Hi there! I am Joseph.
I have been an immigrant / expat living in central Portugal along with my beautiful girlfriend Mariana for six years now.
Together Mariana, my father Clinton and myself, would like to show you a bit of the daily goings on around our Portuguese farm / homestead / smallholding and all of the work we are doing whilst renovating, starting building projects, working with our livestock, DIY and trying to grow our little families own food!
In this episode we welcome you to join us in late Summertime as we are given a tour around our dear friends' farmhouse, which is for sale, in a rural mountain village in central Portugal.
We start the virtual tour by introducing ourselves on a beautiful private track leading down to the farm as we explain the location of this wonderful gem of a farm and a little about the surroundings and local amenities.
We begin by walking up the long private shingle track, which gives fantastic access to the farm. Then we step onto the property itself, the first thing we see as we look around is a beautiful large irrigation tank, full to the brim with water, this farm has a few different water sources and that can be seen by just how lush the grass is here, straight after the longest drought in Europe for years!
Mariana and I both walk down the lovely driveway where we discuss a lot of the details of this property and make our way down to the main house, the house is around a 95m2 footprint, with extra useable area downstairs too.
Once inside the house we see that everything is brand new, the kitchen, bathroom, two bedrooms and hallway. This could easily be changed to include the downstairs room as a lovely large lounge or a third bedroom, perhaps with the addition of a staircase too!
We check the beautiful patio out next to the house, it is surrounded by a beautiful green balustrade and gets full sun exposure all day as it faces south, with beautiful views to the East.
The land is a nice size where it can be easily managed and not too large where it would become a full-time job. A lot of storage with a very large garage, a small garage, all the space underneath the patio and the large room underneath the main house.
We then check out the next house, this house needs modernizing as the inside is tired, but the walls and roof are excellent condition, so a very small amount of work is needed on this second house. It would make a marvellous bed and breakfast style cottage in my opinion.
Electricity is connected to both houses and water is provided by two boreholes, one for each house and both potable water. There is also a well which is capped, down by the stream that borders the bottom of the farm. This well would provide a nice irrigation should one need it.

Lots! I pretty much only socialise with old Portuguese farmer boys, I do a lot of free work for most of them with either tractors or picking / pruning the fruit trees. They are all of retiring age! I still have about fifty more farms to show on this channel over the next year or two!

Been in Australia for 46 years, but in spite of me age, am longing to have a little house ( rural) but not too far away from a bigger town, only problem is: my budget seems to small , to buy an liveable one, unless there is a miracle and prices fall

Hi guys , I just stumbled across your channel on you tube as I was looking at properties in Portugal. I've been thinking about moving there for a couple of years and when and if I do , it's nice to know there's someone there that's in the know . I would be wanting a hector or 2 , house with electric and water by well or otherwise. I'm retired and 68 but can't leave the mom . She's 90 and won't leave her home sooo I'm here for as long as she needs me . Love watching your channel !

Im so surprised the Portuguese people dont have family rooms; kitchens with large eating areas & FP but no lounging area! Guess they eat & go to bed? I wld hav to have a family room & American style attached garage for my auto. At least most have washing machines, in 1974 they didnt & no dryers & that still seems to be. Very lovely land and the homes are well built & cared for & it shows. 👍

You could expand into the garage on the second house making it larger. You don't really need a garage.
I was thinking of that too. The current bedroom is too small and the other room you can't turn into a bedroom + ensuite because the bathroomdoor is in the way.
Castelo Branco is nice. I was looking for a house also in that area with a well Natural water sources underground
With so much land, is it possible to get a permit to build another house on the property? If so, how difficult would it be to get permission and builders? I see you know people in the area so I suppose you could recommend some.

I don’t need a lot of land really, this is a good amount.
How could you ‘pop’ a staircase in? The walls are solid granite, so would a staircase have to be on the outside? And if that lower storage room were made into a salon, it is possible to add windows with such thick walls?
The flooring would need a section taken out for the stairs, not the walls, the floor is concrete. But with tools and master tradesmen everything is possible!

What is a bore hole? I am not familiar with this term as an American
It’s a drilled hole that goes vertically down into the ground until they hit a aquifer and a pump is placed inside to pump (normally) good drinking water to the surface!

A *very* good price indeed! The seller built the house, so actually did quite a bit I think! Rusty doors only on the storage and the one door where I said it needed modernizing, wouldn't cost much for new doors and surrounds, if one required them for storage rooms.... Not real marble because it is completely in real granite. Not sure what you are trying to say about the lawnmower remark, would you prefer less land or more for the money?
