    Great Video! Quick Move In Homes by production builders are popping up more and more. Agents can show a new home and the sales rep can assist with contract/orientations/and closing dates. Win/Win.

      We certainly have had many more QMI opportunities recently. Happy to see more builders try to meet the needs of people who want new construction but don’t have the time to wait

    Hey Matt! Being in a coastal market outside coastal DE, the next shoe that's falling in real estate is the rising property insurance rates. In Florida and California, rising property insurance threatens to reduce the demand and raise the costs of real estate due to climate change. What is your prediction for coastal Delaware? Will rising insurance for property be adversely affected by flooding, etc.?? Interest rates are important but rising property insurance costs are another bogeyman.

      Luckily most of our state does not lie in a flood zone & we don’t often see the impacts of hurricanes. I went to college in the Carolina’s and they definitely were hit harder there with those types of storms. I think our geography & the way we sit on the coast line has us pretty protected. With a relatively low hurricane impact, I think insurance will remain relatively low as well

    I see home builders signs boasting "basements" isn't the water table too high for a basement?

      Depends on the area - and often times the particular homesite within a community. They have to test each homesite to see if it can accommodate a basement or not. Some builders are more cautious than others
