my thoughts also, a bit overpriced,
Hindi yan overpriced, kung mag based ako sa sinabi ni sir na 136 square meters na floor area, papatak lang nang 18,382 per sqm. mura na yun with that kind of finish, and kita mo naman ung mga ginamit na materials, plus with fence and roofdeck pa.

Been watching you guys for how many days na at pansin ko ung presentation ng mga vid nyo, hindi ako expert or wala akong pinag aralan pero I appreciate about sa dami kung napapanuod na mga house tour at presentation ay you need to improve your presentation like use a wireless microphone, try to remove the mask while talking to camera and try to focus the camera on mostly all full spot of the house na makikita ng viewers, sorry napansin ko lang kasi Im interested sa mga presentaion ng mga bahay kaya been watching halos karamihan dito...GOD BLESS AT MABUHAY..

Is the 2.5 million for labor construction and materials? If that is correct at 18k per sqm that is a good deal to build final house. Assuming electrical and plumbing is also completed in that price.

I would of definitely had a master bedroom upstairs (then I suppose that could potentially added maybe later) bedroom by kitchen is ok .... then had the livingroom much larger w/o the bedroom beside it.

Yung terrace sa itaas pwede pang dalawang bedroom then you could have removed the bedroom downstairs para lumuwag sana yung living area. Lumalabas na mas malaki pa veranda sa itaas kesa sa living area, Sayang yung space. Reaction ko lang po.

hello, gusto ko lng mag tanong OFW ako architect, magkano na presyuhan ngayon sa pinas per sqm? kasi bago ako umalis sa pinas 15 years ago nasa 18-20k pesos ang per sqm, good quality finish na yun.
ngayon kasi gusto ko gawin yung bahay ko pero wala na akong idea sa presyo ng per sqm.

Ask ko lang bakit halos lahat ng mga houses walang screen ung windows or not included
screen are for additionalpo ni client. and usually sa turn overs namin wala pa sila pinapalagay. kumbaga idadagdag na lang po nila ito sa future.
