other students from another instructor they ran their business at.
I have a vidoe idea-how to become a saddle fitter. I have been studying up on that, but can't find any information or classes on it.
I’m glad it was worthwhile! Yes, it’s a very interesting field (saddle fitting). I plan to do a series in saddle fitting this winter and also talking about how you can become one. I’m excited to put that series together!
It's not as much that I want an equine company, but I want horses and... The truth is... I can't afford everything horse related. My dream is the "city girl who loves horses" dream. Though I did experience part of the reality of horses by working with a family member on a ranch. Cleaning stalls, waking up early, get the horses out, bale deliveries, etc. I've experienced it and I loved it. Even pulling an inch of broken straw out of my arm (I swear straw could be a murder weapon).

Excellent video. Thank you Shae. You covered 5 years in a short time. Video packed with knowledge. I'm in Florida too, wish Free Spirit was closer. I recently had the opportunity to visit a central Florida Tractor Supply store. Huge changes from my tack and feed stores some 40 years ago. So many different feeds to choose from. What do you think about alphalfa pellets and the different feeds for different horses specifically senior horses? You have been a huge inspiration to me in rekindling my love for horses. It actually inspired me to look for a property to purchase and offer boarding and maybe sales. It would require a total 180 degree lifestyle change. Interesting view on boarding. I work 7 days a week in my own business interests so I'm thinking now that a boarding facility is more work than I thought. Here in Florida; insurance has gotten extremely pricey just on property insurance and could be a deal breaker. I don't want a huge facility; boarding should make a profit immediately. Alot to research. Also; I remember Jaffar saw a coyote. What do you do to keep your horses safe. We have coyotes here in an increasing number because there is a tremendous amount of land development in central Florida and probably all over the state.

Wow I’m so glad I could give you a little sparkle to rekindle your passion! Thank you. Yeah, personally the boarding was not beneficial at all. It’s not worth it unless you can charge a ton or they are doing lessons/training etc. it’s becoming a huge problem in the horse industry with all the inflation (people wanting cheap board and boarding barns not charging enough for board to cover their costs and make some income). Something will have to change or I fear boarding barns will no longer be able to operate. As far as feed goes, I shop at tractor supply and my local feed store. I plan to make a video going over equine nutrition and what I need my horses. It’s changed greatly over the past few years with new products on the market and also so many changes in feed etc. but I finally found a system that works (for now)! That would be awesome if you could find a property, that would be amazing. What is your career now? I didn’t even think about insurance factors when it comes to Florida etc, that is a bummer, but if you were making enough in the horse industry maybe it would cover the costs? You’ll have to keep me updated on what you decide to do! ❤️
And as far as coyotes go, they aren’t an issue at all. That’s the only time I ever saw one around here and they are harmless to my horses. I hear them howling at night but they have never hurt anything.

I wanted to run my plan by you to get your opinion. I want to breed and sell horses, and also do light horse-riding tours. I plan on buying about 40 acres in a remote location where there is just a dirt road a couple miles from a busy highway. The property might not even have utilities (which I have to figure something out about those). This kind of property I could get for about $500 an acre, and it would be primitive. I'm looking at undeveloped land that I can grow on.
But, my niche market is going to be selling very affordable horses. Not show or racing horses. Probably Appaloosa pony breeds. My marketing would be set up so that you could buy a good basic horse from me for about the same price as an ATV. I would include a basic saddle so that the customer could ride their new horse off the property if they wanted to. For the tours, I would set up a standard schedule for those, and market them in different creative ways.
So, I have to worry about structures, water, and food. I plan on growing hay and straw right on the property, and using the horses themselves in helping to harvest that hay and straw. I could use any advice, though. I thank you for anything that you could provide.

Dang. I'm 47. My husband and I make over 300k. Zero debt. We fully own our home we bought in 2005. We have a net value of several million. We are still 3 years away from affording 7 figure figure property which will be 5 acres and an outdoor, maybe 3 stalls. I'm super curious how a 10 acre farm was bought at 26 years old. Do you have retirement savings?

How did you afford your property?
I worked for the government for 6 years. My husband works too and we both saved enough for a deposit to put down on a small farm. We both had decent jobs out of college which put us in a a good position. We also had to do a lot of work to the farm when we first arrived it was by no means perfect etc. I continued to work for a bit so we could afford everything then I was able to quit and run my equine business solely.
