    The only issue here is that the owner assumes the neighbours are rational and reasonable people and whatever they do their end will not affect the wall. This is Kenya, unless they have an agreement and prayers, atashangaa 😂😂😂...its the culture of insecurity and property wrangles that drives perimeter walls

      I think that can be sorted by making sure your doors and windows are not in any way facing your neighbours plot, i.e., if you build before them. Let your doors and windows face the open space on your plot.

    When designing a house we design we start with the boundry wall the house is designed within the confines of that boundry and the zoning rules. Whether or not a site has wall it will not limit any good architect from designing. If we go by your anology we basically we cannot renovate old houses because certain wall were built before.

    In most developed countries ,even South Africa or Zimbabwe, most neighborhoods don’t have fences.Absolutely solid design and build!

    Great concept Miano, my question ni based on the cost of the development; 26,000,000 halafu hata tu assume hii nyumba inaleta 200,000 at max. Hii project kweli itajilipa fast enough??

      Its more of a sustainability project/ option meaning that it will give you an almost steady income in an extended period of time.

      At those figures you've quoted, it will take about 10 years and 9 months for the project to repay itself. After that, you have an asset that has appreciated over the same period to a higher value. The most critical factor in real estate is the cost of your finances. If you Build with savings, that's an investment. If you take a loan, you need to cost the insurance part of repayment as well. With a 20 year mortgage, you can be in a negative equity position for a long time depending on the specific investment.

    I made a temporary wall and they neighbours made firewood from my posts, another used my pit latrine as a discharge for his zero grazing unit at the corner while another "borrowed" a few wheel barrows za mchanga arudishe. sasa are this neighbours i can trust bila wall?

    Although I get your concept, there's still a parameter wall, just that it's part of the actual house. Ppl will normally encroach and take parts of your land if you don't secure it first.

    I totally agree with you. I will go with ''live' green fence any time i would hate to see piece of dead fence every morning. With the global warming and high temperatures we are experiencing of recent its discomforting to have a stone or concrete wall around you. kai apple fence is much harder to assail than a stone wall. Kenyans must think green always before any construction

      Maintaining a Kei apple fence is not cheap. Can cost as much as 10k a month to trim the fence of a quarter acre plot.

      of course it will cost you. one is living fence and the other one is dead fence. you trim it after 4 months at say 2k. Me i do it myself over the weekend is a good form of exercise.
      I wouldnt sacrifice the singing of birds in the morning the cool air the fresh air and the beauty of the living fence . its not necessary that it has kai apple it could bamboo or any plants that you prefer including fruit plants

      ​@nganganjoroge6357 Another challenge of a live fence is that it takes up precious space. It has to be thick enough (at least 2 feet). This is not possible for most small plots.
      One can do a masonry fence and still green it using climbing plants. I use my fence to hold on passion fruit trees, and I could also hang other herbs.
      There's the tendency to assume that what works for one should work for everybody else, but this is the DOGMATISM we need to avoid in order to learn from one another.
