Somewhere there are great schools for kids. We were in Nashville a few months ago. Loved it, but looking for more of a Town feel. I’m open to a wide area. Would like to be a bit close to Nashville, maybe under 3 hours. We are country people. I currently have a home in Chateaugay NY. Looking for a good deal., maybe some land. Pretty broad. Good schools, low crime, etc.
A small town in Tennessee is good for me, a quiet neighborhood, lots of sunshine, trees with beautiful flowers and landscapes with no over crowding, reasonable house prices and minimal traffic. 💐💯
Eastern TN is so gorgeous! Surprised more of those towns are not on your list. I could care less about the Memphis or Nashville areas. Considering relocating from Texas, no way you'd get me out of Texas for a middle TN town. We would want to be near those beautiful Smoky Mountains!

I agree. Metro Memphis and metro Nashville are the worst places in the state. Memphis is known as Mogadishu on the Mississippi. Eastern TN from the Cumberland Plateau to the Smokies is where you want to be.
I moved from a suburb of Memphis to the Smokies. I love the area I'm at, but the touristy parts of the Smokies would rival any of the traffic in the metro areas. And it's not just the summer or leaf peeping months.
Eastern Knoxville is very nice. Next to the Smokies National park. I live there too. Nice people pretty woods and area. Lake near by too. Could be a 10 ten place to live. Miss.
I moved th East Tennessee in 2005 after I retired. My Vietnam hero was disabled from Agent Orange complications. We were about an hour from Johnson City and a great VA hospital. Being near the Smoky Mountains was thrilling. We loved the area and the people. It's a smaller community but has everything we needed.
@@ilpostinomotociclista270 there are quite a few VA hospitals all across TN. Murfreesboro has an excellent VA hospital and there is also one in Johnson City - here is a link for more info: www.va.gov/johnson-city-vet-center/

I am a J.C. resident. 75 yes. Been across the USA a number of times. California resident 2 times. Early 20's (hippy time) later at late 30's. Fla. for a short time. Really there is no place like it except possibly N. Ga. Only thing negative is massive Med. Centers and many, many large houses growing in various places that at one time were farms. Down toward Telford and Greenville is still about like it was. Hwy. 107 and river still good.
I was born and raised in Tennessee, I still live in my small town, Springfield, in Robertson county in middle Tennessee next to the Kentucky border. I love Tennessee and could never leave, however, new influx of people from all over is destroying our way of life. Every available farm is being built over with houses on top of each other. We can no longer keep up the infrastructure to meet the demands. If you want to find a house to rent, forget it! House flipping has decimated the housing market. We do not have a state income tax which attracts many retirees but this entire mess will collapse before long. Salaries are much lower in Tennessee compared to many states like California or New York, also ultra and I mean ultra conservative everything. I’m glad that I am 63, retired with a pension, my home is paid off, and on Social Security or else I would be screwed
I live right over in Sumner County and have been wishing I would have bought land in Springfield ten years ago when I first came here. Now even with my retirement and most jobs it's difficult to keep up with the rent.
This is the most boomer comment Ive ever read. A pension?! Destroying OUR way of life? I also live in springfield and everyone who wants to move here is welcome. America is a glorious melting pot of diversity. Come to Springfield - bring your family. Fix-up the south part of town. Build a Chik-Fil-A, a Publix. Buy that building Rite-Aid was in and make something amazing. Come here and enjoy it with us. Lets build springfield UP, not OUT. Bring the latino community here with their family-focused culture and delicious food. Bring yourself with your remote job here and have your kids play with our kids at the park. Let's change the minds of the old generation, the southern generation of exclusion - you coming here is a blessing to all of us. I did not grow up here and have dealt with side-eyed looks for years and Im sick of it. Were all welcome and I'll start it off by saying it - youre welcome here.
@@troyturner6498 America is a great melting pot, I agree, however proper planning is key to making a community work for everyone living there. Large developers building 200 house on what was a farm is way too much. That means at least 400 more cars on small rural roads that are not maintained to begin with. Look at our Downtown, and Main Street, boarded up buildings, vacant buildings, it would be nice to see some new comers move in and revitalize the town, but I don’t see that happening. Who can afford to buy the Rite-Aid building and put in something amazing. It’s been empty for years, the cost to lease a property for a business is through the roof. I know I have family members in business in Springfield and I know what they pay. Our salaries here do not afford such expenses. We no longer have a bowling alley or a skating rink for the young people, not even a movie theater. Yes, it would be wonderful to have some or even one of these come back, but it’s not happening. If you have the money or can get a group to invest it, you can start to Build it up, that would be great
Connecticut is insanely expensive. Affluent professionals, the very rich, lots of struggling average earners, and lots of poor who are on benefits. It is a flat kind of ugly state and boring also.
@@ganymeade5151 Having lived there for most of my life I can comment on your assessment of scenery and activities. The NW corner has beautiful Mohawk Mountain and other varied terrain around the area. MM is a state forest and has a ski area. The Appalachian Trail goes over it and you can drive to the top where communications facilities are located. State Police for one. The NE corner, where I was born, is also nice in it's own way. For me, the coast is where to be. I lived in various towns around New Haven and the shoreline is quite nice. I miss the seafood. No lobsters or clams that I've located so far. Never living there or anywhere else like it again though. COL, taxes, and left wing politics would keep me away.
Yes get people to go to western and middle TN, we're being overrun in east TN. "It's so pretty" and "we like all the nature and wildlife" are the most common reasons I hear. Never mind that the more people that move here means the less nature and wildlife there will be to see and enjoy. And I would not mind the influx of people so much if they were not insistent on developing new land instead of buying existing homes and developed land.
Cookeville is the fastest-growing micropolitan area in the state and the seventh fastest-growing in the nation. Surrounded by lakes and parks, Cookeville is absolutely beautiful. We also have one of the best small universities in the country. Job growth outpaces the national average, and the cost of living is low.
Well I don't actually live in cookeville tn ....I live 14 miles east of cookeville.....I do work in cookeville at above mentioned university....Tennessee Tech ....and there is a major amount of construction on the campus .....they have already added 2 new state of the art buildings to campus ....the new campus recreation building is honestly something to see ....and the new science building has the best there is to offer in those fields of study.....and ground has already been broke for a new engineering building ...
I lived in Smithville about 17 miles west of Cookville on hiway18 right off of 40 where Center Hill Lake sits beautiful area and a quaint little town of course that was 20 years ago
As someone who grew up in Memphis area I can tell you the crime in Shelby County is growing. These are the last places you want to live. Everyone I know are doing what they can to get out of here. It is a crime haven area.
Memphis is a failed city. It is the most dangerous city in the country -- beating out Chicago. She lost a hell of a lot of credibility by recommending two cities in Shelby County.
@P. Tiesti Nashville itself isn’t so great either. First they got waves of 3rd world immigrants. Now they’re getting waves of immigrants from blue states who are bringing there leftist voting habits with them.
I currently live in the 3rd worse state in the union, Illinois. i plan to move to East TN when i retire, love the smokies and plan on working for the park service or volunteering. i just hope by the time i retire housing is affordable there or near there. i would never live in Nashville, traffic is horrible, Memphis, too much crime, but Chattanooga looks pretty inviting. thanks for the video!
In Collierville and Germantown they built several large apartment complexes and these cities are dramatically changing. Nashville had a 34% increase in property taxes in 2021. Look carefully before you leap.
I guess it depends on how your wanting to live. I used to live 15 minutes away from work in Nashville and it would take me 45 minutes or longer some days just to get there cause of traffic. And that was in 1994. If it’s not heavy traffic it’s a wreck or construction.
Traffic has definitely increased, but in a bigger city like Nashville I think it can be somewhat expected. There are parts of Tennessee where traffic isn't too bad, but the bigger cities are experiencing the most traffic for sure.
I lived in Cookeville TN for 5 years from 2010-2015, great small city with a lot to offer. Just about an hour drive to Nashville or Knoxville. I only moved away to be closer to family.
I'm noticing East Tennessee is getting much more expensive than I remember. I'm from there but have lived in LA for decades. The weather here is great except for the really hot summer months. I want to move back but the cost to move is too much for me. Not sure I could get used to the humid air. Here it's after 9pm but humidity outside is 20%.
I live in San Luis Obispo co from Sevier Co. and I don't miss it at all! Traffic in Sevier Co. Is like LA. I moved in the mid 90's. Now Gatlinburg and Pigeon Forge have both had two pretty bad wildfires. The weather here is definitely way better. Winters in East Tennessee were super depressing 😴😩
@@tennjen18 exaggerate much? I am from central California and currently live just east of Gatlinburg/pigeon forge/Sevierville area. You couldn’t pay me to move back. To say traffic in Gatlinburg/pigeon forge is like LA? Please. In the height of tourist season it might take an hour to drive through all three cities on surface roads max. Other than crazy summer (this is our life’s blood, tourism) it will take 30 minutes with zero slow downs. I lived in LA for a year with a 3.5 hour commute year round each way because I couldn’t afford to live any closer. As for weather, central coast is great if you want to wear a windbreaker every day of the year and it’s very expensive. Here we have seasons winter is horrible? Why because it snows 3-5 days a year? That’s amazing. I make 100k a year, I own 5 Acres of woods in the mountains, New house, large out building with garage and workshop and two large storage rooms, large deck with hot tub and assorted toys(side by side, electric motorcycle, etc) and I don’t owe a dime on any of it. To do that in California much less on the Central coast and be debt free I would need millions. Be happy with your choices I’ll be happy with mine. Oh by the way, how much is gas right now?
With Ford Blue Oval coming to west Tennessee, that area will change significantly. There are many counties surrounding it…..Haywood, Tipton, Fayette, Hardeman counties….all a short commute from this place of employment.
It's helping us a lot in Tipton from the tornado. It's bringing jobs everywhere. Houses are coming, and jobs need to compensate for extra people. Big growth.
I was born and raised, and still live in Tennessee. I’m in between Knoxville and Nashville. My town is very rural. Lol we have absolutely nothing here.
Chattanooga has a very high crime rate poverty is high city leadership is bad. If I was mayor of Chattanooga it would be completely different it’s a smaller version of Memphis. Not a good city for raising a family or if you want to feel safe walking through the neighborhoods.
Born and raised in a small town about 30 minutes north of Nashville called Portland Tennessee it's the last exit on interstate 65 before you go into Kentucky.
We love Tennessee and would love to move there but right now we're stuck in Southern Ohio. Our favorite place is Pigeon Forge but we also love Knoxville. We sing Southern Gospel music and we go down there a lot and have quite a few friends there. We're really hoping to move down there in 2022 but if not, 2023 for sure.
I came from southern Ohio. I was right in Wellsville/East Liverpool area. Now, too close to Nashville for someone who likes the country and hates traffic...
@@elliecofer3252 We come down there quite often. We sing Southern Gospel music and sing in that area a lot. We have a lot of friends in that area. We love it.
@Kenny Johnson I haven't been to Eldora. My uncle Mike Mougey raced a late model there years ago, but I never made it. I do go to Atomic speedway and Portsmouth Raceway Park. Personally I hate Ohio and would love to move. Hopefully soon.
The Nashville metro area is being overwhelmed wirh new residents and those in charge of the infrastructure are not preparing in any way. Many of the interstates flowing into the city have the same capacity as ithey did in the 1970's despite adding over 1 million residents. Nolensville and Spring Hill have narrow 2 lane roads with a million stoplights which create gridlock.
I LOVE your take on #9, Chattanooga. I'm from South Nashville and I've spent almost every summer visiting Chattanooga... It's a beautiful city with so much nature, diversity, creativity and unique restaurant concepts. Love love love this video! Also, I currently live in East Nashville (just outside of Downtown) and I am SUCH a fan. Really fun city for anyone who loves music, adventure, solid food scenes, and cool people!
Lived in Memphis since 1967. Hated every minute of it. Moved to Atoka, TN 4 years ago in Tipton County, just North of Memphis. Have enjoyed each day living here. Still close to Memphis and all the things to do there yet living in a rural town with all of the quiet and great neighbors is fantastik.
@@KennyJohnson-ym6ux - We must live in different cultural circles then. Have lived in Atoka now for 5 years. Of course I am retired yet that gives me time to observe many things. The vast majority of folks living in Atoka are military families or retired military families. Then apart from the occasional young person with high spirits the driving of people in these parts is quite laid back compared to the rush and hastiness of city drivers. Inordinate amount of white vehicles though! Not sure of reason behind that!
@@paulrivalto1974 To be fair, they were stereotypical vehicles that tons of young people drive. Mainly lifted trucks and muscle cars do the speeding. I've only been a few times, so maybe speeding isn't a problem.
@@KennyJohnson-ym6ux - Each of the small towns has a fall fair here abouts: Atoka, Munford, Rosemark, Covington and so forth. Then each will have a car show at the fair. From classics & Antiques to more modern modified cars and trucks. Then some very rare cars as well! It is a good life out here in the sticks! My wife and I enjoy it so!
Gatlinburg is just not what it used to be our towns infrastructure wasn't made to support so many people traffic is jammed the nature is littered there's absolutely no housing for locals anymore and it's getting so expensive that the people that are the lifeblood of this beautiful area can't afford to live in it. Absolutely devastating.
So glad I moved to a rural county in CA back in the mid 90's!! I literally had culture shock the last time I went to visit my folks in Sevierville. Middle Creek road was turned into a freeway and there were cabins thrown up all over all the mountains. Two of my friends lost their homes to the wildfires in Gatlinburg. The traffic reminds me of L.A. 😥
There are actually lots of people moving from Murfreesboro. It is the fastest growing city, and the traffic is starting to become a major issue. The city is outgrowing the infrastructure. It is a nice city with lots of shopping and restaurants though. The neighboring Coffee County is getting lots of outflow residents.
I've lived in TN most of my life. I am surprised that Jonesborough is not on your list. It's a small laid-back town and is the home of the national storytelling center. I sensed a bit of bias from the narrator as it seemed all of her 9 locations were Nashville based except Chattanooga. I believe she's just attemting to sale real-estate in and around Davidson county. Then again I may be a bit bias myself, although I have lived in California, Pennsylvania and Georgia. I work in the entertainment industry and have spent a considerable amount of time in TN, NC, SC, VA, GA, AL, MS, FL, KY I'm not trying to say I'm an expert on where to live but, I do claim that I have lived outside of the city and state in was born, raised and educated in!
Remember this girl said its her opinion, now look at her age & what she likes, She made no mention of Golfing, Fishing, Hunting, Boating, Skiing, Swimming, Creeks, Rivers, Mountains !. Now she told the truth and did a good job, way better than I could do & all about what she is familiar with.. Take a look at Oak ridge with not much to do, that has the River running nearly thru it, Dinning on the water, many many water sports and hunting, or head over to Moonshine Capital of Cock County, OR Crossville Golf Capital of Tennessee top of the Cumberland Plateau with over a half dozen nice boating & Fishing Lakes. Folks from Bristol to Memphis, Chattanooga to Kentucky I don't think you will beat Tennessee, 8 States touch TN. how many does your State have ?.

All I have to say is leave your nonsense in the state you came from and don't try to change our way of life we don't want that in Tennessee we love our state and the way of life here not looking to change anything.

The Tri-Cities are a great place to live and raise a family. Please check out Kingsport's Dobyns-Bennett high school. It is a nationally ranked HS with great academics. Has one of the largest marching bands in the nation that is nationally recognized as well. I don't live in Tennessee I live in Huntsville Alabama just 20 miles from the border it is a beautiful state but most southern states are beautiful so is ours but I think what you should do for people wanting to move to Tennessee especially if they're not in the market to have to work little towns like War Trace Bell Buckle Lynchburg now I could say those are towns that I would love to move to and then you can go see all the other ones and they have towns like that all over the place just like Alabama and I don't know for fact but I would probably say housing would be a lot more reasonable plus you could get some acreage but I think you did a good job on it
My favorite place to eat at is Cravin Wings in Seymour. I lived over there for 2 years but now I'm back in my home county of Campbell county/LaFollette
I was born and lived all my life here in Tennessee, when I was growing up here back in the 60’s, little or no crime , never heard sirens, and if you did you knew something bad was going on, now its sirens day and night, A shooting almost every day, you see on the news, and the drugs, o my the drugs, and more drugs. This use to be a great place to live, but sense everybody is moving in here the crime has skyrocketed. I don’t care about the people moving in here, just don’t bring your crime with you. We use to leave our doors unlocked when I was growing up here, now you better bolt every door and window now, or you will not have anything left in your house.
Thank you hon you answered a lot of questions I am from Indiana north and I love Tenn I think I would love to move there I visit every year thanks so much
Campbell county, Claiborne county or Anderson county are all what you describe here. All 3 are also just a hop and a skip away from the great Smokey mountains and the larger city of Knoxville
Chattanooga is becoming like a los angles California traffic NIGHTMARE. The city itself is good, but the traffic!!! Traffic is one of the major reasons we HAD to leave California. We moved to Cleveland and very happy we did. Growing a bit too fast, but the people and atmosphere is calming. Just so you know, we are very conservative here and want to stay that way. Please note.

I’m looking to leave California for Tennessee for conservative values, lower cost of living for retirement. We do not want to move to a city, country property in eastern Tennessee near a lake would be great for retirement. Can you suggest places for seniors.
Come where I live in the Henderson and Decatur county areas. Very low cost of living but still close to a small city called Lexington where all of the amenities you're looking for are.
Oak Ridge is minutes away from Knoxville and is a hub for the Nuclear Industry. Lots of DOE jobs and private firms too. A good place for engineers who love their outdoors. Saying “I don’t remember much to do there” is not how you sell a city.
I'm not selling a city, I am giving my honest opinion on a list of the top cities in Tennessee. I recommend that everyone visits a city that they potentially are interested in so they can form their own opinions. Have a great day!
Yes it is absolutely gorgeous here however it’s looking like the laws are going backwards for everything! I do not recommend living in Tennessee and I live here!
Just know there are pockets of great places to live in CA. Family places. Its not all bad. It is good that TN is receiving many new residents:) Better wide them roads, and get more medical care, cuz theya comin.
It’s a suburb of Knoxville and about 20 minutes away from downtown. Small town in Loudoun county and near tellico village. Very nice area. I live here for 10 years and 5 minutes near the airport
A lot of the State's budget goes to building and maintaining golf courses... more money on golf than Healthcare because the people who can afford golf can afford health care. And it's their money... seing as the state taxes resl estate instead of income.
I have a home in Illinois but five years ago I bought a home in Cookeville tn actually just outside of Cookeville and live in Tn in the winter I would launch illinois but grand children keep me planted in Illinois. Cookeville..big little city has it all and just drive a few miles to get out in the country
Tennessee is turning into a gentrified nightmare. Locals cannot afford the real estate prices that have been inflated by all the people moving in from out of state. Our infrastructure sucks because no one believes in paying taxes. Traffic sucks in all major cities. Nashville is ridiculously expensive. You'll be fine there if you are rich and don't have to work for a living and never have to drive anywhere. The state just gerrymandering Nashville so that the rural areas surrounding the city control who they elect to Congress and the legislature. The state legislature loves to micromanage Nashville. Tennessee is not the utopia the real estate industry portrays it as. Rural areas have lots of meth and opioid addiction and poverty.
I moved to TN from TX without ever being to TN. Never even been thru it or knew anyone from TN. Just up and moved to TN. Its definitely different. Still getting use to seeing people with mullet haircuts and Confederate flags on people homes and trucks.
Crime and gang activity is very rampant in Knoxville right now. I suggest either west Knox county or North Knox county, I would stay away from living within the Knoxville city limits
Oak Ridge has less to do than you thought....besides Big Eds Pizza. Bonus Tip- Quit moving to Knoxville. Traffic is absolute misery and real estate is twice the price that is was 3 years ago.
If you HAVE to live in Nashville/mid TN area, my suggestion is live as close as reasonably possible to where you work. Traffic SUCKS in this town, especially if you have to commute along I-24 from Murfreesboro into Nashville. Really I think Nashville and all its suburbs are way overpriced, the sprawl is relentless, its becoming Atlanta IMO. If you really want some place affordable with some acreage, you need to move 40+ miles from downtown Nashville. Or live in one of Nashville's core neighborhoods where you can walk places if you want that less car dependent lifestyle, just be prepared to pay a ton of $$$$ for a condo or meh 1500 sq foot house and you'll still need a car. Personally if you want a city lifestyle where you can get by without a car, Nashville is not your place. If you love the suburbs, Nashville does have some nice ones but they are pricey now days.
Oh, I had a feeling the #1 would be Nashville.. taxes in Davidson County is insane.. you have to be rich to live within the county. I live up in Montgomery County (Clarksville).

If you have the money or can get a group to invest it, you can start to Build it up, that would be great
Doye Worrell I was born and raised in Springfield Tennessee moved away a couple of times but wind up back in Springfield.I love me some Tennessee.
Amen they are doing the same thing in Greene county. And bringing all of what they moved away from with them.
Grew up in Cleveland, (about 25 miles from Chattanooga) 1955-74.
Used to love going to Parksville Lake, Ocoee River, Chilhowee, McKamy Lake, etc.
You should do a breakdown on (Best places to live) East, Middle, West!
Moved to Johnson City from Connectishit this year. All of our wishes have come true. It's wonderful here.
This is like a list of the most expensive places to live in Tennessee
@@donaldwilcoxjr.5212 Tech is growing. It has a beautiful campus. Additionally, Cookeville is adding hundreds of new jobs. It's a great place to live.
Include me in that group. I lived in Bartlett for the last 20 or so years. The last 2 I've lived in Gatlinburg. I will not go back!
Memphis is a failed city. It is the most dangerous city in the country -- beating out Chicago. She lost a hell of a lot of credibility by recommending two cities in Shelby County.
Nashville is too. I’m guessing the CA and NYers didn’t Google that.
@P. Tiesti Nashville itself isn’t so great either. First they got waves of 3rd world immigrants. Now they’re getting waves of immigrants from blue states who are bringing there leftist voting habits with them.
Over 75% of the 3rd graders are failing in Shelby. Tipton is for people living in Shelby to escape and still feel at home.
I drive thru Nashville all the time. The traffic is insane and garbage thrown along the roads. ..aweful.
Homeless population and crime will increase due to unaffordable housing.
34% holy shite
We’ve lived in Memphis and Nashville and now live in Lebanon. Rural, small town warmth with surprising amenities and still convenient to Nashville.
Lebanon is a great place to live!
You mean LebNon? 😃😅
Yeah cause they only visiting I work in Chattanooga and I see the really ugly side of it.
Agreed. Great place to visit, but not live.
I live in Knoxville it’s amazing

We sing Southern Gospel music and sing in that area a lot.
We have a lot of friends in that area.

This is the opposite of my Aunt. She's from Memphis and moved to Southern Ohio. Please tell me you went to Eldora Speedway.
@Kenny Johnson I haven't been to Eldora.
East Tennessee is the greatest place on earth ❤️
other than northwest tennessee.
Left the Nashville area for Van Buren county.
Best thing ever.
Nashville is for rich, younger people who love the city life and night life and don't mind traffic.
Atoka people sure love speeding. Tons of them are actually race car drivers, which explains a lot.
@@paulrivalto1974 I went to a car show at some college in Covington and a 2007 mustang won the classic competition.
@@tennjen18
From my experience Pigeon Forge/Gatlinburg has the worst traffic in the state of Tennessee.
We're moving to Chattanooga. Can't wait to get there. Super chill place to live!
Where would you suggest in TN
Thanks for comment about Oak Ridge.
I was born and raised in NW Indiana. Lived in Germantown TN for 23 Years then moved to Collierville 22 years ago. Memphis suburbs are very different from the city of Memphis. I love Tennessee.

All I have to say is leave your nonsense in the state you came from and don't try to change our way of life we don't want that in Tennessee we love our state and the way of life here not looking to change anything.
I’m retired, wife can retire any day. We have our granddaughter. We want her to have opportunities we didn’t. We are Both Retired NYS Correction Officer’s. The Tri-Cities are a great place to live and raise a family. Please check out Kingsport's Dobyns-Bennett high school. It is a nationally ranked HS with great academics. A lot of the State's budget goes to building and maintaining golf courses... more money on golf than Healthcare because the people who can afford golf can afford health care. And it's their money... seing as the state taxes resl estate instead of income.

I'm curious why Knoxville wasn't on your list!
