    I'll now stop answering my phone with "How can I help you?" but I can't say "What can I get you information on?" because my brain was conditioned by a very strict language arts teacher to never end a sentence with a preposition. And since she's also my mother, I got more than just the usual four years of high school from here. I'm talking about a lifetime of this! 😆
    I'll go with "What can I get you information on today!?"

    These videos have been very helpful. Where I work we are at 93 percent occupancy. I have learned so much on how to speak to prospects and seal in the deal with the close of the showing to get the prospect to put in an application for a unit. I’m so proud of myself and your videos have helped me tremendously. I have been in property management for 6 years.     Do you answer the phone if you have prospects in front of you? I usually don't unless it's someone that I've been expecting

      Never answer the phone if u have a prospect. It’s more professional to focus your attention on the prospect. If you have any one else in office they should answer the call and if there is a message for u they should give u that message after u finish with your prospect. It’s very rude to the prospect if u answer phone in front of them or if someone in office interrupts u with something when your focus is on that prospect.

      @@megantomlin1886 He has a video that helps you display respect for the person in front of you while answering the phone and it also builds a sense of "this is a hot apartment it won't last long" to the prospect in front of you. You simply say "excuse me Susan our property is very desirable right now and I want to make sure I'm giving everyone an equal chance to rent, let me take a message really quick", then answer the phone in your usual greeting, take their name and number and say something leading. If its the landscape man "sure what time can you be here today? if its another resident "Susan I look forward to helping you, I currently am with someone but I will call you to schedule that. The prospect in front of you never knows who is in the other line but when you hang up thank them so much and go back to the conversation and give them your full respect and attention, then you can always put a little pressure to remind them you have another person who is coming to see the same apartment and you want to make sure they understand it could be gone this afternoon. You believe in first come first serve but you have to be fair to everyone.

    Oh we answer the phone in two rings but the phone answering service is literally the worst

      @@LeasingUniversity would love to but I’m easily the lowest on the totem pole at my company I doubt I have much say. I even prefer your phone greeting so much better but it’s not company standard
