@@tomacml5741 our productivity is pathetic cause the majority of our GDP is real estate. In other words if real estate crashes our entire economy will take a massive beating. Too big to fail? But the future is dark cause of our real estate obsession. Any economy that financilizes housing the way we are fails in the long term. You push out the smart people, you destroy innovation, and create problems cause where do you find workers for the basic jobs when they don't make enough to live near their workplace?
If you don’t take 20 to 30% less now, it will be 80% off by end of 2026. Less than 3% of properties are selling. 60% of renewals still left in 2025&2026. Plus massive job losses.

@@propertytwins You don’t understand market cycles. Once rates drop, a deep recession will ensue as the yield curve corrects. All markets crash. This has always been the case historically. If you’re claiming “this time it’s different”… then please explain your logic.
No, it is not higher than 3% in GTA. It is less than 3.
Further, this market was based ENTIRELY on mortgage fraud and intr. $ laundering. The correction will be deep.
I’m looking to buy but I ask myself why would I spend 1.3-3 for a home on Innisfi when I can get the same type of home in Bradford or Newmarket. The other question is how many mortgage renewals are coming up in the next 6-18 months, and can the current homeowner afford the higher payment

I just did my deck 40k and now with same guys I'm doing my backyard and driveway another 20k for new driveway and stairs and 20k for new backyard with gazebo, firepit, and pathways. I do feel like its a bad time to do it but I need it done and I think I'm getting a good price.
It’s a lot of money. But if you have the right property. Then it’s worth it.

Can you tell me exactly why every property is a land lease? Who would pay for a trailer home AND pay a land lease for almost 1000? Some of these small trailer style homes are over 250k WITH a landlease. Wth is that?
Not every property. I don’t do a lot in that category. Stay away from these properties. These are hard sells.

If you were buying today with a budget of 1.2M - is it Innisfil, Midhurst, New builds in South Barrie for a 5 year stay - best return would be?
I like Midhurst but that 1.2 million the home will need updates. I would look at south east Barrie. A few neighbourhoods very close to water and that budget is good. Need anymore information give me a call. 705-309-5300. Stay away from Innisfil way to much product on the market.
I remember the days when realtors would list a house and poof it was sold the next day. Then the sign and ads would be everywhere from the listing agent bragging about how their sales expertise did it again! Lol.
But seriously buyers need to see this opportunity for what it is. No one ever buys the stock market when it’s correcting. They think they will wait and buy the bottom! Then they miss the opportunity. Homes can’t crash below the cost of building for long! A few reductions in interest rates that are just a few months away and this market will rebound. Opportunity lost!

The golden ratio, 61.8%. That's the drop in prices we'll see. At that price retracement, we will be at 2008 levels. The market hasn't retraced in over 2 decades. The 61.8% retracement is inevitable.
People are broker and sicker than ever. It has everything to do what they put inside of people during the madness years that can't be spoken of.

Just fell upon your video, great info. I'm looking to do Helock ,and interested in putting $$ to work. Do you think it's worth I do 300k helock and buy a rental home or duplex/try plex (in this area) in the times where in now , or take this Idea and do it over sea's ( Thinking Italy ) cheep homes and vacation rentals are at 65-80 % .
I’m not a fan of duplex properties right now. Too much risk with the Landlord Tenant Board. I would look into a condo in a fantastic building such as Nautica or Lak House. Becuase the demographic is older and established. Lots of older people sell their homes and rent. And they pay. Questions call me 705-309-5300.
