    Most of those homes need to come down at least $300k or more. Nobody is crazy enough to buy a $1M+ house in these uncertain times.

      Some are buying them. I saw a listing come up on a great street for 964K and it sold for 1 million. Under 2000 square feet. Homes are not coming down.

    Same old thing agents don't know what they are doing. Prices too high by agents out of the area telling sellers their home is worth the high price just to get the listing. Sellers need to wake up!!

      Realtor for over 25 years, retired in 2012. You, Sir, identified an issue in professions that suggest a fiduciary/legal/moral duty exists.
      Cannot tell you how many potential clients listed their properties with their friends. These friends worked for government, retail outlets, restaurants, mlm's, etc, and these NEW EXPERTS now cherry-picked solds, and their narrative was waiting for inflation.
      The dialogue carried on her dipicts WHY real estate agents no longer present value.
      Needless to say, many of my colleagues disatified with my observations.
      Realtors with limited education, select properties to present their agenda, refuse to show FSBO, make no effort to provide an overview of the COST of home ownership.
      If you can walk and talk with a smile, have the gift of gab, this woman scares me.
      No disrespect, today with technology, the industry no longer requires licensed agents. Para legals now can be hired without a lawyer. The lack of knowledge sad.

    Anyone with less than 50% equity in Innisfil right now should be nervous by these stats. Even if you sell, where do you go? Especially if your career is tied to the GTA? We are a commuter town. Lowering speed limits everywhere doesn’t help. 60kph on the new chunk of IBR is ridiculous.

    The house we just sold way down in Ontario’s Florida Chatham area listed fir $219,000. and only offer was $175,000. bought by a .ca corporation and they sold it 3 months later for $275,000. This was not a fix up house. Was restored by we had put in new appliances, jet tub, big garden and fruit trees was 1 big bedroom and office on main and 2 upstairs, garage, double driveway parks 8, we installed rv septic hook up. People just don’t have decent reliable income to commit to 20 years of mortgage. Only cheap houses are going to sell after Trudeau has destroyed Canada, taxed all people into starvation, filled the country will illegals who will work for peanuts topped up with handouts.

    My in laws retired to Innisfil in the late 1980s, lovely ranch home, on almost 2 acres, $350, 000. They enjoyed it. But sold for more 8 yrs later and got a condo in Sudbury. They felt that Innisfil was under populated. They are long passed now, this would surprise them.

    Great video! - thx for sharing. Residing in the area on Purvis/Leonard the homes here don't seem to last long, many once sold get torn down and huge homes are built so there is obviously lots of money still out there.

    Funny commuter town. I grew up in Toronto when we had sane people running governments and sane rent and home prices. Average people could by a home or for that matter rent an apartment. I did the commuter town thing for a few years and my average time driving was 4-5 hour a days In bad weather more longer. A million dollars for what to spend 20% of your life sitting in a car.

    commuting to work is going to become unmanageable with increases at the pumps. This impacts outbound commuter towns like Innisfil. Rates aren't going to drop anytime soon. In fact IMO they will likely move up .

    I WORKED A security company and I tell that so many homes are empty because no one can afford the overpriced homes. Housing went up due to the rush of international students. One room for $800/month. Now, things are cooling down and these homes will come back down to the original. GET READY for sales, sales, sales, and sales for low price!

      A lot of home built are purchased was in advance. And I know some people can’t close due to the rates increases. I talked to a builder and they are only seeing about 10 percent not closing.

      I understand your frustration. However you you need to think outside the box, possibly buy an income producing property, which will help pay for your purchase.
      There are also ways to help you get a down payment. Speak to a mortgage broker. Remember when you pay rent, you are paying some ones mortgage, not your own.

    What happens when the bulk of the low rate mortgages issued 4-5 years ago come due later this year and next year. RBC announced as of end of year 2023, 25% of all their mortgages held across Canada have amortization rates of greater than 30 years. My branch manager told me he is issuing 50 year amortizations to those who cannot afford their renewed mortgages at higher rates so they lower the payments by extending terms. Crazy what the house will end up costing when all paid up.

      I would love a 50 year amortization when mine comes up for renewal. That would keep the required mortgage payment low (about 1/2 of what I am paying now) but I would pay the other 1/2 straight to the principal

      @@karthompson1280 when you increase your amortization, it lowers your payments but it increases your overall interest costs. Bottom line, you end up paying way more interest cost.

    I live in the Haldimand Norfork area. Not a whole lot of affordable rentals around here. Not sure about the housing market. There's definitely a softening in the prices, though there are a lot of plans for building. I also a stock market crash in the future, so will they get built?

      Homes are no longer going for $100k-$200k over asking. Most are selling for asking or below now.

    I listed my detached home in Mississauga back in the fall for $1,599,900. Great area backing onto green space situated on a court. It took almost 2 months to sell and I had to drop the price over $100,000. That told me we are in for a rough ride - people are going to be underwater on these houses when the prices start to collapse.

    Hi Mark. I just discovered your channel. My name is Mike, and I live in Shelburne. I am noticing the same trend in the neighboring town of Dundalk. All these new homes are almost done. However, according to one local family, they and a handful of neighbours are occupying a street where a sea of homes remains empty due to people not qualifying for mortgage. What do you suppose will happen if this trend continues?

      Hi Mike, I’m seeing a lot of this. I was talking to a VP of a big builder in Barrie. And I asked her that question. She said 10% of the properties are not closing. So right away deposits are gone most likely. And the builder could use for the difference in price. What I mean is Buyer A paid 1.2 million say two years ago. Well we know the market changed. And let’s say they get 1 million for it. They can go after Buyer A for the difference. I got a call from one of my CZcams followers. Purchased a condo in the city. It is closing in June 2024. And she can’t qualify. And she put a big deposit down. She is very scared. We will see more of this. Many builder pushed out upcoming projects to later dates. Hope this clarifies your question.       You can have better hause in Trenton Belleville for less money approximately 500,ooo to 600 000 beautiful homes nice size lots that is almost 250,000 less Campbellford less than half million dollar beautiful home. There is beautiful town house for less than 400,000 maintenancefee 315 included water property tax 1,4oo excellent deals that same town house in Durham region 650,000 with tax and other fees 900 a month big difference 1 hours and fifteen minutes to Toronto so people there's deals out there I'm talking completely reno you don't need to spend a penny.

    At nearly $400 per sq foot to build, add in cost of property, carrying fees, etc…this is a bankruptcy situation. Not the first time in history that builders filed.

      Oh I agree. That I don’t know. I have a friend that severed 37 town home lots. So many studies etc and the city keeps wanting more studies done. It’s a cash cow for the municipality. He is well over 200K in fees.

    Really what was so wrong with the previous builders and developers payment cost that the Federal and Provincial thought they know best about the industry. The trillions of dollars laid on the table will never see the light of day. Permits are down right across the GTA area in the first quarter of the yr. Banks will only lend money out 80% value on houses. Ford has referred to 4 units on one lot and yet no one is buying condo's. The ones buying will have the money to do so. And the market will correct on over priced homes. Mark is right the seller needs to be realistic about the true value and not inflate what is not there..

      Yes the Sellers do. Banks will lend up to 95% loan to value with of course insured mortgages. Equity take out 80% loan to value. I really don't think people will all excited about adding additional units to their property with the way the LTB is right now.

      Million dollar houses require 20% down and mortgage can't be insured. The income required to even qualify for a million dollar home starts at $217,000/yr.

    When Ford tried to make that deal for the green belt homes people lost their minds over it because he was basically making a deal with people he knew. Mean while that’s literally all politicians do. Trudeau has done this several times for instance, and with no benefit to the people. At least we would have had some affordable homes built with Ford’s plans. At some point that green belt space will be used maybe not all of it but some of it for sure. I drove for four hours from Toronto to Manotick and it’s all green land people. We can spare a few plots from the green belt.

      @propertytwins it's not a matter of qualifying. You should have a large amount of money set aside if you are buying. But who wants to waste money on houses with them most built cheap and small. Maybe the owners can continue to pay their high mortgage. Maybe they can humble themselves and ask for a fair price. Leaving Canada is the best decision anyone can make.

      @@keikairin2038 I got priced out of home ownership right around the time everything was going for $100K+ over asking....never mind the awful dating market we have here, couldn't find anyone trustworthy to build a life with so just like you I'm trapped living with family because its the only option right now. I also agree with what you said about the hiring practices we see now in Canada. I worked for the government in IT and before I left during lock downs HR went nuts on hiring anyone that wasn't white....I've never worked with people that lazy, unskilled and disrespectful in my 14 years in IT.

      Yes I know. The entire industry has been filled with foreigners who don't include locals. They're obviously racists. Its ridiculous. Many come from cultures where they don't "expect to work". Just get paid to sit there.
      If you do back ground checks half of the folks in government roles or banking roles have dubious identities too (like 6 people in Canada trying to use the same educational background from India)...so its curious how it ended up that way. Makes it look like the reason they're not working is because they are just "obvious fakers" with no training or credentials. And now that the businesses have no 'real employees' there are no 'training opportunities' for these foreigners to learn how to fake the jobs. This is why all the businesses and the economy is collapsing. They simply do NOT know how to function without us there to do it for them.
      Are these folks dumb? Or intentionally using their businesses to ship us their criminal populations? They are certainly paying a LOT of investment money to do that. Seems very wasteful.

      That is possible. With climate change, the winters are less severe. But as a sailor, I can say that this is not a large scale solution, but some folks are living aboard happily. It’s not an easy life but it is affordable and nomadic. Think of it as living in a bus. And you’d better have a job or income source that allows you to move around. Our family lawyer once said that you are better off being poor than in the middle class. If you are struggling at an office job, get into the low wage service industry because you can live on the water near the downtown core of city and work as a barista or cashier while living at a marina. If you can work remotely, good. Keep your shelter costs low. There are plenty of good and inexpensive sailboats for sale. Buy one between 30 and 36 feet long. with good bones then be prepared put 40 k into it. I actually started a course as a diesel mechanic/RV electrician to allow me to live aboard anywhere while servicing boats; just follow the sun and get paid in cash. Make sure you stay in Canada long enough to maintain your health care plan. Pay your CCP. If you have kids and a partner, buy at least a 40 footer.

I am a construction industry professional and see the situation in the US and Here at home, and while the economy is doing well, indications are that the building intensions are declining along with fees for design work. Interest rates, labour scarcity, approval time lengths, household debt, uncertainty regarding European security, and generational affordability issues are combining to dampen real estate creation and sales. The cost of building a new home identical in floor space found in the older homes shown in your listings exceeds the costs of the older home . Builders cannot guarantee the final costs of a new build so that uncertainty suggests that buying used is preferable; offering prices reflect it. While some of the commenters here are shocked by the asking prices, wait ‘til you see the bottom line on new. Also the new building code coming to Ontario will increase costs yet again.

    Interest rates will remain level (Not down) until December then their (US) borrowing wall will collapse the United States economy as China has no excess funds to lend. Ontario is attached at the hip to the Mid-Western US States interest rates will climb 8 to 10 points in the new year (December January) and the Big Three (Chrysler, Ford, GMC) will lay off 100% as they are done!

      @JohnAnderson-sq8lt Renters are only paying a "PORTION" of mortgage @ today's costs to get into the market. Extra cost that Renters do not need to worry about or pay. Property tax alone being one, home insurance - ongoing maintenance. Rental income property is a huge risk, been there and done that. No guarantee's you will have a good tenant throughout - pay - pay on time - don't destroy your place in the process. Adding don't forget now you are in a new income tax bracket - more accounting and expenses $$$$$

    I’m glad they are not selling. A million dollars in Innisfil is ridiculous. I bought my first home on the 10th Line east of the 25th side road for $99,000. Now they are over $500k for small home. That’s outrageous. There are no controls on Real Estate in Ontario.
