Funny! Met Dave at a record fair and resepctfully talked about buying records in person versus online....I'm close to his age and so I've been collecting for as long. Please know facts mean it is riskier buying in-person because a record can look Mint - especially under indoor neon light - and still play awful. Unless you play it there's no gaurantee. On the other hand, buy online and you'll have up to "Quadruple Protection "...(1) See and play the record on your system (2) Plus you can get a refund because of the Fund Source - e.g. Credit Card and/or (3) the Payment Platform - e.g. PayPal and/or (4) the Sale Platform e.g. eBay. Alas, Dave could not play records and would not offer a simple gaurantee. Again, this was just a respectful discussion of plain facts but he easily got very testy and moody. Not nice.

if 250 copies of a demo were sent out in the sixties ,how many would have survived in just playable or top condition

a good high percentage of Demo's are in mint, or unplayed condition.

A record can look in mint condition, look unplayed yet sound awful due to full of distortion crackles ect. Caused by a damaged or worn out stylus or its just a bad press. thats the downside to buying secondhand records .its not all about what it looks like it needs to be heard to do a proper valuation.its pot luck with secondhand records .
