    Love your videos, Matt! Born and raised here and honestly disappointed with so many people moving here. Traffic is heavier, but even worse is that the Newbies can’t seem to navigate buggies safely. Please do a video of tips for them. Folks, leave yourself extra time to get anywhere. Do not pass a buggy from way back behind a line of cars! Have a full line of sight, and do not cut the horse off. They are traffic sound but can still panic. I’ve seen runaway buggies in my life and it’s not good. Do Not Speed Thru Strasburg. Those cops ticket. I see it daily, plus with all the red light running (also daily) I’m wondering what is wrong with people anymore. Leave your crappy driving and bad habits back wherever you’re moving from.

      I’m here now and it seems like some of the most aggressive drivers have PA plates. I’m not sure how you determined that they are not from there.

      He actually said Lancaster is very friendly place, he was just letting people know you might not like that DEPENDING on where you are from. The fact that he was a meterologist AND explained a lot about the weather really impressed me. Like really impressed me. Especially when he talked about the farmers using manure and the smell. I live in NYC and TRUST me I've smelled worse things than manure here lol.

      7 months ago Lancaster was nice. Since then:
      PA Dept of Agriculture raid and sue Amish farmers.
      Lancaster city became a sanctuary city.
      Lancaster Public Library is hosting its first Drag Queen Story Hour.
      Lancaster’s upcoming new prison project estimates just jumped from $250 million to$350 million before the first shovel of dirt.

      7th generation Lancaster county here. My children and grandchildren live here to. But we are all ready to get out. Development is encroaching everywhere. Traffic and tailgaters, noise is out of hand. Lose of family farms and business is very sad there used to be so many family owned places for young people to work over the summer or after school. Not so much anymore.

    Lancaster Co. has alot of righteous people unfortunately, they alot act like they are in church service at public events..truly awkward. Also, be cautious of working for family owned businesses as folks around Lancaster Co. Seem to be related to one another and they will get the jobs and promotions.

    Wife and I lived in Lancaster and gave Florida a shot from April to September. End of the day, we moved back to Lancaster and are building a house now to settle down (with Matt as our raltor).. Love the four seasons.

      I lived in Florida too for a year (June 2015-June 2016), thinking it would be my dream life! Turns out it wasn't , but I am glad I had the experience but I missed living in an area of all four seasons with autumn being my favorite season and came to the conclusion that I cannot live some where with out an autumn season, I lived in Tampa, I really did love living there and experiencing the sub tropical life but it wasn't for me so I ended up in Michigan (long story LOL) but now will be moving back to Lancaster

    I lived in Lancaster (Manheim Township) for 10 years. I love it very much but it started growing more than I wanted (my area at least) So many new apartments, homes and strip malls and with that came more people, traffic and higher rent. I left NYC to get away from all that. We ended up buying a house in a remote area in the mountains which is what we like but we go visit on occasion the Amish area to get a bite to eat. That’s always fun.

    I love watching all your videos. This is the first time I’ve heard of the school tax, so I will definitely check into that more. The example you gave is more than our entire bill on our property in San Diego.

      Thanks for the kind words! I’d just recommend looking at the tax data on any property you see on Zillow, etc. That tax number is all 3 taxes (local, county, and school) combined. The school component just takes a large part of it percentage-wise.
      But in any case, you may pay lower property taxes in SD, but states always get their tax money somehow!

    1 other culture shock coming from a bigger state/city is Transportation!! Public Transportation/Buses are few in between & you still have to walk once you get off your bus stop. It's insane for people that dont drive or car is out of service

    I love Lancaster County! It is my home town (city)! I have lived in Lancaster City, Manheim Township, East Hempfield Township, Marietta and Denver. I loved living in each of those areas! None of the things you mentioned would deter me from living in Lancaster. I am currently living in Michigan (Metro Detroit) I love it here too in Michigan and I love the lake life and all the amazing and stunning nature Michigan offers! I feel honored living here and fortunate but I have decided to move back home (Lancaster) the only down side of living in Michigan for me is living 40 minutes from 2 of the worst and high crime cities in the country (Detroit and Flint) . And as much as their is country side here to live too in the state of Michigan it is all isolated, I mean there are areas that getting to a grocery store is a 30 mile drive, it clearly works for some but not for me! I have seen Lancaster area growing and I love seeing what the area offers. I am a retired person so all the conveniences I need and the lifestyle , it's all there in Lancaster. I love outdoor recreation and Michigan offers that abundantly, but I have grown up in Lancaster and there is plenty of outdoor there too, I recently visited Lancaster over the Christmas Holiday and found out about the North West Trail up in Marietta, I was super stoked by that trail, I mean completely blown away! I love that trail and the Warwick to Ephrata trail , I love Lancaster Central park, Long's Park and some of the smaller community parks in the area. Also lots of state parks in region there (Reading, York, Harrisburg) I specifically love Nolde Forest State Park! I will be moving back to Lancaster area " I'm coming home"!! It will probably be 2 to 3 years but i look forward to it! But there's also lot's of positives of living in Lancaster area! First Friday's! Dining has grown and lots of options (ethnic , vegan , vegetarian and so much more) Lancaster City itself is a biking city, most city roads have the bike lanes. Yes traffic has gotten a bit hectic but as you said, plenty of back road options to get around plus those back roads are so scenic and very quaint! So any place we go and live there will always be pros and cons , I have learned that, but I never thought I would actually be home sick and so I will be moving back! Oh and Overlook Park on Lititz Pike! That park is amazing and that golf course, for those of you who love to golf! Check it out, it is pristine! I'm glad I found and came across this Lancaster channel! HOME-SWEET-HOME!

      @@LancasterLiving , Lancaster Country Club has been there I swear for ever! Probably first golf course in Lancaster County. I know the others except Highlands at Donegal! Happy golfing for all the golfers in that area! Sounds like some great options! Maybe I should learn to golf!! LOL!

    Hi we have family in Lancaster PA we are planning to leave Orlando FL due to home insurance cost which has gone up significantly. We plan to visit the area next month to research the area. Thanks.

    I know you don't do weather anymore but a few months ago channel 6 out of Philadelphia teamed up with Millersville University and channel 6 now has a weather radar at Millersville University to cover western Chester County and berks County

    Lancaster county is much nicer than its neighboring counties, except for Chester, but Chester is expensive.

      Definitely less expensive than Chester. But “nice” is in the eye of the beholder. I much prefer the scenery of LancCo over ChesCo, but scenery isn’t everything. What do you like about ChesCo over Lancaster County?

      ​@LancasterLiving Chester County is obviously laced with hills and valleys which, imo, creates a buffer to extreme weather conditions. West of Parksburg its remarkable how 'flaten' the area becomes so in the wind is a factor intensifying snowstorms and even minor tornadoes..

    Lancaster only get like 8 days of snow with less than 30in of snow better than Philly, NYC, and is similar to weather in some parts of Virginia.

      Agree I’m from nyc and moved to Lancaster county 3 yrs ago weather wise it’s so much better - not as humid as nyc for sure- not as cold and not much snow (since we have been here) lots of frost on the car tho in the am and mist on grass in the am for sure - the smell of fertilizing farms is not fun tho! (I don’t live near farms and still smell it!) new holland I have found is the worst lol

      @@sulanok New Holland definitely can get that way (lots of farms nearby!). But the roadside farm stands with fresh produce everywhere makes up for it :) And yes, not much of a winter the last 3 years, but we'll probably get more this winter with a change to El Niño in the Pacific. Works like clockwork.

    The flip side of the lack of night life is that the people here usually do a lot of their own things together in the city. So if you get to know people, you should be able to fiind things to do, you just wont be going out to 3rd places much.

    I think I'd absolutely love Lancaster! Ive been wanting to live the small farm life for a while now. I am planning to visit within the next 6 months to tour it & get a better feel for the community there. My idea was to purchase a home (if my whole fam likes Lancaster) soon & use it as a possible rental or air b&b until we make the big move there (we are in Cali). Does your company do property mgmt? Also, I don't believe you mentioned churches??

      Woo! We’d love to have you! We don’t do property management but can recommend a few good ones. Lots of churches with a plethora of denominations, I just can’t talk too much about things like that due to certain rules we have :)

      You can look for a farm and good real estate reasonably priced in lake Elizabeth area California and do not have to worry about 30 inches of winter snow for 3-4 months.

      I hate to recommend it as I might like to move there and don't want it getting too crowded but visited Lititz from Bucks county Pa in 2022 and loved it

    I live in parkesburg pa and I drive amish around in the honeybrook narvon churchtown and Morgantown pa area and I know what you mean by the smells

      Maybe? There’s still lots of farmland and open space here. I think it’s a good mix! But if you’re looking for only wide open spaces and don’t want to fuss with suburbs or a city, you can avoid it.

      There are no real mountains in Lancaster 'nor anywhere in the Eastern half of the United States for that matter. What they call mountains here are more like "hills".

    There is no reason not to move there. I grew up in Delaware just south of Lancaster and never had issues with buggies. There are a lot of jobs to be had and the cost of living isn’t that high. Crime is pretty sketchy in town though.

      Great place!! And to your point about crime, it certainly exists, but hey - it’s a city and there are always worse spots than others. Certainly not a broad statement for the city though! Great city and a great surrounding region!

      Sorry you feel that way - our experiences haven’t been the same. We came well after 1987 though, so maybe that’s why? Lots have changed in the last 10-15 years.

      Now I do have to disagree with you on this point. Out of all the things that have gone to hell in Lancaster, I don't think that the people have. There are still many many nice people in Lancaster-at least in the working class.

    I grew up in Lancaster County (1943-1965) and then moved back (2001-2009) where I served as a County Social Worker. Lancaster City has all sorts of social problems and is not highly regarded as a place to live (outlying communities like Manheim Township, etc. have a better reputation). I learned more about the city and county as a social worker than I did growing up. Three suggestions for would-be city residents: (1) accept the Latino culture and conservative religious influences; (2) enjoy things like Central Market, rides in the country and don't get turned off by the Amish tourist traps, but (3) most of all, you'll never find better health care than you will at Lancaster General Hospital's facilities (assuming you have good health insurance).

    The Chick-fil-A issue should have something done about it. The people in line are just rude. Go somewhere else. Make Chick-fil-A open another restaurant in close proximity to the Belmont one. There are plenty of empty restaurant buildings in strip malls.

    Hello everyone am from Florida and planning on moving to Lancaster PA in August or the first week of September. I been looking for housing and I don’t see anything. Am looking for a 3 bedroom house or a really nice 3 bedroom apartment. Can someone please point me to someone.

      Zillow’s rentals page tends to be where most people find success nowadays. Almost all property managers and landlords are listing their rentals there.

    Traffic in Lancaster near shopping outlets for sure on the weekends not much during the day-weekday. Big problem not many ppl use signals when driving it drives me crazy! Agree the chic-fil-a wait is wild! Just go some place else lol 😂 the traffic that IS ANNOYING is the horse and buggy traffic lol 😂

    Just wait until home rule starts in Lancaster. They say they need guardrails so that they won't overtax the citizens. I know from past experiences of government that if it is possible to overtax they will do exactly that. OVER TAX!😮

    $2,000 - $3,500 for a $400K house??? Ummmm mine (a $400K house) is now a WHOPPING $7,000 a jump of over $3K a year since I first built my home 9 years ago! The school taxes keep going up because of all the people moving in, some with their "BadAttitudes" and Bad Habits, from those Big Cities!

    The noise levels from modified motorcycles and cars is completely out of control. It can make you feel sick walking on the streets. And the City Council does nothing about it. They will ruin your neighborhood for profit, that they’ll do.

      That’s everywhere now though. Not just Lancaster. But agreed it’s very annoying. There is actually a noise decibel level requirement in most townships, but it’s never enforced as it would require police to have noise meters, and let’s be honest, there are bigger fish to fry for them.

      @@LancasterLiving if the people want their small town to stop being destroyed by health impacting noise levels, only coming from the selfish owners of noisy cars and motorcycles, then the people should get what they want. That’s what elected officials are for. I understand that for some police there might be a conflict of interest since they might own noisy motorcycles too. But for the common good and the health of the city, those kind of extreme noise levels should be checked. It’s why we moved out of the city. We couldn’t hear our own TV at night, and that motorcycle noise happens all night long sometimes. I understand, if it’s not an election year, no one will do anything about it.

      @@GirthyLee @michaelenabe8412 - Yeah, areas along the river are prone to floods when the rains get bad, but FEMA's flood maps are a great guide. The vast majority of Lancaster County is not in a flood zone...in fact, it's only a very small percentage that is.

    I was born and raised in Lancaster. If you are thinking and losing to Lancaster Pennsylvania don't do it. You walk downtown to see this historic landmarks. Including the oldest market in the United States. You can never really enjoy downtown because it's so full of drugs. You got to be afraid of being robbed or jumped.

      I too grew up here and it sounds like they’re thinking of the city a long time ago. The city is so much different from when I was a kid and it was very much like what this person described years ago. I’ll give you a point of reference. My dad was looking for a house when my parents split up. The building that is now Annie Bailey’s was for sale. It’s absolutely huge and it’s right in the center of town. They were asking $150,000 for it. It wasn’t in bad shape it’s just the city was a dump for the most part. He ended up renting a place right on Musser Park. A really nice 3 bedroom, 2.5 bath place with parking and everything, for $700 a month. Crazy.

    Sorry but this is a ridiculous video. If you are coming from NY or NJ your taxes will be much lower. The "smell" is absolutely a non-issue. We smell it briefly maybe twice a year. As far as the weather we have lived here for over 25 years and have had no more than 3 or 4 big snow storms and heat in the summer? It's summer; it is SUPPOSED to be hot. As far as sports teams why is this even an issue? You can take your family to the Barnstormers for a very reasonable price and it's very easy to get in and out of the stadium. If you are a hockey fan, Hershey has a hockey team that's also easily accessible. Lancaster city has museums and a fabulous theatre with high quality shows as well as many other venues in the area.Housing prices have risen because it's such a great place to live. The only thing I would agree with in this video is the traffic but there are lots of back roads to avoid it.

    We need less people here, too much farm/Land in general is being wiped away for the housing market, way too much construction, prices of everything are getting ridiculous. Talk to any Amish men, more and more of them are selling their land to companies to put in housing. My house in lampeter used to be surrounded by beautiful farm land, now all of it is wiped away with new construction homes being built going for $600k+ Lancasters quality has significantly dropped the last 20 years. That is starting to happen with strasburg, and will certainly happen to quarryville

    Lancaster county is great unless you're colored then all you get is weird looks and racist remarks outside of the city in certain areas. Just my opinion ive been here most my life born and raised for 20+yrs, ive lived in other places for a short time like york, reading, middle town and philly and ive never had issues with race besides outside of the city in Ephrata, Denver, reamstown, lititz areas i would get racist remarks from passing cars randomly as a kid going to school or just weird looks and stare downs in general. Again this was mainly the Ephrata/Denver area i can't speak on other towns in Lancaster and this was also back in the Early 2000s it seems more diverse then ever today in Lancaster county.
