    Thanks RAB M for the question. We are close to retirement. And we are seriously considering moving from Germany to Spain. With the purchase of a property in Spain you can fall very badly, if the buildings such as house or pool are illegally built, under circumstances your investment can be destroyed by a decision of the authorities. Therefore, great attention must be paid to legality. Greetings from Germany.

      Thanks for your comment. We check everything before listing the properties so there isn't anything to worry about. If there was an issue we would tell you before you viewed the property.

      In Germany you can ruined by changing the heating or when the local council decides to renew the streets at your neirbourhood. This area is very nice and on price still undervalued.

      @@pedrorodriguez3672 In the meantime, the laws on participation in new road construction and road rehabilitation have been considerably defused. Participation is no longer denied by residents if there is only the public interest in it. Luckily. Just today, a new law was passed in the Bundestag, which requires new installations of heating systems to obtain at least 65% from renewable energies. Old plants powered by Fosilen fuels can continue to be operated until they can no longer be repaired. Then the new 65% rule will apply. I think it's good to start with climate-friendly. Someone has to start and there will be subsidies from the state

      @@rockingbird2246 I live in Germany and I come from Almeria/Murcia. My heating/energy expenses in Spain are lower than 40€ per month. Here in Germany is around 150-200€ per month. My property in Spain is already paid and I do not have any intention to spend retirement in Germany. Spain, and specially south east Spain is a good place where to get value for money in the pension.

      @@pedrorodriguez3672 I have been working independently for a good 35 years and have been able to set aside a lot for retirement. We live near the Baltic Sea, so also by the sea. Only, the Baltic Sea is just a sea where you do not get out of the water as a prince even in summer as a man rather than a princess. And since you don't get any younger and the longing for a more pleasant climate is great, we will probably come to Spain to spend our retirement there. The heating costs in Germany are of course significantly higher than in Spain, but money is not the incentive to go to Spain. Sun, friendly people, the Mediterranean climate appeals to us very much.

    Hi Penny / Daniel. Lovely property. Looking at the property video and reading the description on your website, it would appear that this villa does not have any solar powered resources, IE for heated water or generating electricity.
    Can solar be fitted by the new owner? Is that allowed?
    Would that require surveys, permits etc?
    Any ideas on ball park costs of getting solar hot water and / or electric installed?
    Hope to be back over in September or October.

      Hello, the property doesn't have any solar but you can have this installed by one of the local companies. They get the permission before they go ahead but any property can have solar so it wouldn't be an issue. For the electric with the cloud (meaning you store power or sell left over to the grid) you would be looking at approx. 6-7k. If you wanted batteries it would be approx. 15k. For solar hot water it would be around 1,500-2,000 Euros. We look forward to seeing you again soon.

    Hi guys, do you have checks in place to ensure the legal status of the properties you sell?

    • @AlmeriaHomesAlbox
      @AlmeriaHomesAlbox  Před rokem +2

      Hello, yes we check the properties documentation before we list and your solicitor here will check again. If there was an issue you would be returned your initial reservation deposit of 3,000 Euros. But we always check before as we don't want to waste your time or our time.

    what is the down payment....or the most affordable for an expat?

    • @AlmeriaHomesAlbox
      @AlmeriaHomesAlbox  Před rokem +1

      Hey! As an expat you would be given 50-60% on a mortgage and the rest would have to be paid as down payment. Any further questions just let me know.
