    Signed contract on new construction in March. First phase of 5. I used my buyer agent. I was one of the last to get 6k towards closing cost. Initial design center meeting was done via zoom. I had that open in one window and big box store open in another. I am handy and can do a lot of things. Their motion sensor faucet, and the blinds were more than twice what I can do it for, but a lot of things the upgrades were much lower than buying retail such as appliances, more efficient ac ($300) French doors to patio ($300).
    Also was able to have them do a hose bib at each cornet of the house. Prewired every thing they offered. Cheaper now then when installing cameras and security system.

    Since I am making myself very knowledgeable in buying a home I found all the information here very informative and good to know.. I have watched a few other videos on buying a home and you pretty much confirmed what I have in mind. Buying new construction sounds to me like a much better choice. Excellent video, thanks.

    What's really important is the guts of the house Roof-Windows- Framing (are the rooms square) is the place well built- Is the base plate where the wood meets the cement slab sealed so bugs and scorpion's don't enter the home. Are you allowed on site when home is being built.

    You reminded me of the noise issue. When they drop the floors it sounds like an explosion. Also the dogs of construction people will be running through your neighborhood. A roof is noisy and you will hear those saws all the time. I always upgrade the carpet. With a small builder you can change the garbage light fixtures out and get air conditioning. Gold fixtures in the bath instead of chrome make a huge difference, but those small builders will always put in the cheapest stuff. Two huge expenses with new construction will be landscaping, irrigation, and drapes. So you had better take those into account because it might break your bank account. If a dangerous split tree is next to your property you have to notify them in writing or your insurance will have to cover it.

    Your vids have been really helpful to me. Thank you for giving great advice. We are in the loan process of a new construction and it’s been the most stressful thing I’ve ever been through. I like the tip on asking about warranty because I knew there’s a one year warranty on appliance but I didn’t even think to ask about the structural part. And talking w the neighbors. I saw on my street some families are already living there. I’ll def be talking w them.

    Hi Andrew, all the 6 questions are great and valuable, thanks for sharing all this information, the most valuable to me is the education of having a trusted realtor advisor to uphold the buyer best interest, buyers don't realize the builder has already built in and budgeted the cost of a buyers agent commission so if they go without representation they are doing themselves a damage, because a trusted real estate advisor not only can negotiate for them, they know the right questions to ask, and are there to protect the buyer best interest! The best advice do not walk in there without a buyers agent representation you have a lot to gain and nothing to lose. Warmest Regards Zobe

    I was surprised to learn that a real estate agent would uphold the purchaser's end of the agreement. That's interesting. The builder's incentives is a new concept to me as well. I've bought and sold about 5 homes and I've never heard this advice before. Many thanks! I like the fast-pace of the video, too. So many advice videos just drag on. We need advice and don't have all day to listen to each video! : ))

      Also ask about the hoa. Are they reasonable to communicate with? Do they actually enforce the minimum standards? Who maintains the roads etc?

    Very good information...all six questions are good information to ask. Some I already new from research. One good question was; Using a custom builder as apposed to a production builder, when it comes to using their preferred lender and incentives and pricing. Second, what are the standard finishes? As apposed to upgrades. The third is; warrantee information (ten year structural, and workmanship). The four great question is reviewing the HOA or CCR bylaws. RGEE

    Make sure that you take a lot of photos all the way thru the process. Especially plunbing and electrical inside the walls.

    What I thought was the most helpful was the advice about getting a copy of the CC&R to read over before going any further. I thought about this before (because I felt that it would save a world of headaches later on) but because sales people at the new build sales offices act as though I’m asking for the KFC secret recipe when I ask them for things like the option price list, I assumed that the CC&R was some big secret as well!😄 It‘s helpful to know that I can at least see that early on! Also, thanks for making these videos! They are super helpful in ways that you can’t imagine! Be well!

    The warranty question was what stood out to me. Thank you for this video, we are actually in the process of buying a new construction home and it won’t be ready until February 2021. We are already approved through a lender through my friend who is already our realtor but we are approved at 3% when the builder is at 2.5%. Sounds like we are approved. Thank you for this very informative video!

      Well thank you for the kind words and the help!! Actually I will ask and I will keep you posted. Hey what about a video about new construction start to finish. Telling about when they start building, when the address goes on record, when the plumbing and electrical are started, from when does the SOLD sign go up, you know just the whole process. When about do you go to the design center, when that's installed. Idk being excited makes you search for videos about any piece of the process and makes you excited because that will soon be you, you know?

    So True Andrew, we looked at a Toll Brothers home they say started at 950,000.00 in Scottsdale but I asked the salesperson what would this model sell for as is she said 2 million............They make a ton on mark up at the design center and they buy the tile and things at wholesale and put a huge mark-up on it when they sell it to the buyer............It is very deceptive they should say this is what your home could look like if you add a million to the price. Very important to ask what you get for the base price. OH you want a garage opener extra you want a tiled shower extra you want a dishwasher like the one in model extra.

    If the first time you visited a builder you did not have a real estate advisor present during your first time viewing and meeting the builder, is there anything that can be done to add your representation on after this initial meeting? This would still be prior to any budget, contract, finances, etc.

    Excellent video, you definitely want to have a real estate agent ready to work on your behalf. Anytime your out browsing thru new construction site's be ready when you fill out their information card to add your real estate agents information to it otherwise it might become a problem later.

    When we started the process we put all the upgrades and things we wanted in a dream home. From the plans to the design studio. Then we would get a price back. It came in a little high. So then they started to make a list of what they could cut and what they weren’t going to cut. We ended up making the house about 300 square feet smaller and instead of a full basement we did a 3/4 basement. That for the price down to what we felt comfortable with. Luckily we really didn’t have to make any sacrifices in the design studio. We got all the upgrades we wanted and felt was important. So I think you should start with everything you want on your dream list. Then if the price comes in high make a list what you can cut and what is important. This should all be done before you start construction.
    My sister was the salesperson on our contract since she worked there. She got the commission from the builder. I don’t know how much builders usually will give in incentives but we got a 15k discount since she worked there.

      We did the same. Anything structural we kept. But as for decorative: I am able to do a lot. Exterior window or door: kept. Finish trim carpentry: I can do.
      Add an interior door (French): I can do.
      A list like that.
      Builder wanted only $55 for elect to be ran to location of pendants. But $115 more for the light and hung. 😳 Can’t do the elect running but
      I know how to hand a light fixture! And buy one for a lot less.

      Harry Pouncey We bought all our light fixtures on our own at places like Home Depot. The electrician did hang them. We didn’t want to have to do to much after we moved in. We put our own window wells in for the basement. I think everything else was done except grass and landscaping. I think we did decide on a different kitchen countertop that was less expensive to save some money. We got mostly everything we wanted by just cutting down the size of the house some. But you never know what you can afford until you see the price on paper. So go big and put everything in. Then start deciding what you can go without. The builder we went with sends you through the design studio and everything before you start building so you know the exact price before you start. We did do some things ourself while construction was going on. Extra insulation in the interior walls ect. Our builder was really good and would tell us ok you can go in and do that now.

    The reason builders won’t discount their homes is because it messes up their appraisals. With that in mind, they will negotiate upgrades, closing costs, etc. because it doesn’t.

      OHHHHH!!!!And here I thought it was because they had to sell each home for no less than a certain amount to be on budget to pay off their construction loan for the entire piece of land! But the appraisal thing is just as likely too! Thanks for bringing that up!

      Also keep in mind that most builders only add the standard lighting and power outlets. Any other lighting/power outlets are additional and can cost you a lot in the Design Studio.

    How about hiring a home inspector durning construction phase. New home but that county inspector might miss a lot.
    I have heard that you should inspect after elect, plumbing and HVAC are in but BEFORE drywall goes up.
    Makes since to me.
    Anyone else have anything to add?
    Oh yea, take pictures of everything durning all phases: inside and out.
    I took pics our current house from a manhole cover (stationary point) to watch the progress.
    But I failed to take any of the interior. 😕
    24 years later I have learned.

      Thank you for sharing your insights with us.
      You're absolutely right! You can have your own independent home inspector (or engineer) monitor what's happening at the major construction milestones by working with the builder's construction manager.
      Best practice here is when you and your buyer agent meet up with the builder to tell them upfront that you will be having an inspection done throughout the process. Ask for the construction manager's info and send it over to the he home inspector's you have in mind so they can work out a schedule.

      It is prudent to have a pre-drywall inspection performed by a reputable home inspection company. Many people also have a standard home inspection prior to closing. Some homeowners even have an 11 month inspection prior to the standard end of the one year warranty most big home builders provide.

I have a realtor friend that I wanted to put instead of this other realtor that is not helpful at all! I want a great realtor to represent me and have my back but haven’t spoken to her since the first day we seen the model home. Now I feel like this realtor is lazy and won’t do anything to help me with the contract and to make sure I’m getting a good deal. What do I do?

    Can the builder quote you a price on a home and then increase the price as he finds materials are costing him more? If I sign a contract for one price can it escalate before the house is finished?

    Great video. I think you did a good job covering most big topics. Having recently negotiated with 2 national builders I have learned that there is no cost savings at all to not having a buyers agent so you should bring an agent. I put my agent down on my first visit even if she couldn't be with us. Everyone has to determine the deal they make with their agent so work with your agent and put in an offer. Then if things go well and your offer is accepted google the heck out of upgrade options because that is the fun and stressful part :) Great video S/F Rich

      @@1seximami37 some of the options your builder will offer will be very reasonable so you wouldn't save much money by doing it after you build. Pre-plumbing for outdoor kitchen, pool equipment, crown, etc... was reasonable with our builder. Putting in a pool and outdoor kitchen was expensive and also we didn't like the options. So, know what the exact options are and if you really like them get them. If you don't love them save your money and do it after!

      Ialana Rhea-Butler Ask your builder the person you are working with to give you the option sheets on the home you have interest in so you will have an idea of some of the cost on things you might want... I am doing the same thing in December we are not taking a lot of upgrades in the house just the basic...we will later about a month in put down hardwood floors and a kitchen cabinets ...some people take a lot of upgrades I think some of the upgrades can get extremely expensive but you should do the ones that you need at the construction of your home

      Thank you for watching. Yes, upgraded energy efficient components is a good idea in my opinion. It will also help lower your monthly every bills and pay for itself over time. Not too mention a slight addition as a sound barrier compared with a home without the additional insulation. Congrats on your new home. 👏

    Even if the builder has a preferred lender, there’s regulations that protects consumers for the mortgage.. the lender will not represent the builder. They have their own guidelines and regulations which ultimately protects the borrower.

    Do not buy dr horton u will regret it. I know 1st hand. Thankfully I sold mine and got out of it. Use a private inspector. If u can watch them build it. I've seen them throw houses up. Its crazy.

    Turns out our new build is 21sq. smaller than the layout. The builders’ rep said. “Well dimensions and square feet are only approximate”. I guess it bothers me that I didn’t know there would be a difference until I read it in our final contract.

      Please keep in mind why the builder is paying your agent a commission. The idea is that the agent was the procuring factor that brought you to the community as a prospect.
      If you wish to add an agent later you are probably welcome to do so, but you would then need to pay the agent out of your own pocket, not the builders'.

    I've built almost 100 new custom homes up to 3800 sq. ft., including garages, duplex's, etc,,, New home buyers best bet is to find a reputable Contractor/Builder, not some Pompous Ass builder that is never there but to take your money, but someone like me to go through the home before you buy it. There are some very bad builders out there that hire cheap Subs and the end results is a Sub Par piece of shit that leaks, settles, squeaks, foundations breaking, slabs breaking, black mold, etc, etc,,, only to find that they hide the repairs. That's the best advice. I'm a retired Contractor and hired someone to build my home and I came in at the end of everyday and checked out the work being done and made sure it was built to MY standard. That's you best bet. A good contractor knows what to look for and where to look for it! Realtors are just like a Used Car Salesman, never trust them and never believe them!

    If they offer a 3% off closing costs, is that good?
    Also in your experience, is Richmond American's reputation really bad? I saw a video where in Utah they failed to fix different buyer's home issues? Or is it common problem and a risk with all builders? Or how do we avoid running into these issues?
    I live in northern California.
    And if we already went to see homes without a real estate agent, is it too late now to get one?

      1. Richmond American is a major national level builder, so please take reviews/ comments with a grain of salt given that they build thousands of homes every year. That said, great job checking out their reviews. From my experience with them here in Las Vegas, NV they are excellent builders and do right by our clients. =)
      2. That depends... Did you sign a registration card or give any of your personal information to the builder's agent? If so, it could possibly preclude you from having your own representation. If not, then you're good to go. Please note, that if you select a different community, even if it's the same builder, if you registered at the other community, it shouldn't cross over into the new community. Depending on the builders, if you a register with a builder but do not move forward with buying, then usually after 30 days the registration is considered expired.

      We're in the process of home shopping so we've been to a few builders model homes without an agent and we have signed the registration card. Saw your video too late.
      I'd love to see a step by step tutorial on what to ask and do once we find the desired home.
      For instance,
      We don't have any money for down payment.
      The house we looked at is around $589K
      The interest rate I hear is record low 1.29%
      Should we take out a loan to cover the 20% down payment and closing costs?
      Should we or do we qualify for 3, 3.5 or 5% down payment instead of 20%?
      What do you recommend?

      Is it a good idea to buy a new home when there's no money for down payment?
      So if borrowing say 10% from a bank, would the interest rate be higher?
      Or is refinancing the current house the best option in order to borrow the 10% for down payment? Would the rate be lower?
      I think that by doing so, I'd be doubling the amount of debt of current house as well as the time it'd take to pay it off. Would you recommend that?

I have one question, I see that you are a Vet as well, so in your opinion would it be better to use a VA loan or use one of the lenders that the builders recommend?       Lol... That's so true! Seems like not many Finney's running around the globe! lol...
      To be honest, see what they have to say. At the same time, do yourself a solid and get another opinion from a local loan officer not affiliated with the builder. In specific, look at your rate. A lot of builder's are providing upfront "incentives" towards buyer closing costs or design studio credits BUT.... Not sharing that a buyer's rate will be higher through their preferred lender to offset the "incentive."
      That's one of the many reasons why buyer's need their own trusted real estate advisor with them, preferably one familiar with new construction.

      @@AndrewFinney yeah we did a 30 year with a fixed interest last time. The crappy part is the with the VA the loan is contingent on our home being under contract, negating the original loan. Its kind of mind boggling to try and nail that window between selling and buying.

    Hi, we recently bought the new house from toll brother. it is under construction now. unfortunately, we just found out about serious foundation cracks problems, and the city is involved, we want to know if it will affect the selling price later even they fix it. Because as I was aware, the foundation is not easy to fix, and better to redo it. Toll brother wants to hide this problem and only the assistant showed up and trying to talk us down, do you have any suggestions for this situation? Any suggestions we would appreciate a lot.
