Building an Off Grid House in the UK | Starting the Process

- Today on the smallholding is a bit different. I just want to share with you all that we have started the process of trying to make our dream come true of building our forever off-grid home on our smallholding.
We have just submitted an outline planning application which if approved gives us agreement in principal to build and if successful we then have to submit a second application to get approval on the actual design.
We should find out by the 17th October if we can build or not.

I managed to convince my Mrs this year to self build off grid. We’ve got a long journey ahead, but it’s something I’ve always wanted to do.

How fun is your plan. I'm doing the same here in Asheville North Carolina. I'm going to build my place myself. Im working with someone to create blueprints for the house right now. We want to drill for water and go 100% solar as well. Love it :)

I’m very interested to see how you get on with this xx I hope you get the yes! We are about to emark on the same journey . We have 2 acres in south oxfordshire village and started out application for outline planning for off grid home. There are so many options now for rain water systems x check out also “biogas” company that changes your waste ( including poop) into gas to cook with !

I’m currently learning how to cob build and also strawbale build as we may go for a full on off grid home. There’s not a lot of off grid homes in south oxfordshire district council area so I hope we can breakthrough the mindset barriers

nice be interesting to find out if they will start approving projects like this or what you'd need for them to approve it. cause typically they dont?
also how about an update video on the trees you grew from seed hazel/sycamore and all the other trees you planted this year, willow, sycamore etc
Yeah really we’re hoping mainly because they don’t have a 5 year land supply and haven’t met their self build quota, my wife has found some appeals where this has been a reason for approval
They can’t just say no they must have good provable reasons
It’s called tilted balance

Id say run the pipe yourself mate, adding a borehole costs a bloody lot. Can be £50k at least. Cheaper if you run 20mm pipe, 1 mile is about 11 rolls of 150m. Im sure farmers will be ok if on edge and you only have to dig 2 foot, rent one of them trenchers, done job.
The location doesn’t really allow for it mate unfortunately it’s roadside and would have to cross roads at 2 points and there’s scrubland etc which would make it very difficult
Have you thought about putting your own well in , bring in a water diviner just to se if there’s a possibility.
I haven’t no just rain water harvest and/or a bore hole but if we get the go ahead it’s something I could look at

We’re just going through the appeal process now after getting a refusal, the biggest part of the refusal was lack of a biodiversity survey which we had emailed them twice to ask for a 2 week extension to get the survey done, they just totally ignored our emails 🤷♂️ so we had the survey done and they passed the land so that’s going in with the appeal statement
Fingers crossed, but I think they’ll just say no for any reason they can come up with, unfortunately I’m not a millionaire developer!

i am Off grid Traditional house in wales . not by choice at first £35k they wanted for elec connection £3.5 k water. I was happy with water price but they messed us about that much re pipe laying i told them no thanks after paying for survey twice. Good luck!
I think it’s the way forward these days, they haven’t got you over a barrel with price rises
Just dig a pond and get a water filter.
Unfortunately it’s not quite that easy, any sort of pond needs planning permission but it is something I’ve thought about doing should we get the go ahead but it’s also harder as most my land is on a slope
