The first thing you need to do is find the company that services the equipment. Get them out there to go over everything and give you an idea of what you are looking at to get it operational. Find out what it cost to run every month. The insurance that is a big one. This could be huge for you or it could very well end you. What ever you do you need to take your time and figure out what it will cost you a month. Good luck with whatever you decide.

not saying its a good idea and not saying its a bad idea, just don't run into something you might regret later on down the road. Think about all the overhead cost, supplies, repairs, employees, payroll, INSURANCE, maintenance, area beautification, osha, EPA, etc, it SOUNDS good when you are thinking about it but its a beast when you are actually doing it, regardless of what you choose I wish you the best of luck Jamie!

Thank you so Much!! These are my thoughts exactly. I'm Putting this space on hold until summer is over exactly for this reason and a few others but still looking at a few other options as well (smaller facilities / Warehouse space etc.)

Those machines are towel washers for the dry off towels. Tunnel machines are huge right now. The big operator in my area bought an old abandoned 4 bay manual car wash (that i had my eye on) and put in a million dollar tunnel machine. You are stting on a gold mine. It needs sons updating for sure but tunnel machines print money esp on a high traffic road. Get someone with a board to stand out near the road “why sit in traffic when you could sit in comfort while your car gets an express detail at Jamie’s Express Detail & Car Spa” or something like that. Run “happy hour” deals during high traffic times. All I see is money. Get them hooked on unlimited express wash detail packages and keep those machines humming. Chains require constant maintenance, I would get a conveyor service company to come in there and figure out whats been Mcguyvered together fix that and gradually add updated features to that tunnel. It will pay for itself, may even carry the detail shop if things get slow in winter months really boast about your undercarriage salt rinse and hot water car spa. Really work the image words into your sales pitch. The control systems on those tunnels are key and besides the machines themselves probably the most expensive part of the operation. Even if you cant afford a complete new tunnel, get a new control system in with modern soap metering equipment us going to be money well spent. The newer control systems can monitor performance and metrics to help you spot issues with your tunnel before they become major breakdowns.

I would consult with company's that can due a study on this location and bissness they look at traffic , potential clients and competitors to figer if it would be successful and consult with a automatic car wash technician and run the numbers on the investment and overhead vs. Profit.

You dont want touchless in a tunnel. Esp if you are hand towel drying you want the dirt off the paint.

No way in hell I would invest in establishing such a small car wash trying to complete with mega size drive thru contactless wash pricing in my local San Antonio, Tx area. In todays market I certainly would not open my profits up to the risk of expensing overhead for a shop without being competent in atleast tint, wrap, and ppf services. Need to ask yourself why previous owner didn't sell off a successful business and instead ended in a business closure despite being the PERFECT location. No one starts a business to fail but many can't see reality of risk before hyper focusing on "potential" sucess.
