  • Condensation can look like rising damp. However, this video shows how easy it is to tell the difference. The base of this wall is saturated. Brick-Tie Preservation consultant Bryan Hindle demonstrates the use of a pro standard Flir thermal imaging camera, combined with a Flir bluetooth enabled hygrometer. This reveals condensation happening in real time, the condensate is wicked up the wall, presenting a rising damp profile when tested via an electronic moisture meter. The fluffy white salts in a band at the point of evaporation give the game away to an experienced surveyor - these are merely sulfates washed from the gypsum based skimming coat, by the condensate. They are efflorescent salts - not associated with rising damp. The thermal video tells us that condensate is forming as we watch - when air is at or below dew point water always WILL condense out of the air - yes,,,, always! This is a social housing project in Yorkshire, where the tenant is convinced that there is a rising damp problem. As you can see - the problem is condensation and the remedial work will need to address the internal environment, rather than the effectiveness of the damp proof course. Hi Bryan, this and excellent video demonstrating how valuable thermal imaging along with the FLIR MR77 is. By investing in this expensive equipment you can offer clients a visual of defects causing issues, and show a transparent survey! Those salt bands are often confused by surveyors as a typical rising damp hygroscopic salt band when it isn't, keep up the good work.....time for a level 2 course soon :)
