Oct 7-23 Update
New name now "Villa Shiro" after the price was reduced to 11.9M Euro for about 4-6 mths.
Now the furniture is NOT included.
Again, this owner is too emotionally attached to this property. See below ...
I find it extremely odd though that the residence is still for sale at that 12.75M Euro asking price.
Why isn't this Villa selling?
Could it be the location (twisty turning road access and 15-25 minutes away from town yet super close to the Golf Club)?
Maybe the views aren't that spectacular, or could there be a large noise presence?
I find that some owners/developers simply fall in love with their work/finished product and it takes them a long time to realize what a realistic selling price is.
This villa is my #1 choice in this price point BUT that view is NOT ideal - Why would a new owner want to see the neighbours entire Villa every time he/she looks towards the pool? It just reminds you that that owner must have an AWESOME View and you don't!!
The current owner really needs to come to terms with approving a selling price that starts with a 10.
He originally asked for $15 M about 5-6 yrs ago.
I wonder what length of time the owner will realize that the ask simply is too high - Another 5 yrs?
For me I'd add a hot tub or 2 & a 2nd kitchen
Regardless, I luv this Villa it looks scrumptious!!

It's about where it is. Not the views. Research the urbanisation first. Here you'll never worry about forgetting to lock your front door. Besides, anyone who can be lucky enough to afford this, would undoubtedly have the privilege to own another property simply based on views
