    Shaheeda... there are no good vidz with guides on preppin for a refi. Ur new homeowner guide was awesome and helped me get ready for my new home. Thank u. Can't believe it'll be a year already. But all of us that already bought are keepin our eyes peeled for a refi opportunity
    Can you do a vid on how to prep for that? No cash out type refi. Just a simple refi. What docs do we need? What not to do? Like open new credit. Please and thank you! 😊

    Hi Ms Hill, I am currently under contract, loan is in processing. I agent wasn't too happy I didnt go with his lender who pre approved us. Agent's lender gave 6.872 rate and I got 6.1 with MCU. My reason wasn't the rate but I saw over 10k in brokerage compensation on the loan estimate from my agent's lender whereas MCU had only $900 in loan cost.

    I didn’t know that there was a formal agreement to enter into. I briefly looked at homes back in 2020 right before the interest rate drop to record low. Needless to say as a first time low income buyer I gave up but when looking at homes I simply contacted an agent from remax and we looked at homes there was no formal contract or anything. Is that bad?

      If there is no agreement then that agent has no contractual relationship with you and that could be a problem. However, many agents don't have buyers sign agreements until they are under contract. I have done that in the past but don't do it any more, if I take you on as a client as part of my business practices I have you sign an agreement usually after one complimentary showing. If the agent is not contractually obligated to you then they are some things the are not contractually obligated to do since your are not really their client. Now that does change when you go under contract on a property, so you will sign something after for sure.

    wow, thanks for this information, I think this is what happen to me, I was given one realtor and another realtor called me. I think because of my budget for Jacksonville hmmm, something to think about. The other realtor had no clue of our situation when she called us.

    Why would a seller offers home warranty instead of fixing an issue? I am buying a home , boiler is 15 years old , inspector said it needs to be replaced but seller is refusing ,offers home warranty instead

      Somebody did this to me as a first time buyer but it was the inspector who tells me to get home warranty.Smh

      The simple answer is that it is cheaper, so you as a buyer must know what the warranty covers and most of the time it does not cover old systems that are already at the end of life. So you will need to negotiate some credits, so you have money on hand to fix or replace when the time comes or just save up since you know the end is near. It is difficult to get a seller to replace something that is currently working, especially in the sellers market. My "Seller Exposed" video is coming soon😊

      Read the warranty docs offered, what it covers, seller can lower the price, ask via realtor, get an written estimate on the replacement cost and forward. Old vrs new? New is less quality vrs old. Depreciation.

    Thank you for giving great, free information. If you go under contract but change your mind the next day (I know that’s not good) can you cancel the process?

    People that can only afford $100k are tarely in proximity of those above that price point. I learned this as a Financial Advisor, realtor and mortgage broker.
    And yes it is much harder to work with those of lower means they far to often do not value you. Do not trap yourself in the struggle lane because those with more economic means won't see you.

    Hi I had spoken to 2 agents and 1 said that my credit needs to be improved and the other one said they can work with me so who do I go with 1or 2 I really need help

      Your lender should be telling you if you can buy or not, if you are pre-approved already and the agent is saying you can get approved for more if you increase your credit score then that is a decision you have to make. If you are ready now go with the agent that will work with you if you agree with the other agent then wait.

    Hello Shaheedah! I have a question. Do I need to work with a realtor if I buy a new construction home? The sales agent said that I don’t really need an agent.

      It is not a requirement but recommended. The on-site agent only works for the builder and not for you. So they cannot do anything illegal but they do not have to advise you. For example, I had a couple buy a home with a basement in an area knows for higher radon levels, I advised them to get a radon inspection along with their regular inspections. When the reading came back higher, I made an amendment to the contract for the builder to add a radon midigation system to the basement. The onsite agent would not advise you to do something like that because they work for the builder. I always say its like using your spouses attorney during a divorce. If you already know you want to live here and you are still able to add an agent to your contract, you can see if the agent would be willing to rebate some of their commission to help with your closing costs since you found the house on your own.       Not really because you are only working with pre-appoved buyers and the lender has all of their information SSN, Addess, etc. Everthing has risk but many times agents put themselves in more danger with they meet with people without any information about them prior.       First you should start with your state programs and a real estate agent that specializes in helping first time home buyers in your area. You are going to do both together, educating yourself on programs offered by your state AND looking for a knowledgable agent that can assist you. Here are some resources for you to begin with:
