If the seller doesn't pay the buyer agent commission then it's "no sale". Simple fact. This is going to kill the buyers agents.

X% or X dollars toward buyer closing costs. Buyer pays their own agent their commission. But the seller concession covers it.

If the viewers and subscribers aren't high, your channel will not be nominated for monetization. Many videos are on your channel, but only a few viewers have seen them because they are very far in the search rankings. As a result, the audience doesn't find it. If your video is SEO optimized, it will be at the top of the search engine. So, viewers will see SEO in your video, and you will understand the difference.

Offering more to the seller, padding the offer, just to cover the buyers agents commission through a 'concession' - seems like another future class-action lawsuit on behalf of Buyers arguing the 'over paid' for houses and will be paying that much more in interest on that $xx,xxx amount for 30yrs ?

Except for that’s not what they need to do and nobody would ever force them to. It’s that person’s choice. You would instead just bring the cash to the table. But if you don’t have the extra cash that’s just one strategy among many.

Requiring an agent agreement to walk through an open house is ridiculous! This is the first time I've ever heard it mentioned. Also, offering a concession in the MLS listing is just another way of advertising commission. Do realtor's not see this. One last thing, technology has come to far to rely on realtors to notify us about available homes. I'm a software engineer, and I'm sure you you an application with filters to tell your clients about available homes. I can tell you as a buyer we spend way more time looking up our own homes and deciding where to live.

If all of them did. Zero value. That job will not exist in short order it can all be done with technology. Except for that part when they wave their hand and say " this is the kitchen, notice the colors".

@@shawn2380 lol some do that for sure. You’ve met the wrong ones. I’d feel the same in your shoes. But life isn’t all sour grapes. There are some absolute value creators out there.
