Single storey rear extension of bricks and tiles on 1m foundations to replace a poorly built conservatory which had 20cm of foundations. We considered a solid roof conversion but the rest of the structure wasn't with the investment.
Thanks to Moss Carpentry main builder, in Cambridgeshire area.
Started 10th May 2019, and finished 11th June 2019.

I had one built exactly like this 7X4 , and made it into a living room, money well spent, to include electrics, and a gas fire with flu ,fully completed it cost £28K in 2014, in West Yorkshire

Hi there can I ask you a question please on a some what related matter? I need to drill into my concrete floor (residential ground floor) to attach a fixing. I understand there is screed then the concrete then the DPM. How much depth do you think I have before I end up going through the DPM? I was thinking I drilling around 50mm into the ground. Hope you can help :) thanks in advance
Pity there's no guttering to direct rain water off the extension roof.
Considering extending my kitchen been watching videos on CZcams and realised every video people in the comments find flaws in the work...its put me off and maybe better to save up and move
I think its just that there are many different ways of doing things, I struggle with this because I have a very fixed mindset and feel anxious if things aren't all the same. However, I intend to open up the back of the house and build an extension like this, hopefully in the spring. Don't give up, it will be tremendously satisfying to achieve this yourself.
What was the appropriate cost of an extension this size?
Question: When they pour the foundations, a piece of wood is propped up to prevent it completely filling in the trench. Once block/brick laying commences, what appears to be a concrete lintel is used in the gap...is this safe for weight bearing purposes? Also what could that gap be used for?
I see you have said this costs about 30k. Is this including the demolition? If so, what is the cost without it. Thank you.
what's the reason you left the open space in the foundation on the right hand side 0:40-1:30? Drainage?

Yes, its for waste pipe, so that the weight of the wall is not on it.

I did wonder about the DPM sitting directly on the type 2.....other than that, it all seemed fine.
I’m not a builder.....actually I’m a electrician, so probably have no clue! Lol! But it looks much better than some of the horror’s I’ve seen!

Love how people comment you should have done this instead. Don't know if you've ever had a build. It's not the contractors bank account the money is coming from 🤣🤣. The day a contractor tells me I'm having this, that and my £££ can't cover it is the day I'd be telling someone to fk off I'll get someone else 🤷🤷.

You left all that brick dust under the roof tiles. I hate it when trades are messy like this. Same with bathroom fitters who sweep all their mess under the bath before putting the bath panel on.
Im a bricky and understand the dust but why does it matter if it’s all under the bath?😂

Good job on the build, but can't say I like the design of it, like somebody else said in the comments a big bifold door or such in place of the 3 windows would have made the space feel bigger and let way more light in.
Maybe he’s turned his old kitchen into a play room or dining room and this conservatory replacement is a new kitchen and big bifold door wouldn’t have been appropriate.

No you needs type 4 first then put slams on top of pgbc membrane.. Hope that helps
Dude be careful when asking advice on CZcams i have believed someone before that seemed logical but after a while we realized that it was a massive screw up. I really learned my lesson from that... If ypu got questions there are diy forums out there and you can chat with them about it and there are traders as well.

Hi, yes dpc is at same level as concrete. Screed still on top. I think 1 brick above wall plate.

You’d need to have your drawings/plans drawn up and then submitted for review and approval to verify compliance with local building regulations, your architect will be able to advise.

No, wasn’t any sand blinding either…
Big mistake, that insulation will be redundant after couple of years. Clearl no building control involved.
As minimum it would have binding, membrane, the. Insulation boards then screed with edge insulated with 20mm PIR board.
Being in clay soil there should be 150mm steel reinforced slab under insulation too...

@@georgeforeman9366 deffo , just re- watched it, cavity up to ground level should be filled with weak concrete(c5-c10) wall ties around window openings every 3rd course no more than 225mm from the edge, lintels over foundation gap(presumably drains there) sold be 100x140 not 65x100.
In Norway we use 60cm insulation on the floor an 60m insulation on ceilling. We insulate the foundatoion with 5cm insulation by the outer side.

C yes should of been another dpm under the celotex plus sand blinding.

Elvis Putns doesn’t need steel in an oversite unless it’s over an old soakaway or well. Sand blinding is used over the type 1 to create a perfectly flat level to place what should of been put in a dpm. The sand Stops it being punctured from stone in the type 1.

Elvis Putns the steel won’t make the compressive strength any greater. It’s to stop the slab pulling apart by horizontal movement which if an oversite is prepared properly with insulation upstands and compaction then there is no need as would be a waste of money. But if you wish to ad some, then do so. Only really used in raft slabs when loading on the edge with masonry.

Why did you put your insulation under your d.p.m. When it should always be laid on top of it!
Stops it floating up when you pour the concrete and messing up your slab. I cant see solid insulation rotting under there its not exactly bio-degradable! Not much extra material to sandwich it though I guess!
It won’t float up if your sub base is level and the insulation is laid tight. If your insulation is below your d.p.m. then it will be slightly damp and then lose its insulation properties.
@@tonym992 Just makes double sure it doesnt. It's only a bit of extra visqueen so I think it's worth it. Also the celotex is closed cell and doesn't absorb water so it literally can't get damp

Yea most builders don’t do rebar. It’s only the proper companies that go belt and braces that will do it properly.
