    Despite that statement being the golden rule of the game for very very long, there're just so many things to consider in a particular location. To make things simple, I have listed the top 5 things you MUST KNOW before putting in your booking fee for a particular property. Hope this will be a rule of thumb that can be applied throughout your entire investment journey.

    1) Population
    2) Infrastructures
    3) Connectivity LRT MRT KTM, road connectivity, able to change road if got accident
    4) History of the place, what has happened prior to the location before, major flood in 1995 causing price not increasing
    5) Social, security part, earning power of those people, what do people do

      Hi there. im not an agent, but an ex tenant who has stayed in setia alam and have personally went to view Gravit8. In gravit8, there's a mall which isnt developed (that was sept 2020), a lot of shop lots which are empty as well. I feel the place is a bit of a middle out of nowhere, the size isnt that big, and for the minimum price of RM1,200/mth, i might as well rent elsewhere cheaper in klang, or better still, subang jaya area. Even if the mall is developed, I think subang jaya area or bukit tinggi still offers some level of convenience and comfort. Gravit8 feels like a standalone condo that is build out of nowhere, and it doesnt have the connectivity in terms of the infrastructure, shops, popular places, etc.
      As for setia alam, it's a developed township (SP Setia) where i enjoyed my stay there for 2 years. I stay in Trefoil where i can cross the road to Setia City mall which is so clean and not too big, and all the big branded shops are there. The residents in Trefoil are mostly small families and expats who work in Kapar/send their kids to Tenby International. Then a short drive takes me to Eco Ardence where i can enjoy a bit of an expat life there, shopping at Jaya Grocer. There's also a nearby Setia Eco Park landed property area where every 1 metre there's a security camera, and i go there to jog peacefully and exercise. I can also go to some nearby mall Sunsuria Forum@7th Avenue for Village Grocer and nice, fancy cafes too. Setia Alam is about convenience, at a good rental rate. It's also quite well-maintained and clean. A number of expats as well.
      I have never stayed in Uptown or Trio apartment Setia to comment.

      Hi bro, honesty, you can only afford a 200k property which imposible to find at KL, I suggest you join name with your parent or wife who have income also
