    I sooo wish I had hired someone who presented as knowledgeable and caring for their first time buyers as Shaheedah. I have learned more after having my offer accepted, watching her videos, closing, and moving in, than I did throughout the whole search and buying experience.     What if you see a house on what are the sites and then your agent tell you that the house is on auction and I'm a first-time home buyer and I also said I want a fixer upper and she said linder's don't want a fixer-upper but I feel like my dream home should be a fixer upper for me what should I do or if you see a house that was on the market for like a year what is the process basically what should I do

      Your agent is correct, depending on the condition on the home you may not be able to buy a fixer upper using your loan type. You will likely have to consider 203k loan options.

      @@yume816 I’m buying in Ventura county in CA. I’ve been preparing for a year and made sure I didn’t open any credit cards or bank accounts or get any new debt since late July. I had to offer more than what I’d wanted, but with renting costing more than the mortgage with the low rate I got, it makes more sense for me to buy even at these crazy prices. My appraisal came in a little low, but that’s where my preparation comes in because that’s how I’m covering the cost without it impacting my rate and 20% downpayment.

    One thing I should’ve asked my buyer’s agent upfront instead of trusting what I read on the internet is about making concurrent offers on multiple homes. Articles from sites like realtor.com told me that it’s at least frown upon, but with this seller’s market, it has been so competitive that I missed out on good home options the first few weeks that I was first looking. When I finally talked to my agent about it, he said if I get an offer accepted, I can pull back all the other offers before another buyer accepts. With this market, the chance of my getting a home on the first offer has been zilch because every seller had countered offer and wanted a round 2 of “best and final” offers. Also, there were homes where the seller didn’t even bother to counter my offer. I might’ve gotten an offer accepted sooner and had to pay less had I known.

      Agreed, although a bit of headache for agents you can bid on multiple homes at the same time. Also, because we know some buyers are doing this you should offer to be a binding back up offer because the offer they do accept may withdraw or terminate.

      I only work with buyers that sign one with me. If you don't have an agreement in place you are just a customer and not a client of that agent. Please watch my video about how to hire and fire a buyer's agent.

    The house I’m buying was listed at 202000 but went up to 208000 to cover our closing cost at 3.5 percent then the appraisal came in above the purchase price so now the seller gonna pay our closing cost so my question is what are we paying for the house the that I’m buying the 202000 0r 208000

      @@girbaudson84 Ask your agent review your contract. Since the house appraised above the contract price, whatever was agreed to on your contract generally stands. Watch my appraisal video it may clarify things. But ultimately ask your Realtor.

      You can ask a few during the interview to see how well they know the market. But I wouldn't expect all the reports. But some may be willing ahead of time.

    Hi Shaheedah I want to buy my first house but not until 2022 prayer fully I don't know of this is a far-fetched question to ask but do you think the property market will be better around that time?

      Its too hard to predict that far in advance but I will say, while you are waiting: save for your down payment, get your credit at high as possible about 760 or higher is ideal, save for an emergency fund and pay down debt to lower your DTI ratio, so regardless of the 2022 market you will be prepared.

      You cann but when you purchase the lenders policy and the owners policy together you get a discount, so typically it is usually less expensive to go with what the closing attorney is offering. However, get quotes and see if you can get some savings. Let me know 🙂

    Hi Shaheedah, is it possible to move closing date on an earlier date in case full approval is acquired early? My original closing date is supposed to be next Monday but because of usda wait time, my LO suggested to extend closing until 4th of January. In case final approval is received before this month ends, do I still have to wait until 01/04 to move in?

      Yes you can do an amendment that says the home will close on or before January 4th. Not a problem with a vacant home but if the home is occupied make sure the seller is ready to move early.

    I'm a first time buyer. I'm after a 2 unit property, with someone renting a unit already. I'm worried about the renter being a hurdle to the fha loan. Got some advice?

      Make sure you get information about the current least and payment history. The lender will likely ask for that information. Also be mindful with all of the eviction moratoriums, if they are not paying it may be more difficult to get them out if needed.

      This is an excellent question but a hard one to answer. I would say the appraisal will set the realistic price but that is not always the case. Some agent over bid, get the offer accepted and appraisal comes in much lower and others it appraises. So do the research on the comps first so you know what other homes in the area closed for and then if it's a home you really want then be prepared to bid a little over. My brokerage has about 1500 agents and I polled them on FB and most of them with HOT homes were accepting offers 5K or so over list and what I also do is...if an agent does not accept my offer I ask what could have made my buyers offer more competitive. Usually they will tell me what they accepted, faster closing, no appraisal contingency etc. It's a science and a art combine the 2 and eventually it will work out in your favor.
