  • Purchase of the property for non-residents
    For Secondary market (5 days to 1,5 months):
    - Open a bank account and transfer the money there.
    - Choose the unit.
    - 10% security deposit.
    - Sign the contract - Form F.
    - (If there is a mortgage it needs to be cleared)
    - Get the NOC from the Developer.
    - Prepare the manager's cheque.
    - Go for a transfer.
    Purchase from the developer:
    - Choose the unit.

    Hello! I can't find the solution to this problem about secondary market, any help?
    1) In order to get an investor visa (and a resident card) I need to buy a 1 Million AED property.
    2) In order to buy the property i need a bank account.
    3) in order to open a bank account i need the visa a and resident card.

    Hi Denis, what if you can't open an account in Dubai as a non resident? Can money be transferred to a lawyer who handles escrow account and issues the Manager's cheque?

    Denis .. its not possible for non resident to open bank account !! please advice us for this most banks refuse or request unlimited amount of paperwork

      Yes, banks will need to see some documents before they open a bank account for you.

    Hello Sir , we are planning to buy 2BHK.. we have selected 2 options JLT and Damac hills.
    Both are at same distance from office, so this is not a problem. The only question we have is JLT properties are 10 years old.. and almost all the buildings have similar maintenance issue like ac leakage etc. However we are worried if JLT properties are going to give us any return in next 5 years, if we plan to stay.. as it is going to be technically 15 years old. How do you see JLT buildings surviving? With DAMAC we are good, but our preference is community which JLT offers.

      When I said returns I mean if we plan to sell after 5 years.. which will by thn become 15 years.

      @@priyankarai1612 it depends a lot on the building. There are different buildings in JLT. If it already has some issues, most probably it's not the best choice... Try to find another project...
