    Take out the tv stand and put in a
    fireplace or woodstove. Take out
    shower put shower and bathtub
    combo. This floorplan would be

    Its ok I like the 2bed/2bath design not crazy about the interior doors with those type you have less wall space for art and pictures.. it needs a second egress to outside. Livingroom layout because of front door seems to create unsafe trip area. I wonder if switching kitchen and livingroom might work to fix that.

    Most building codes require 2 egresses, this has one. That could be fixed with a door instead of the window in the guest room. Small living space and the kitchen workspace is too limiting but some adjustments could be made by a quality contractor. Live the bedrooms, especially the Master Suite. The home needs a back deck or a wrap around porch. We ALWAYS prefer the largest deck in the rear of a home. For its size, this home is livable but I would like to see plans once it’s widened another 3-4 feet making it more like 600 sq feet with the living space expanded. Small bathrooms are fine. I don’t spend much time in them and a tiled shower in a tub is fine with me. Love an occasional soak! Even if I were wealthy, a large bathroom, unless tub and shower were separate is a huge waste of space!

      Yes, I noticed at once that there was no second egress, and there's no place to put your coat when you enter. These could be easily remedied. To fix the small living room and the inadequate kitchen would require an extension to the house. Barn doors should be used only when there is no space for a conventional one, as they are poor for privacy. I agree about small bathrooms. I never considered bathroom use to be a group activity! With some refinement, this plan could become a workable one.

      @@Bobrogers99 I like the barn door look when wall space is plentiful and the home exterior has a lot of wood trim of the same color.

      @@teresal5553 We think alike on many things, but not this one. I prefer pocket doors rather than barn doors when a conventional door will get in the way. Pocket doors are more expensive to install, but they aren't as "in your face" as a barn door, and they're invisible when open.

      @@Bobrogers99 I like pocket doors too but they are hard to lock, difficult to repair or replace and grease the tracks and require a thicker wall which a more expensive build per square foot.

    Where's the back door? Love the master and kitchen, but tripping over furniture to get into the house is not ideal. Living room is non-existent.

    Looks like the front opens right into the coffee table ouch! The kitchen is good but ugly! The one bedroom is the size of a closet. You need to exits for the home for fire safety, this house would not pass inspection on that alone.
