Explained very well sir. Another indicator to use to check if the housing is affordable is to use Price-to-Rent ratio.
Price = house price
Rent = Annual Rent
If Price/Rent is < 15 then it is a no brainer buy. If that ratio is between 16 and 20 then we have to think about it and then buy or rent. But if it is more than 20, it is better to rent. In Chennai, right now this ratio is close to 35.
Price means 100% white money or Black+White ?

One more aspect that was driving the price is compared to 1980s nowadays both husband and wife are office going and also Onsite/ foreign opportunities in IT are giving them boost in income and most the IT corridor houses which increased in prices are due to this.
And the credit availability. It wasn't that easy to get a house loan during old days. But those changes have happened. Price has gone up to meet those. Now there is nothing new going to happen to drive the price further for a while.

You missed other perspectives. 1. Apart from seeing it as investment which generates dividend(rental income), we can see house as a product which gives personal living experience for its owners. This applies only to the first home. 2. Real estate provides an excellent hedge against inflation, so in the long term property appreciates also saving you rental expense. If you have a considerable sum for down payment so that your EMI is low, buying house is the best option.
Even from lease house you can save alot.. Bcoz if u spend 5 lakhs for that lease house means, after 3-4 years u will get that full amount without any deduction.. Own house and rental will create loss
only certain areas price will appreciate .
Gold is a good hedge for inflation,

He is saying the real estate is become very costly and unaffordable for Middle class.
In stock market bear market will give pain for investors but in real estate sideways gives pain - i.e if you buy a property for 1 crore now, the price of the property remains same or just few bugs up even after 10 years - so it becomes no growth investment and if you bought through EMI surely your interest going and principle would become 2 crore so you are losing 1 crore atleast. No middle class family can bear this loss.
Nowadays an apartment in metro city on average costing you 1 crore, hence it is affordable only for people atleast getting 2 lakh, and in our population that range people is very very low.
The real estate will grow only when it becomes affordable to middle class, only then speculators and short term investors would enter and the spike will come - until then it is a loss making investment.
P.S : I'm not a great translator or writer - i apologies if it looks like seeing a dubbing movie :D
He have just briefed about the real estate market bro. Like he started his video giving an example on real estate back in 80's where is got his first job he was getting 1000 INR as monthly salary and generally they would use 500 INR for house hold expense and with the another half 500 INR they spend on EMI mainly on real estate, so there was a property of 50,000 INR and he bought the property with the 500 INR paying EMI . so gradually what happens is that the number of monthly salaried employee increased and the trend to buy property had also increased so when the demand goes up the the price will also increase for the property, during this event the market speculators enters into the market and they invest in it and sell it when the price goes high but in other hand the monthly salary employees where unable to buy property with the money they have because of the High price in the property, so in today world real-estate is not a place to invest it can only be used as an utility and he also termed it as a slow poison for for the ppl who use it for investment purposes, like in stock market we have three movements like bull, bear and bunny but in real estate there is only bull and bunny moment, like the price will either goes up and stop at a certain level for couples of years then it would move up again .
This is the what he basically spoke in this episode he would come with more videos on real-estate in the upcoming episode itseems, I believe I have put 90 % of the things he said in this video hope this helps

Totally wrong... In 2005 at namakkal I sold my agriculture land one acre at one lakh rupees... Now per acre is 30 lakhs... He is telling only apartment's
2005 to 2008 there was a big jump.
Land one acre 1 lakh to 30 lakhs would have happened in 2008 itself. 2008 to 2020 not a big change.
