    Having lived in Pi and now in Thailand, one thing is glaringly obvious. Well, much more than one. It is amazing how much more you get for the same money in Thailand for a rental and hotels too. In general, merchants of all types in Pi try to give you as little as possible for as much as possible with no thought at all toward quality.

    As a state certified Union electrician in the U.S, I saw electrical atrocities that continue to blow my mind. Example: Electric water heater plugged tightly against METAL SHOWER unit, with metal bonded from shower head to valve on an electrical system operating at 220 volts. When that fails, someone will die.

    I got an idea for you. Why don't you have Maya (if he does not know her) go there a week later and see what kind of a price he gives her? So we can see how much was added to the price just because you are white. That would be a good video.

    They always go high you have to negotiate the price but when they are double the price of what should be asked it's better to just walk away. Best way to find a good price and what you are looking for is to ask a Filipino friend to help you look and give them a finders fee. I got mine through a friend 3 br, 3 cr 4 car port large living room, dining room, kitchen and outdoor kitchen small yard, large balcony for 10k and it took me almost a full year of searching. So rent something cheap and don't settle until you find the house you are looking for because it's out there.

    Location location location is at the top of my list. I look for convenience and amenities when deciding on where I rent in philippines.
    I like to live near a major mall eg SM or similar. Also access to public transportation, restaurants, automotive /motorcycle dealerships/ repair services, international airport, Ferry terminal and wet markets.
    I really like those comforts.
    Never anticipate the owner returning your rental deposit. Negotiate with the assumption that’s lost money

      I have similar tastes but you definitely need to be patient and search for a deal because these areas are definitely more expensive. I lived across the river from Makati in Mandaluyong City and I walked across the bridge into the heart of Makati's CBD. I would spend a few hours there in the malls and nesting at a Starbucks. Very cheap entertainment LOL. I didn't do this everyday but it was a great option to have.
      If I go back there however (in 2024) I'll be 65 and I may not want to walk as far. I love the westernized modernity of BGC and there's a good hospital there but I'm not sure I'd find a decent furnished place for US$700.00, which is my budget.
      I'm also coming from Canada and my free healthcare and 70% off medications once I hit 65. Lots to think about! If I can afford the storage fees here I would keep my furnishings so I can return whenever I like.
      I won't be actively searching for a partner, but who knows!! I'm also thinking about Cebu City but I may want what I'm already familiar with.

      @@donskuse2194 Ill be 65 in 2025 .im familiar with Metro Manila ,as i grew up there before migrating to the US . Im Fil Chinese .I own two Condos ,one is leased and one is to be leased . One is in Manila and one is in Cubao Quezon City . However, I may settle down in Chinatown ,the oldest in the world .I visualize living there as Hospital ,Church are walking distance ,as well as several Restos .The Mall is also closeby ,but needs tricycle or taxi . I just watched today a video of BGC ,from a young American vlogger ,by the name of Justin Spencer. He featured different types of dwellings in BGC ,from Hostel ,to a private room etc .

    Excellent advice Gio. Documenting possible damage is critical. Once had a landlord in L.A. that wasn't planning on giving my deposit back, stating that he had to repaint the apartment. Advised him that I had some partial paint cans and a receipt with a date on it and repainted the apartment 6 weeks before moving out. Told him that if I didn't see the check for the deposit in my mailbox within 30 days, the next call he would get would be from my attorney. Got the check within a week. Take care.

    Couldn't agree more on your assessment and advice. When you mention basketball court, I thought oh no, can imagine how loud it would get. Plus the tiny living area is crazy, that's where I spend most of my time when I'm home. I would say 15K at the most.

    If they ask a 1 month deposit, stop paying the rent 1 month before you leave, because they will never refund you. I heard that from several expats!

      Rent is usually paid via post dated cheques. If that last cheque bounces you'll end up in jail.
      If rent is paid in cash then it is usually paid at the beginning of the month so there's no way you can avoid losing that deposit from a scrupulous landlord

    Really enjoy these "rental" type videos, it's nice to see the good, bad and in the middle type places.
    If I really needed a place, but could not find something "very" nice, I would go for cheaper, like a Studio or something and look for something nicer in the mean time.

    $30.000.Is so insane for the place.Don't ever rent it the place. My single simple house next to the beach only P 500.00 and the tenant still can't even pay the rent. Geo,That's taking advantage of foreigner they know that no pinoy can afford that amount.

      You exactly right Geo , Being honest this type of pinoy is heartless to our fellow Filipinos and taking advantage of foreigners.His plan for his Apartment is for foreigner.I have close friend she has Apartment for rent 2story is only $15,000.00 .When I am going back home Geo.I wanted to meet you and Maya.I have a couple of friends who do for rental Dumaguete ,Valencia many more for affordable price.

    30K?!!! Gio got the Kano discount on that one.
    It's a nice a typical small Filipino dwelling with above average well thought out storage areas.
    The stairway is steep and treads are too narrow it's unsafe IMO. The kitchen has no ventilation and poorly laid out.
    So many small units so close to each other. I can only imagine the noise and vehicles parked along the access road.

    You absolutely right. On top of that kitchen is badly located with no windows and near the bathroom. Even for 15000 I would not rent this place

    My experience renting here has exposed me to a horrid aspect of Php behavior. Either there was great reluctance to refund a legitimate amount, or a refusal to refund anything, or unconscionable charges for non existent "damages."

      @Michael Cassidy, i have heard the same, deposits are treated just like loans in the PI. If you loan someone money it's really a gift because you will NEVER be repaid. So I'm thinking if the deposit is one months rent just figure that amount into the REAL monthly cost of the condo or house rental.

    It all makes perfect sense. I can imagine an excuted expat eager to move into an apartment with his girlfriend might sign up. Other vloggers have mentioned about visiting the area at different times of day and weekends to check out noise levels, dogs, sun and heat levels, traffic etc.
    Great advice about post dated payments.

    Love the fast time lapse video Gio! That rental apartment definitely needs an Air Con unit in the bottom bedroom (great size for a child) and a water heater in the 1st floor CR. Then it would be worth it for a couple with only 1 child (like you guys!) for a less amount of money (like 20,000 pesos). By the way, love that Christmas Tree!

    Read every single word of the lease agreement and especially watch for completely unreasonable clauses in the agreement. Also, never hand any money over until you're ready to take possession of the keys.

    I've noticed the fully furnished units are normally higher, these particular units seem to be stacked on top of each other as far as the number of units within a small area so the red flag is going to be a lot of neighbors/people being really close to each other and who knows what that will bring. I'm sure there will be others that are just okay with this set up which should be fine.

    I'd need a large bathtub or even jacuzzi, only one story, hot-water heaters in all baths and kitchen (for cleaning dishes with Hot water). That's all I'd require.

    That cell block seems substantially overpriced, given that the inmates are expected to pay their own accommodation fees. From the riding shown at the beginning, it's clearly not within walking distance to shops and amenities.

    I’m curious on your perspective. With such a high inventory “vacancy rate” and obviously a very low demand “low tourism and low amount of foreigners moving to Philippines” Why and how are landlords and owners able to keep prices high and/or leave vacancies? It seems like that bubble would burst eventually.

      Philippines is cash based. Most Landlords don't have mortgages so they can keep their properties empty with only property tax to worry about

    I dont advise anyone to rent in a project that size. Once its full the noise and problems will be horrible . Hopefully the developer will finish the project . I have seen many like this that never get finished

    Honestly, from what i've seen, price depends on the location. You pay extra for the convenience of being within. walking distance to the mall, grocery store, beach and restaurants.

    I was watching that thinking it would be around the 20,000 mark. Im renting somewhere in Quezon City they go for 18-20,000 on a 3-6 month lease I got 25,000 on month to month with all bills included. The internet has been playing up and I’ve implied I’ll move out if it isn’t sorted and they are changing providers.
    I don’t think a lot of Filipinos can take constructive criticism. I told my condo owner where I’m staying is a fair price and its a nice condo the only thing that lets it down is the internet.

    Getting your deposit back is near impossible. I have thought about taking the TV set in leu of deposit. So far just lost deposit several times. I would talk about what one will take if deposit not paid back and record it on video. If you are in an unfurnished apartment would be more challenging.

    I've been living here in Mexico for many years and I really like renting month to month rather than a 6 month or year lease. Rather than getting locked into a place that after the first month you can't stand. I wonder if there are any places in Manila that rent month to month? Having visited Pattaya in Thailand they have tons of month to month hotel room rentals for $300 USD and up.

      Hi Shawn. Security guards there are paid peanuts. There are a LOT of units there paying a premium on the rent. They could hire 50 security guards in rotating shifts and still not justify this high rent.

    Hi gio, I ve got a question ,j ve moved to the Philippines in April of this year. I noticed that there was a water line around the air conditioner where I am at and on the floor there is a water line where water comes into the room.about a month a go the air conditioner stopped working. Should I take photos of the water Iines?and I saw online that the air conditioner is about 58000, should I take to the person about getting some one in here to see if the air conditioner could be restarted?I hate to put out 58000 but I plan to be here for the next year.

      Yes you can still extend month to month. You can also extend for 2 months or 6 months at a time. The 6 month extension is allowed after the first two extensions.

    They're just banking on some foreigner thinking wow, this is cheap for a new place fully furnished. I just moved in to a brand new one bdrm. (really nice) in Bacong for 190 USD. I had to furnish it. I would rather buy my own. I don't want to lay on a couch that I don't know who's been on it.
