I sooo wish I had hired someone who presented as knowledgeable and caring for their first time buyers as Shaheedah. I have learned more after having my offer accepted, watching her videos, closing, and moving in, than I did throughout the whole search and buying experience. Please follow her suggestions; you donât want to have any regrets or misgivings about one of the biggest purchases of your life.
Thank you Taryn... good to see you sticking around after closing đ
Well explained ! Thanks! Sellers market . Yep!

Excellence presented with style supporting first time buyers and other customers needing to move for various reasons! Yep! Well done !
Thank you so much!
Excellent information. Thank you!
Thanks for watching!
What if you see a house on what are the sites and then your agent tell you that the house is on auction and I'm a first-time home buyer and I also said I want a fixer upper and she said linder's don't want a fixer-upper but I feel like my dream home should be a fixer upper for me what should I do or if you see a house that was on the market for like a year what is the process basically what should I do
Your agent is correct, depending on the condition on the home you may not be able to buy a fixer upper using your loan type. You will likely have to consider 203k loan options.
An excellent presenter . She could develop her show state wide and national is a tv show . America recognizes her style is factual and educational allowing for Americans have accessibility for buying a home . Also wealth building by upgrading oneâs house investments! Thanks
Thank you so much. I appreciate the support.
Once again, you hit a homerun Shaheedah! Thanks for sharing your wisdom and experience!!
Thanks
very informative
Glad it was helpful!
I lucked up and got my offer accepted with the seller paying the closing cost. I get my appraisal next week, wish me luck.
Congratulations that's awesome! Good luck! đ
Good luck, Desmond. Iâm hoping to close on a house soon, too.
How in this market? Where are you buying?
@@yume816 Iâm buying in Ventura county in CA. Iâve been preparing for a year and made sure I didnât open any credit cards or bank accounts or get any new debt since late July. I had to offer more than what Iâd wanted, but with renting costing more than the mortgage with the low rate I got, it makes more sense for me to buy even at these crazy prices. My appraisal came in a little low, but thatâs where my preparation comes in because thatâs how Iâm covering the cost without it impacting my rate and 20% downpayment.
@@yume816 well it is kind hot. Houses are selling left and right. The house I put a offer in was setting for two weeks and outdated. I am ok with an outdated house and fixing it up
One thing I shouldâve asked my buyerâs agent upfront instead of trusting what I read on the internet is about making concurrent offers on multiple homes. Articles from sites like realtor.com told me that itâs at least frown upon, but with this sellerâs market, it has been so competitive that I missed out on good home options the first few weeks that I was first looking. When I finally talked to my agent about it, he said if I get an offer accepted, I can pull back all the other offers before another buyer accepts. With this market, the chance of my getting a home on the first offer has been zilch because every seller had countered offer and wanted a round 2 of âbest and finalâ offers. Also, there were homes where the seller didnât even bother to counter my offer. I mightâve gotten an offer accepted sooner and had to pay less had I known.
Agreed, although a bit of headache for agents you can bid on multiple homes at the same time. Also, because we know some buyers are doing this you should offer to be a binding back up offer because the offer they do accept may withdraw or terminate.
Very smart young women, i love all of your videos, its very educational.
Thank you for watching!
Hello family !
Hi!
Should a buyer sign an exclusive agreement with a buyer's agent?
I only work with buyers that sign one with me. If you don't have an agreement in place you are just a customer and not a client of that agent. Please watch my video about how to hire and fire a buyer's agent.
I am planning to start the process in January. However, Iâm not sure whether to go with a specific lender or to a mortgage broker, what do you usually recommend? Iâm located in Houston.
Do a broker and a lender, get 3 quotes. One can be a broker..
Ask loan estimate to compare , ask prepayment penalty and if have rate float down option
The house Iâm buying was listed at 202000 but went up to 208000 to cover our closing cost at 3.5 percent then the appraisal came in above the purchase price so now the seller gonna pay our closing cost so my question is what are we paying for the house the that Iâm buying the 202000 0r 208000
Im not sure I understand your question, how does the seller know what the house appraised for?
@@ShaheedahHill they donât know what it sold for
@@girbaudson84 Ask your agent review your contract. Since the house appraised above the contract price, whatever was agreed to on your contract generally stands. Watch my appraisal video it may clarify things. But ultimately ask your Realtor.
Should the agent ask to speak to your lender to find out your approval amount/ programs you qualify for?
Yes, they should get a copy of your approval letter before taking you on as a client
@@ShaheedahHill Thanks for the info đ
Should I ask these questions as part of the interview process? If so, will they sti provide me with the report if I don't sign an agreement with them?
You can ask a few during the interview to see how well they know the market. But I wouldn't expect all the reports. But some may be willing ahead of time.
What first time homebuyers program in Maryland, should I be looking at?
Please watch my best down payment assistance in every state video, the links are in the description.
@@ShaheedahHill Thx!đ
đŁđ¤ Thereâs a housing crash buzz in the air đđđ
Be prepared and get educated on the local market. Start getting the reports from your Realtor.
Iâm looking to start the process in January in the Austin area! Any advice?
Watch my videosđ¤Ł. But seriously they will get you prepared and find a good Realtor.
Hi Shaheedah I want to buy my first house but not until 2022 prayer fully I don't know of this is a far-fetched question to ask but do you think the property market will be better around that time?
Its too hard to predict that far in advance but I will say, while you are waiting: save for your down payment, get your credit at high as possible about 760 or higher is ideal, save for an emergency fund and pay down debt to lower your DTI ratio, so regardless of the 2022 market you will be prepared.
Another great video! Is owners title insurance negotiable? Can you buy with another party instead of with closing firm? What is the average for 300k home in Atl? Ty :)
You cann but when you purchase the lenders policy and the owners policy together you get a discount, so typically it is usually less expensive to go with what the closing attorney is offering. However, get quotes and see if you can get some savings. Let me know đ
@@ShaheedahHill It may save few $ but Iâm not sure if itâs advantageous long term to have different party insuring lender title vs owners. Thank you for your reply.
Hi Shaheedah, is it possible to move closing date on an earlier date in case full approval is acquired early? My original closing date is supposed to be next Monday but because of usda wait time, my LO suggested to extend closing until 4th of January. In case final approval is received before this month ends, do I still have to wait until 01/04 to move in?
Yes you can do an amendment that says the home will close on or before January 4th. Not a problem with a vacant home but if the home is occupied make sure the seller is ready to move early.
Hi. Am I asking the realtor these questions about a certain property or just in general in my price range?
For the area you are looking in, city, county or subdivision/community. Data is based on sold properties only. Good question.
@@ShaheedahHill Thank you!
I'm a first time buyer. I'm after a 2 unit property, with someone renting a unit already. I'm worried about the renter being a hurdle to the fha loan. Got some advice?
Make sure you get information about the current least and payment history. The lender will likely ask for that information. Also be mindful with all of the eviction moratoriums, if they are not paying it may be more difficult to get them out if needed.
If the house's price is in your comfort zone and it's a hot home, how do you strike the balance between bidding an offer that is high enough but not too overpaying? Thanks. I really like your videos :)
This is an excellent question but a hard one to answer. I would say the appraisal will set the realistic price but that is not always the case. Some agent over bid, get the offer accepted and appraisal comes in much lower and others it appraises. So do the research on the comps first so you know what other homes in the area closed for and then if it's a home you really want then be prepared to bid a little over. My brokerage has about 1500 agents and I polled them on FB and most of them with HOT homes were accepting offers 5K or so over list and what I also do is...if an agent does not accept my offer I ask what could have made my buyers offer more competitive. Usually they will tell me what they accepted, faster closing, no appraisal contingency etc. It's a science and a art combine the 2 and eventually it will work out in your favor.
@@ShaheedahHill I have question about accepted offer over the value of the home. Is it worth accepting an offer like that and if you want to refi on it won't that hurt you cause you will be owing more than house is worth?
@@robbinblack8530 you will have an appraisal that confirms the value at time of purchase.
