- What is DPC and how effective it is to protect our homes from seepage. Is Plinth Beam a better solution? Which one out of these two are more effective and what is the cost difference ?
Seepage from soil/earth into the walls of house is a major issue that many people face. In newly constructed houses it causes much more distress & worry as compared to old houses which already require renovation and maintenance. Almost 90% of houses that are constructed as brick structures witness seepage in minor to major form. There are various reasons due to which seepage becomes visible in walls of house that we have already discussed in detail in one of our blogs related to house foundations. In this video we will discuss effectiveness of plinth beam & DPC in protecting seepage and cost comparison of both.

Good explanation. But main purpose of plinth beam is to avoid wall settlement/diagonal crack. Most of the time, people use two vertical bricks filled with so called rcc beam as alternative of plinth beam. Above that they use dpc. So, cost is almost equal to RCC PLINTH. I would suggest, RCC beam as it would fulfill both purposes (wall stability, seepage control)

Lower dpc shall be provided in both cases, weather we go for rcc plinth beam or upper dpc, right?

Can we get already prepared plinth beam? or we have to prepared at construction place/site? which is recommended
There is no such thing as already prepared plinth beam
میررے خیال سے پلینتھ۔ بیم صرف زیادہ گہرے کالم ڈالنے سے کالم کی لنٹر تک لمبائی کو کم کرکے اسے مضبوطی دینے کیلیے اور دوسری صورت میں اگر زمن دلدلی ہو یا فلنگ شدہ ہو، اس صورت میں ضرورت پڑتی ہے، ورنہ اس کی کوئی خاص ضرورت نہیں ہوتی، اگر کالم کے فاؤنڈیشن سے لنٹر کا فاصلہ 14 فٹ سے زیادہ نہ ہو تو ڈی پی سی ہی کافی ہے

Get it tested first for tensile and shear strength, bend test, elongation test. If all tests are OK then surely you can use.
All these suggested tests should done by lab or is there any way to do manually ?

We are planning to buy a 300 square yard plot in hilly area (Abbotabad). The land is on the road side and goes down into the valley of a hill.

What if your plot half soil is hard/tough and half portion of the plot soil is soft. How you will do foundation ?
Consult a soil engineer. He will do the soil testing and prepare a report for structural engineer who will design the foundation according to the recommendations given by soil engineer in his report.
Some directed to use marble to stop seepage. Is it possible?
Yes marble at DPC is good thing.

Foundation k hawaly se hamara purana gar ha niche takreeban 40 saal se zyada purana uss k farsh pe chips lagi hui ha ab hm ne dubara bnwanay ha makan floor road se 2 feet niche ha. Kia farsh pe hi foundation rakh sktay ha bgair mazeed khoday or kia plinth beam b dalna paray ga foundation me for single story 3.4 marla house with 3 room of 12*14, 12*13, and 14*10 size.

Please explain viewers with demo about DPC at porch finish level and floor finish level & at what level plinth beam should be, the MOST import thing to explain is that I have seen people wasting their money in both DPC & Plinth is that their DPC and Plinth beam level are lower than porch & floor finish level and despite of putting DPC or Plinth beam still moisture will travel through the walls through bricks, in short DPC and Plinth bean MUST be over and above the ground. Please explain this very important point to viewers.

Should be avoided. It is much better if non polished marble slabs are used instead of polythene sheet
