Inspecting a 2 month old TPO roof that still leaks

  • Today we went up on a commercial roof that is owned by a private landlord and leased out to a Family Dollar who called us and another store that does silkscreen and embroidery. As you will see in the video this 2 month old roof still leaks horribly into the Family Dollar Side due to a cheap " cheapest roofer" crew and poor installation practices. This roof was doomed to fail. The owner is not taking responsibility for her "saving money" actions and is placing blame on the AC companies when in fact it is primarily the roofing installer's job to identify any pre-existing issues, replace any and all deteriorated metal sub flooring and compromised substrate. On this roof this was not the case. This was a hurry up and make people happy install that may have saved up front costs but will cost thousands in return repairs and damaged product inside the store. Enjoy

    Are you even a roofer? That's a mechanically attached roof and I'd say they wanted it done cheap and didn't replace the old insulation. The little bit of water coming from those units isn't an issue. Check the curb flashing around the units, laps, corners. But it probably is a unit issue

    If u read the manufacturer label water ponding is fine if it dries up within 48 hrs

      And some even allow for more than that. In addition the whole ponding water issue is it because ponding water is a concern, it's because the magnification causes a heat increase.
      Witches in itself on the an issue if you have tall pair of pit walls or nearby buildings that will reflect light back onto the roof. So even if it ponded for 7 days before drying up, it's still wouldn't be the issue he's making it out to be

      @HonestDildo local AHJ might have changed but manufacturers standards haven't, and if they use IBC/IRC at all then the manufacturers 48 would Trump the AHJ 72.b

    You clearly haven't been on the roof long XD you made it obvious as soon as you stepped on the roof and started stating a bunch of false statements, like the pipe jack in the beginning. The pipe jack was perfectly done lol the ac units sitting on 4x4 wrapped in tpo, perfectly fine. The people who don't know how to "walk on the roof" were kicking out the wrinkles and making sure the tpo comes out flat. Pooling water on a tpo roof is perfectly fine in small puddles, especially on a roof that size. Idk if you knew this but tpo started out as a popular swimming pool liner lol I could keep going but I've got my point across.

      Ya I agree 100 percent been a commercial flat roofer for 22 years foreman for 19 years that roof looked fine to me your always going to have some standing water after rain events and that pipe in the beginning of video was properly installed his cut away showed a vent pipe from a dura-last system and it really was disturbing that he couldn’t tell difference between mechanical fastened roof which that one was and fully adhered which he thought it was supposed to be!🧐

      Pooling water won't pass city inspection here in MA not sure in your state.

    After watching your video, there are many discrepancies with what you are referencing as faulty workmanship issues. The ponding water issue is common, in particular when dealing with "As Built". And it appears that particular roof system is a mechanically fastened single ply, where no adhesives are used on the field sheets. Also, you mention cohesion when I think you were attempting to reference adhesion, two different attributes. The list goes on, but please review the content next time before posting your video please. One last thing, about the actual water intrusion points of entry, did you look on the outside of the CMU to confirm the wall has been properly sealed? The efflorescence is visible along all of the interior walls. HVAC units are probably the culprit for the additional leaks.

    Very typical roof. Must not be a experienced flat roofer. All the details looked done correctly and up to warranty standards. Check if water is getting in hvac duct or in those electrical conduits going through the duct.

    The blocks are not to keep pipe from rubbing roof, the blocks are to keep pipes of roof so water n debris can flow, and tpo is mechanically fastened, not fully adhered, so u will get spots that fill loose. There is no way you could charge owner the cost of a crane and ac guy to remove ac units. We have been putting 4x4 under units for 60 yrs.

      4x4s are the standard. Can't believe this guy wants a crane.
      That said, it is also to prevent run, which is why you also put a slip sheet under wood blocks and metal stands

    The funniest part about this is that usually you see roofers make a bad video and there's at least that one idiot out of every 10 that as clearly never done commercial work that decides to agree with the guy.
    But no, 30 comments here and everyone here can tell that you're completely clueless. I've seen people caulk in a pipe rather than flash it and they got more of a positive response than this video.

      And honestly even if you do a tear off, on a large building like that after years of warping from the previous roof, that deck is not going to lay smooth and flat anymore either. So even if they did tear off all the way down to the deck you're still going to get ponds like that

    It's pretty blatantly obvious that you have absolutely no idea what you're talking about.
    The roofers blame HVAC, and the HVAC company blamed the other HVAC, which conveniently was out there right before when the roof started leaking....
    Small puddles like that are no big deal. Not ideal. But not gonna cause leaks. And anyone who's ever installed knows the number 1 cage of puddles is the business owner can't pay for a good taper and to raise the curbs.
    What you showed was a 2 way vent, which NEVER GOES ON A PIPE. What they did is use a butyl seal and then clamp over the seal, which is what is required by every manufacturer. You then ideally clean off that excess, and use another seal of non-butyl over that. That includes Carlisle and GAF who you mentioned, who would not warranty you using the example you uploaded the way you mentioned.. 3:49
    Pipes shouldn't rub on tpo. Neither can Wood blocks. You are required to use slip sheets under, unless you use a Caddy stand or similar.
    7:24 You talk about how the membrane isn't adhered in those ares but you are on a mechanically attached roof. You don't adhere a mechanically attached roof. By literal definition a mechanically attached roof is attached mechanically and not with adhesives. What does spots are, if you would ever so much is done a single roof you would know this, in either the insulation or the previous roof they went over, which is entirely caused by pre-existing Substrates. So the low spots are where it dips down but the membrane is pulled tight over them. You did not need to lift those with a crane. An actual roofer can easily take a couple Long 2x4's and some jacks.
    Now that said, it does lead to a little bit of pre-existing failure. In the sense that it doesn't prevent hail damage
    Those TPO wrapped wood are pretty much the standard.
    As for the HVAC not properly draining. The way it was set up the HVAC would still drain, just not necessarily into the pipe meant to transport it off the roof.
    And running long runs like that to transport off the roof tends to fail a lot so you either make some form of punctuation trap or use a bigger pipe and loose connection, like what you called wrong.
    11:47 of course it's moving, it's mechanically attached, the most common form of installation, of which you've clearly never seen before

    How long have you been a roofer!?!? So much false statements
    Number one, you never want a buiding owner up on a roof watching the workers and getting in the way olus im sure they aremt fall arrest trained, they have no clue what theyre watching you do so why would they go up if they dont even understand what you're doing and why your doing. Never have i once in my 25 years of roofing seen a positive interaction from a home or business owner being on the roof to "watch" the experts do thier jobs, they get in the way, they hinder production from being in the way, or causing workers not to fully focus cause now they have to be extra careful around a green horn
