      Thank you. E katha is the current one, pl convert cmc katha to ekatha. You can discuss and apply in nearest panchayat office

    E khata property under BMRDA, do we required OC for the same? Or OC is just for BBMP and BDA...

      For ekatha, nearest planning authority will issue occupancy certificate, example in anekal, south Bengaluru, Anekal Planning Authority will issue OC.

    Nicely explained. Will there be a valuation difference between BDA issued khata and BBMP issued khata i.e will the property be more valuable if it's a BBMP khata or vice-versa? Also, if the owner is paying righful property taxes to BDA, does BBMP have a claim on the taxes? There seems to be some comfusion with our property (khata is issued by BDA and we pay taxes to BDA but BBMP has also sent us a reminder to pay taxes)

      Yes.. you are right, some confusion going on.. i need to understand your property details to answer correctly.. better speak with society manager or secretary.. or aro in bbmp office or bda office or nearest panchayat office ..

    Dear sir, very detailed explanation thank you.
    I’ve one query regarding property which is under bbmp B khata and non-dc conversion and there is no authorised stamped approval layout plan rest all documents are available from mother deed to sales deed, latest tax, latest EC and bbmp khata. I’ve verified the survey number from BDA and Rishi Bhavan and they confirmed there is no pending cases and it does not come under acquisition but it is under better charges that I’ve to pay in future and in RTC it is currently showing as survey under government of Karnataka.
    So can you please advise if it is good to buy this property it is in residential location?

    HI Sir, I have one doubt, is katha issued on both building and plot separately or it is single document for both.? Can land be A katha and building be B katha?

      If your property is flat, this is possible.. B katha bcas apt has some deviation, no occupancy certificate(oc) given for apt

    Sir the builder told it is BDA E khata property. But I saw in rera that khata is provided by panchayat. Can u explain why builder told BDA. I am taking abt property in Huskur road electronic city phase 2. Can we buy such property?

      There is no bda e katha, bda katha or e katha, if layout not bda approved, then ekatha, pl check .. or bmrda approval reqd to buy property

    Some people are selling like Bmrda A katha
    Could you please confirm weather Bmrda having A katha or not?

      Bmrda just a planning and approval authority, local panchayat will issue e katha only.. a or b katha applies to bbmp limit properties

      Katha type linked with location... if property under bbmp limit bbmp will issue katha, panchayat limit panchayat will issue katha..

    Sir, thanks for this information , But I have a small concern , once we get the BDA- Katha and then when wanted to transfer the property between family members , at the sub-registrar office they demanded E- Khata from the Gram panchayath for registration to a new family member, which when acquired only then we were able to register the property to a new family member.
    is this is norm now in Bangalore ???

      Sir, they are asking extra rs250/ sqft for individual A khata. It is entire land A khata layout. It is under bbmp. No 40℅ free space in that layout. Is it fine?

      Pl chk A katha possible with developer, bcas if deviation bbmp wl not give A katha. If possible, can pay extra amount.
