I own both, Grand Land, Cebu and Province Leyte, I would suggest renting for few months to Year really looking at needs. I ended up building Small castle in province of Leyte, Cebu City is my Favorite City it’s like the New York of Philippines, It’s Busy and we love to escape the family to Cebu and pamper our lives a bit, But call Province home, Nice place, ⭐️⭐️⭐️⭐️⭐️ video, Pre Sales should be Better buy, They are always late turn over, , God Bless Belus

Thanks Thomas. My observation around the property is that most units should not have noise issues most of the time being far enough away from dogs, barangay fiestas, roosters, etc.

I am not sure it the fees have been determined but I did here something about between 80-90 from someone. I am seeing more in the 100 pesos/sq meter for some new now.

Foreigners can own 100% of condos but not land. You can lease land and build a house or building on it.
