  • In this episode, we will address a question from a young lady regarding her being stuck in a situation. She bought a landed terrace house she regretted after listening to her relatives and now she is asking how she can move forward.
    She also shared her insight after living in an individual landed terrace home which was worst than she ever imagined. She just can't wait to move out into her initial decision, a soho unit for both her career and ownstay.

    I was shocked to hear a 20s young people can afford to buy a 600k house + renovation. Most 20s just graduated and earns 2k-3k a month, on public transport. She is lucky 😊

    Is the landed house at that time is new house or second handed. The location is great and it is not easy to get at that price nowadays for new project. Maybe you can rent out first, the house already furnish and hold on until it appreciate by that only consider to sell. For time another thing, maybe when you had a partner, he can accompany you . Just giving advise by time goes by perhaps you will change perceptions. It is because actually I like landed because I stay high rise, especially covid time i want to go out on a land compound.However no budget to buy but is up to your own preference.

    But investment wise it is still a good investment considering the area and it is a landed freehold. If she holds on, she’d be able to make a good profit maybe 5-10 years after. What do you think iherng

      @@atengku9660 Also, USJ2 (USJ in general) is a very matured neighbourhood. Buying for own stay is good but for rental income than its kind of a no go. Dont ever think about trying to flip the house either, why? Its a 30-year-old terrace, I'll just stop right there.

    Hi Iherng, I hv been house hunting for a while and noticed that many landed properties I visited do not hv underground power cables (mostly, overhead power cables). Question, Can I engage a renovator or builder or architect to move the overhead cables undergrown and if yes, what kind of troubles, costs and whatever else to expect?

      Erm, I don't think so you can Lynn because you don't own the power cables, hence you don't own the right to change it.
      The only way would be when there's an initiative from the government to improve the power cabling for the entire neighborhood.

    Line the inner perimeter, doors, windows (out of the rain line) of the house with termite insecticide, no lizard, cockroaches, ants and small insects will disappear from your living space. Caveat: house will stick of insecticide for 1-2 days, need airing. Ang your household cannot have young kids or toddlers that are left alone crawling around he house and picking up items from floors to put into the mouth. These items may pick up the insecticide, certainly not fatal (such small amounts) but not great for health. Small pets is another issue. The insecticide would not poison you as long as you don't lick it up liberally yourself or have it leech into your food or water source because the insecticide is water soluble.
    P.s. can also try non chemical, natural insect repellents, but much lower effectiveness
    P.s. repels small snakes too, but useless against small mammals, like rodents

    I fell into the trap, when I was 25, parents pressured me to buy a house when I wasn't ready, then got mortgage, car loan some more... the house just appreciated just a little bit when I sold them. At least she's financially able to service the mortgage n her lifestyle

    Question why she 'listened' to her family ? Because they are helping her financially? Also, quite shockingly, a young people in 20s would adhere to family advice. Even she is using her own $$$, then I don't really get it.

    Property investment in malaysia is never a good investment. That is a fact, not a lie. Buy because you need it. Even if you buy for investment the capital return is only a few hundred thousand dollars the most. Plus if move into a property you most likely will end up with a upgraded with very bad habits or some rich dato that most likely boss you around and bully you, I personally experience that. Not to mention chance of being rob is high.

      That's one way of looking at it. Another would be super hardworking and courage to pursue the road less taken... Luck is only when opportunity meets preparation:)
