with that kind of price, i will go for light collection. More classy and value for money.

Interested! Seems extremely cheap compared to my place in Queenstown New Zealand, about a third of the price + all the amenities missing in my town, within one building.
How does finance work in Malaysia, would I need to be a Malaysian resident or a visa holder to be able to purchase? What are the interest rates like in Malaysia?

Trust me, when you're here, you will hear yourself keep saying "it's nothing, Scott" (way too cheap due to the currency difference)

Seems rather expensive - even the Light Collection resale units are asking for a lower $ per sqft. And I thought that development is in a better location and with a more prestige branding? Would u agree?
Cos they get to enjoy the sound of aeroplanes whereas Light Collection do not have. 😬
Well new project is always selling higher and higher, that will never change in the next 10 years, at least in the way i see,
Light collection cheaper because it's an old development, well …… … inflation, rise of material cost, buying trend never end, that makes developers build and build and build , demand and supply

The Light Collection is definitely an older development, but I went there to take a look before and was surprised by their high level of upkeeping there. Unlike most condo developments in Malaysia whereby the maintenance level are generated rather poor.
The best up to date i think is quayside, the penthouse, one tanjung, the light, alila2 not bad too

extremely overpriced and high side. Location: Reclaimed land and story for the past 10 years. how can assure next 10 years will not happen again. There are another Q3 and Q4 are to be launch with price > mil. Why there are still people to buy? Got money no where to spend?
New project will always over priced, i assure you
And nobody can assure next 10 years won't happen again but i think very likely won't happen for the next 10 years because they will reclaim next to it first rather than in front of it
And you're right, if no people buy, developer won't launch Q3 Q4, because they saw the demand is there, while many still sitting and eating popcorn waiting property market to crash
Q1 Q2 Q3 and Q4 are built on top of the reclaimed parcel. Ya, maybe right. Demand is there but the occupancy is definitely not there as quoted by those "valuers". Property development always enriches the developers and those banks. @@scottseowrealestate

i actually wanna create a video about occupancy too … … … but … …… i flied drone already, to show occupancy… … … but i really got no time to sit down and edit them… … … it will be an interesting 1, stay tuned, probably in April or May… … … now busy earning money to foot my medical bills 😂🤣🤦

Occupancy is subjective, valuers and bankers will only be willing to see whichever is higher compared to occupancy on the building itself and surrounding occupancy. @@scottseowrealestate
