I'm 59 preparing tonight for a small procedure tomorrow at the hospital.
I miss so desperately for my my partner that passed away last July that would have given me just that little bit more confidence.
Feel so alone this evening in preparation for this operation tomorrow I'm missing my partner just that little bit more.
I do want express my appreciation for your daily November vlogs; because you might know me I feel close to you.

HELLO GUYS!!!!!! You two are so down to earth!!! We really like that you watch the sales and budget even though you have really good holidays/vacations. You have shown you never forget where you came from or started. Keep it real fellas! My son admires you both and mentioned he won't be throwing away or wasting money again. He will keep his eye on the ball and still have treats and fun. At 18, I am proud of him.
Aw thank you! That's so great to hear that about your son! Absolutely, we're very conscious of what we spend and try not to stretch ourselves too much.

That house sounds incredible! I love old historic homes with lots of character. There seems to be so much more attention to detail in those old homes. Keeping my fingers crossed that it works out for you!
I'm a professional procrastinator, too, Joel! I've worked for myself for 25 years now... and I keep hoping I'll someday be the type of person that gets everything done early. But like you, I work better under pressure... but with a bit of prep. Like when I start a project or have a large project coming up, I prep and map out what needs to be done. I might do the initial research on it. And I put it on my schedule... but since it's a far out deadline, I keep pushing it back and back. Until I"m up at 2am writing or editing or whatever needs to be done. I've done that since I was a kid in school... why do I think I'll actually change in my 50s? lol... I think I need the anxiety to get anything done. When I have nothing going on, I just waste my time away. Sometimes we just need to realize what our issues are and learn to manage them... that's what I tell myself, anyway!!
I think the theory behind ice baths is that it reduces inflammation and starts the survival instinct. Therefore, cell repair is kickstarted.

Not so much now as I’m retired but I’m a procrastinator going back to university. I work best under pressure. 🇨🇦🇨🇦. Interested here in Canada you get approved for a certain level and you only look at houses within the amount you’re approved for. So you don’t get your hopes up looking at something you cannot afford. Plus you can own multiple income generating properties so can have multiple mortgages.
I love you both. You both are two amazing guys in my life.

I’m always procrastinating, except when it comes to buying things that I need and or want, then like you, I decide quickly because I know what I like. What’s the use of going back and forth on something when you know what you like and what you need. Being decisive may look like impulsivity bit it is different. I really hope this house works out for the two of you as it seems to be a great fit for you and the children.
My husband and I have purchased two homes during our marriage and both were the first house we looked at. I've always said I have the ability to walk into any place and think "This is home!" or "I can't even imagine myself here." When it's "home" we know we've found the right property!
How exciting!! It’s a toss up between enjoying all your home improvements and staying put, and then saying peace out to move somewhere else. We did that with our property in Nova Scotia - we had JUST finished it, and then decided to sell. Ahh, real estate. Best of luck with the process! 🏡
Well, well, well! It is true, when house hunting you know within 5 minutes. How exciting. Don't overborrow though in case there is an unexpected downturn in your joint incomes or a dramatic crash in the price of extra large houses up North after purchase in these uncertain times in the UK. I found the major wave of price changes further north from the driver changes in the south east, takes many months, or even a few years to work through.

I work best under pressure. My procrastination lifts my energy. I usually have the whole project planned out before I begin.
It's a shame you don't get pre-qualified for a mortgage like we do here in the U.S. We know the maximum amount the bank will loan us BEFORE we even look at properties. Our realtors won't show you houses you can't afford.
Hi,my name is Kate but I use my husband account lol, that is a much better system but in England we have alot of people who like to view houses that are for sale even though they can't afford them 😂 a neighbour of mine goes viewing houses all the time because she is very nosey lol.😊
You can be preapproved in the US
Same in NZ you get a pre approved amount and go to houses within that range.
Same in Australia. Pre approvals are common whether you’re at auction or by offer. No chains here like in Britain.
You get something called an agreement in principle in the UK, which the bank just says yeah you can borrow this much heres a letter to say its not a problem.
This mirrors how my husband + I bought our house so much. Looked at an 1880s Victorian on a whim days before going on vacation for my husband's 40th birthday, and we purchased it from a gay couple who renovated it (though not to our taste, which I of course think is much chic-er than theirs). Anyway, hope it all turns out exactly how you want!

How old is Ava now? 4 or 5? She's become such a wonderful girl. She minds, she's playful, she's gorgeous and she gets on with the other dogs in the family. We have a new border collie who's nuts all day, every day and I'm looking forward to when he's as calm as Ava is. We lost 2 senior dogs in 6 months and now we're wondering why we ever thought a puppy was a good idea.
She's 4! She's very sweet, I'm so glad that comes across on camera. Ava was nuts too (as I'm sure you remember!) so don't worry, it'll happen!!

Joel, I’m so practised at procrastination that I could give seminars on it! I need a deadline to get anything done (at the last minute, of course). From the tantalising few pics of your possible new house, it looks like it’s from the Arts and Crafts (late Victorian/ Edwardian) period. Am I right? There are a few here in Australia. Nice! That is indeed a big step and a good one. 🙂 No ice baths for me, I got enough of that on submarines! The shower water was always super cold, and we could only run it for a couple seconds at a time (the potable water tank is small), so ever since I got out, five minute showers with hot water!! 🙂

I think u should buy the house and keep it in the “family” and they should give you a good deal. Unfortunately it’s hard to go to NYC and be cheap, so have a great time and live don’t worry about $$$. 😊

I'm so excited for you and Keegan about the house viewing and the potential one. Quite a coincidence that the house you liked is owned by another gay couple. Now the real fun begins on how to get it financed and getting the needed paperwork sent to the appropriate parties before you guys take off on your holiday in the US and Bahamas.
Joel, all exciting but check out regarding stamp duty on the new property of your keeping the one in London. You will be stung for the higher stamp duty for owning a second home. You can claim it back if you sell London within a few years. But for it not to be applicable you have to sell your former home to buy new home. Higher stamp duty is 3% off the purchase price. 😢
