I live in Los Angeles and all I can say is WOW. A view of the water, with a balcony(my studio apartment can fit in that balcony), for 2 thousand dollars. Spectacular.
Yeah I can imagine. L.A is too expensive but with everyone moving from California and New York, miami may just become as expensive in the future.
I loved the video. I would like to see the amenities on these buildings I image they would be next level.
During the filming of this video the amenities were closed due to covid but yes they are nice. Vizcayne bulldozing especially

I think Biscayne was my favorite! I was a little disappointed in the first and last building because it didnât have as many modern features as I would think apartments for that price would, esp the last one! They were all great though!

I liked the Biscayne option. It seems to be fair for the $3100 monthly lease.
This video was taken before the craziness in the market so unfortunately the prices on these properties are significantly higher now

Great video... But are we to assume these buildings do not have basic amenities such as pools, Gym or leasable common areas within?
They all have amenity decks which contain a pool, fitness center, social rooms and more.
I wish downtown Miami had more to do. It still feels like itâs lacking somethings. So much Potenital though

Coming from nyc these apartments for these prices are ridiculous!
A lot of our New York clients tell us that. In comparison to what you pay for in the big city the prices down hear are a steal.

if following things are Important ⊠rent under 2400 . One bedroom 700 plus sq ft , views of water , more foot traffic / single people type area, attached parking , nice to have is gas oven ( not electric )
What area you would recommend? Aventura, downtown Miami , brickel?

Brickell, downtown, edgewater, midtown, wynwood coral gables and Aventura are some of the first places I would recommend

What are your top 7 favorite buildings in Brickell with 1 bedroom apts available for rent under $2200?
In no particular order: Millecento, nine, the bond, brickell heights, skyline, axis, 1010 brickell. Some of them may be a bit over $2,200 but with some negotiation it should be possible to fall within that budget.
Cool. What do you think of the SLS Brickell? I thought of trying to rent a condo there.
@@jjhlk6737 I like both sls buildings. I think theyâre great options and one of my favorites. I know prices have come down considerably in some buildings but sls and sls Lux were often over $2,200 hence why I did not mention it but if you found an option within that range then itâs definitely one of the best buildings you can move into for the price range
@@stevenvargasmiami thanks. I looked up online reviews of some of the other buildings you mentioned and they seemed awful. It seems like a lot of bundling in Brickell have terrible or rude management, poor elevators, and / or significant theft and damage issues especially with cars and valet parking. It doesn't seem like the buildings are the issue per se but a lot of the things that go along with it.
@@jjhlk6737 you will find that good management in buildings regardless of the building and or price point is hard to come by. Unfortunately this is a systemic issue not just in brickell but pretty much all of Miami and youâre completely right. The majority of my clients loved the building and view that they have but at one point or another have expressed their concern or issues with management. Itâs par for the course I assume.

Depends on which one of the three youâre referring to but on average they each are about $1,000 more today
Is there any short term rent for some snow birds? Like 3 month rent any where there?
Yes however your best bet is Miami Beach as the majority of condos will allow for rentals for less than 6 months. The downtown Miami and brickell areas tend to have restrictions on short term rentals for anything less than 6 months but their are a handful in this area which do offer 1-3 month options

Have you been in Downtown 5th Apartments or Riverhouse at 11th? I'm moving to MIami in the next 3 months. I'd love to have a view and be in an walkable area.
I havenât been to those two buildings yet. Downtown is probably your best bet for a view and walk ability or brickell near Brickell bay Drive
Great videos but you donât stay on the views nearly long enough!

The view on that first one is stunning but the apartment is meh.
For the price itâs one of the best options out there. Of course you can get a newer property but youâll have no water view. I guess it comes down to preference for each individual. Thanks for the feedback
I agree, there are a lot of new constructions in Miami for $ 2000- $ 4000 I can get the same views and the same amount of amenities or more for these prices And the best of all is that they are new apartments that look better aesthetically and are located in the same neighborhood

@@stevenvargasmiami Miami Plaza, Muze at Met, Monarc at Met, Paramount, 22 Skyview, Caoba, Art Plaza, Soma Brickell, Panorama Tower, Solitair Brickell, Echo, etc etc The amount of skyscrapers that there in downtown Miami are too many, especially in the financial center (Brickell) there even more.
@@angestapleton the majority of the buildings you named are rental communities. I actually lived in soma back in 2018 and I agree the buildings are newer and you can even consider the amenities to be better however in terms of view I would have to disagree. None of the options in soma come close in views to one Miami and vizcayne. Since itâs in west Brickell you donât really get much of a view other than the city. Rental communities like panorama that offer a water view are also way more expensive. I just rented a 1 bed plus den there for $3,800 a month and thatâs just base rent. Doesnât include the parking amenity fee etc.
