      Would you be able to cover more Quezon City. I want to be close to BGC and Makati but more affordable by 15-30% cheaper while only 20-30 mins away by metro. I would like more info about its subdivisons

      @@elizabethwatanabe7729 Here's a few for you, there's SMDC Light Residences, Urban Deca Homes, Pines Peak (?), Sunshine 100, etc. in Mandaluyong. Grace Residences, Ridgewood Tower, Acacia Estates, etc. in Taguig. And tons in Makati, which is also near BGC.

    Great info. Good place to be outside Manila.
    For me it’s hard to leave Manila. So much to do there. But I would definitely consider living there if I had a car. Saw so much beauty when I visited Cavite

      My husband is from Pampanga so we bought a house in a gated subdivision in Angeles City to be close to his family. At this point we split our time between our house in the Philippines and our house in the US. The place was slightly used, as the builder had it as a model and worked out of part of it, but it came mostly furnished and has a pool. We got more land and house than we have in the US for about half the cost. His parents take care of the place when we aren't there.

    Antipolo is definitely a prime location now. As you mention, it is convenient for Manila and the city has all the facilities/amenities you need. My wife and I bought three residential properties, as well as one commercial property, three/four years ago, pre-pandemic, and their value has almost doubled. Having said that, the rental prices are extremely reasonable. Manila is only 1-2 hours away, depending on traffic, of course.

      @@namvet1968 as with anywhere it depends on the location. The houses we rent out are relatively new and are at a fairly high altitude so it is cooler and there is no risk of flooding. They are in gated communities with decent facilities. We charge 25,000 pcm per property.

    Keep in mind that ONLY Filipinos can own a house and lot. As a foreigner you can be on the deed but not as the primary owner. If you are not paying cash for any of these places mortgages are a little different in the Philippines than they are in the US. Most developments offer bank financing and in house financing. The bank financing (at least all the banks I checked with) have an age limit of 60 so that means your mortgage has to be paid off at 60 years of age. I'm not sure if there is an age limit on in house financing. Be prepared when you see the closing costs and mortgage rates, you ain't in Kansas any more. When it comes down to it, I think it's more cost effective just to build like so many expats end up doing.

      @@peterhuang1431 from what I "understand" should the Filipino spouse pass away and there is a foreign spouse on the deed the court is supposed to allow you to sell it. You want your name on the deed also so the property can't be sold from underneath you as well.

      @@peterhuang1431 My wife and I will be heading back to the Philippines early next year. If the rents stay as cheap as they are now, we will just rent. Purchasing a new home just doesn't seem worth it considering what you actually get. The closing costs, VAT tax and financing is insanity. My Filipina wife does own a house in General Trias that is rented but it's in a subdivision that really isn't foreigner friendly so we will leave the renters there.

    Good thing you covered Antel Grand Village or where we are at Grand Broadmore, it's like communities over communities bunch up together. The lots were a bit pricey@ $35K per sqr ft. but was happy with the 4bd, 3bath one for $9mil still a deal compare to the states where our house sold for $500K (insane). Love the neighborhood, quite and accessible to anything I need fresh fruits, seafood and local eateries and as well as upscale ones. So close to Manila too and Batangas is a motorbike ride away.

      Interest rates were 9 percent for a 5 year mortgage and 16 percent for a ten year mortgage. Needless to day we chose the 5 year plan. When l refinanced my home in America, l paid the condo off. Now another point:
      My wife owns the home and farm in the province. I was supposed to get the title to the condo. Then, because l am married, my asawa's name is also on the condo title. So much for a foreigner owning a condo in The Philippines.

    Those subdivision are overprized, and the houses are so small. If you are from US, which you are used to big rooms youll be dismayed. I toured some homes which they called tripping, i just wont mention names.

      popuLation wise... US is round 329 MILLION people over a 9,800,000 or 9.8 million km2........ philippines 112 Million people over 300,000 km2.....so i guess u understand supply and demand.... if u go the provinces it can get cheaper.... but these places are near the area of more than 23 million people which is the National Capital Region.... plus everything here are imported... we are an island nation... what can one expect?

      There's a lot of 1 year rentals. 6 months, not so much. Mostly on Facebook or Airbnb.

    Almalfi is also in Cebu! Seems like the same handful of home developers in the Philippines. In the United States middle class don’t have maid quarters. Guessing this is considered rich for Filipinos.

    You’re doing a great job with your presentation. Unfortunately it only confirmed my feelings about property values in the Philippines. In a word NUT. Considering the labor and materials costs in the Philippines. The developers must be making a killing. The lot sizes do 4,500 sq ft are considered substandard in many parts of the US. If these are typical prices I don’t think I would be buying anything in the Philippines and rental property would be my choice although I wouldn’t spend $1,000 mth for 5he one you showed. Please don’t misunderstand me I love being in the Philippines but that doesn’t mean I will pay excessive prices to live there. This world has to many other options. Maybe one day the Philippines will realize this and it’s people can start to prosper.

    I think most people would be looking for rentals a lot more then buying a house..
    Maybe include malls or shopping areas and how transportation works in getting around..

      Yes their is a house for rental in subdivision, but its hard to find, seldom. But the price of renting is higher than condo, better rent to own condo for expats to own.

We are planning to build in Silang so we want to have a house to rent while we are building. Lamudi doesn't seem to be updated very often.

    I found this video very informative, thank you. you give a lot of information on your channel and it's appreciated. I am retiring to the Philippines (SRRV) in the next few months to join my wife and 2 daughters. I've been looking in the areas of Tagaytay, cavite (silang), and an are that you didn't cover but looks possible as a place to raise a family which is santa rosa in Laguna area.       People buy their own air conditioning units in the Philippines. And no, these homes are "house and lots"', not condos. So yeah, a foreigner won't be able to buy it under his name.

    $420,000 for a house in that Antipolo subdivision? If I'm going to put that type of money into a house it's going to be in a country where I have rights to the land. Wow. That price takes away from the low cost benefits of moving to the Phillipines.

      After 8 yrs. in Cavite (General Trias) we just moved to Iloilo City.
      A really big improvement of my lifestyle.
      You can't go wrong in Iloilo.

    Can you check Dumaguete and Valencia areas for cost if they have sub divisions? I want to find a place with large amount of land, in the hills somewhere where its cooler. I also like the place Antipolo area because its out of the city, and in the cooler hills still near Hospitals in Manila. What is the area like around where the VA Hospital is ??       My wife prepurchased a couple lots over that way in a gated community & property values have gone up quite a bit since they were purchased. I'm not really keen on the gated community thing. Would like a fixer upper within 30 minutes of the city.
      The wife's neices will be of college age in 5 to 10 years & would like to have a home base over there. Near water with room to stretch our feet.
