    I was in the shed business for many years and have sold thousands of sheds of all different sizes and shapes. A couple of things that you may or may not have considered. One, have someone check out the wiring that was done by the previous owner or renter. Do not assume it was done correctly or safely. Two, is the floor insulated? If not you will have some cold feet in the winter although I am not sure where you are located. It does sound like you got a good deal so any improvements you make will not be a big deal. Oh and don't forget to change the locks. You don't want the old owner to come snooping around with a key!! Have a great day!!!

    I bought a shed just like this for my work shop and storage. Wish I could afford to have it drywalled/insulated. I did the hillbilly method of electricity and ran an extension cord from my house to it lol....

    Make yourself a hidden bed, that folds down when needed. The extra 30sq' will give you that tiny mansion feeling.

    If you're adding an addition, I would make that the bedroom leaving the rest of the area for living and kitchen.

      You didn't LISTEN to him!! The second bathroom will be OUTSIDE ACCESS ONLY FOR CAMPERS AND THAT IS AN EXCELLENT IDEA, THAT IS GREAT FORESIGHT AND PLANNING!! When he first said it was going to be a second bath I thought, "Why does a house that small need TWO bathrooms?" BUT I CONTINUED TO LISTEN!! THEN HE SAID IT WAS TO BE OUTSIDE ONLY CAMPER ACCESS, I THOUGHT, "BRILLIANT!! ABSOLUTELY BRILLIANT!!"

    We bought a shed cabin about 6 years ago. We did a 5 year payment plan. At the time it was the only way we could buy it. We paid on it 4 years and then we’re able to pay the balance off. It’s a great home. Ours is a dry cabin although we have city water. Just need to run another line. We have a nice bathroom. Got a tub at habitat for humanity, it’s the same tub we had in our big suburban home so we know it’s a $2500 tub, lol in a shed cabin, your tiny house is super nice! We have 12 acres. I think we are going to sell off some things on the property and buy another shed cabin. It would be nice to have 2 cabin s one for our children to stay in, our place is up on the Tennessee river. It’s nice to relax there, going to make changes soon to the landscape. Replace the main entrance gate. It’s horrible! I want an iron gate. Looking on resale groups for one. Doing it on a dine. I have always thrifted everything. Now in retirement it’s had a huge impact on us. When your young it’s nice to get the deal / save money. But as you reach the golden years all those pennies you saved along the way add up to a comfortable retirement. Enjoy you new home! Leslye

    You have lofty plans for someone who lives in an area that is governed by an HOA. Most HOA's wouldn't allow you to build a perimeter fence for privacy... another reason I wouldn't live in an area with an HOA, even if it were free. Please check the small print on the HOA agreement, and make an actual list of things they say you cannot do and cross reference that against your plans for your property. Good luck and stay safe.

I live in east Tennessee and am a 21 year old college student wanted to build a shed-to-home on a few acres of land because I want to grow and raise my own food. however, I think I'm wanting to have a kid or two in the future and didn't know how to design the layout of my shed to accommodate a non-loft bedroom for the kiddos. after seeing your video, I have realized that I want to add on exactly like you are planning to, and on the other side, I want a greenhouse style porch with a seating area and a large area for growing my main weather-sensitive crops.

    I love a gambrel roof, looks good. Small shed/tiny house but it has a roof, kitchen, BR, Ba, LR, potential second Ba - wow very liveable. If you could put a washer & dryer side-by-side in future Ba it would be awesome. Campers could not only use the facilities, but do their laundry on your grounds - more money. And if your cooking is outside on that grill, that's another drawing card.

    When I lived in the 48 foot gooseneck, someone had added a 8 x 8 room that I used for washer, dryer, and chest deep freeze as well as closet. It seems brutal that it wasn't a bedroom, but it was so handy. It doesnt take much more to make a full bath with a closet, plus laundry.

    I DON'T KNOW WHERE YOU ARE, BUT I WOULD PUT A COMPOSTING TOILET SYSTEM IN...IT DOESN'T MAKE SENSE TO ADD CLEAN DRINKING WATER TO HUMAN WASTE...IT JUST WASTES WATER, & INCREASES THE VOLUME OF POLLUTION! THEN YOU CAN USE GREY WATER TO WATER THE LAWN, GARDENS, & TREES. IT MAKES SENSE IF YOUR IN A DROUGHT AREA, & IT MAKES SENSE IF YOUR IN A FLOOD AREA...WHAT DOESN'T MAKE SENSE IS WASTING TRILLIONS OF GAL. OF FRESH, POTABLE WATER TO FLUSH HUMAN WASTE, WHEN SAID WASTE CAN BE NEUTRALIZED BY COMPOSTING! NICE SCORE ON THE TINY HOUSE!!

    chip the fallen wood and use it for mulch what you don't save for the fire pit. You got lucky I'd love to have a tiny home size of what you have but I need the land to put one one. Wow

      Actually got a chipper, going to use it for finishing coats on the dome. This will make more sense in the coming months

    Sleep on a couch. Add your addition bedroom with bathroom and closet. Leave the rest living space and kitchen

    I love your tiny shed home. Have you toyed with the idea of putting your kitchen in where incinerator composting toilet? And putting your bathroom closer to the bedroom? Just saying 😊.Then you'll have more room for your living room area where most of your time is spent.😉

    How does having land in a HOA qualify as affordable living... Annual fees will go up every year.... Never buy land/home in a HOA, your home/land will always be subject to their rules and can be taken away from you for "non compliance" to their rules

      We bought our shed out of a place in Kentucky. But any of those type shed makers have repossessed sheds. Google that type of shed cabin and it will get you in touch with the disturbers. They make a great home. And you can add on, I even thought about ordering a second one and putting them together. End to end like a big shot gun style house. My dream is to live full time on our land. Ours is a 16x 32. It was the biggest at the time. Now they make 16x 45 and bigger. But 16x 64 would be a great size. I’d like a big family room, we have 3 huskies. 3 big couch potatoes. You can see them on ( three husky family) on CZcams. They are just hilarious. And Millie our newest rescue was pregnant when we got her so we had 7 husky pups. All got great homes. The best part is we still get to see them, even pet set for them, and Millie goes right into momma mode around them, Dakota our male thinks he’s the daddy. He’s amazing with the puppies. And our solid white husky Pearl is aunt Pearl. She gets her stuffed babies out to play when ever the puppies come visit. 2 are coming next week. 5 huskies for 4 days. Hoping to get good videos. Hope you find a shed cabin, definitely ask about the repos. God bless, leslye

      Also, remember the fumes from the kerosene heater can kill! Personally, I hate them. They stink, and repeating myself, they can kill. I wish you the best with your project.

      I think I saw that video on the Shed Happens channel. The one with the RV behind it and the car in front of it practically blocking it. It looks similar on the outside but not the same one. That one had no drywall in it at all.

    I was reading the comments and couldn't believe people were bringing religion to your build. I am glad you persevered and things are working out for you. Watch out when you get people to help you finish your dome that you don't wind up with a bunch of bible thumpers ruining the vibe and bringing negativity into your cleared spaces. There isn't any sage powerful enough to clear that crap.

      Unrestricted land is so hard to find. At least the minimum square foot is not bad. Some want 2500 square foot and no mobile homes. But some mobiles are awesome. Just as nice as sticks and bricks. I like the feel of the shed cabin. They feel like home.
