    You have made the decision that where you live next will truly be yours, not just rented space. Equity, appreciation, and net worth are all being built. It is a place where your family will be raised and memories are made. It's a major milestone in life to achieve the "American dream."
    The common problem with this pent-up energy is that it's driven by emotions. Our excitement can lead us to look over the details of a home that make it a bad deal. Repair costs, extensive cosmetic renovations, and malfunctioning mechanical equipment are all contributing factors.

    🏡The Exterior Facade of the home 🏡
    The siding, moldings, and windows. Rotted siding or flaking paint presents massive costs to get them properly replaced and corrected.

    Things like the door construction, door hardware, floor types, etc. Many times these items "look" good but once you start to use them, you realize you thought you bought top tier, but really it's Walmart grade.
    Be careful. Not all Real Estate agents catch these items. This is because most real estate agents don't know anything about a home beyond what they can see. Sometimes, it takes a contractor's experience to catch the items in the home that will have the biggest impact in the long run
