The real estate market in Hua Hin has turned into "farang selling overpriced property to other farangs". Sure it's nice to do business with other farangs, but work with a 100% Thai owned realtor for the best deals. Paying at least a 30% upcharge just for the comfort of dealing with another farang is crazy.

You are correct. Only Thai citizens can own land. However, Americans et al. can effectively own through a land lease situation. This is the point. You can buy the house and lease the land.

You can also have a Thai co that buys the property; this is the thing about foreigners owning land & house in SEAsian countries! You can by connecting with a local Thai lawyer ( BKK one will know the ins and outs of how to own) get over the hurdles! Good luck. Prices shown are foreigner prices so you should bargain to get local prices usually 25-30% lower.

But that is not possible because they are not married to a Thai partner and/or do not work in Thailand. And then, as I heard, you cannot buy anything in your beautiful country, nor live there.
