    Very good information. Sir please make a video on what is more beneficial of you sell an existing property …purchasing a flat in Delhi NCR for rental purpose (a tenant my default or refuse to vacate leading to legal hassles)or investing the same amount in FDs, MFs etc. which are safer.

    When you buy a under construction property over 3-5 yrs, there is no rental yield during the period till the property is ready and actually rented out....
    How do you account the rental loss in this situation.....you see even you don't get any interest on the money invested till rent is started....!
    Any suggestions?

      I agree to your point! As i understand He is also a broker/channel partner for reputed builders.. so resale flats are not promoted. And your point on rent lost is not touched by him. So take decision wisely .
      However whatever the case maybe..i feel underconstruction properties are costly .. but bulider pose it to look affordable. Also High risk involved in underconstruction property investment !!

      Dont confuse unnecessary, get your facts right and do the calculation on excel sheet
      1. Payment goes in installment, so calculate interest loss and rental yield for this installment amount only. Not on the final amount
      2. Capital appreciation is maximum if bought under construction (varies 40% ~50%) to 2 years after possession. Pls calculate
      3. One can book choice of unit.. corner one or park facing or lower floor. In resale you have to settle with available unit. A good unit with PLC commands good appreciation in resale. Kindly calculate this benefit as well
      4. Tax benefits on payment of home loan interest reduced cost of purchase, calculate this amount as well to finally arrive on overall benefits of buying under construction property

    The thing is that the builders lobby has artificially inflated the prices of the under construction properties, they pull out numbers from the thin air.
    The irony is we can get a resale flat of the same builder in less prices than they ask for their under construction properties.
    Also, the risk of not completion of the project is also on the buyer, the bank will pressurize the buyer to pay the EMI even if the project is not complete and there are very high chances that the projects may not be complete.
    Even if they give possession, they can only give one or two towers, the entire phases in projects take many years to get completed. We can this in many new projects. I have seen many townships of reputed builders being constructed for more than a decade and still not complete.
    We can easily get a good resale flat of the same builder if we scout the right way, also the new flat from the builder will also get old and try to sell that one, one may notice that so called capital appreciation is already taken by the builder.
    The point is very simple if we can get a ready to move in property that to not very old and from the same builder at the same price or even lesser price than the under construction property, then what's the point of waiting and missing out on rent, or paying the rent while waiting for the possession.

    Hi @Sango.. In pune we new have options as pre leased properties. Small size units in good area. I.e. where we have 2bhk around 75lk... There studio apartment of 200sq feet carpet at around 26-27lk. They also offer guaranteed rent ok 10k for 7-14 years. What is your opinion on these kind of options.

      I think he said in the video. that your payment will be not 100% upfront if the property is not ready. The rental loss you will have during this period, you hope to cover with the capital appreciation when the property is ready to sell which could be 100% appreciation and then you have rental income afterward as the capital appreciation won't be as high.
