    A tip from a tech: don't delegate all the crap to the new guy. I hate doing all of the turns, always getting the drain clog work orders, dog poop, I could go on. I've never been sick as much as at this job. I wash my hands diligently and try to be cleanest as possible. It's also demoralizing. I want to quit or find a different place. Busting out turns all day, only to get back in the shop to see him playing games on his phone, or building planter boxes for himself, etc. There's no sense of team or comradery.

      😬 that guy doesn't sound like a good supervisor. Honestly it's going to be almost impossible to change that persons work ethics, and in the office he probably claims he did all the work.
      Sometimes it's better to change company. Money is impossible, but mental health is definitely more!!

      Unfortunately some supervisors are like that. They think they know everything and it's below them to pick up trash and do the shifty work orders. I don't know how long you've been in this industry but there are also people like me who will get more work done that the techs. I'm no longer in this industry but at my last property I was closing twice as many work orders than my technicians and keep in mind that I get the shitty ones because people here in Atlanta are püssies.

      A tip from the new guy: suck it up. They wanna know what you're worth as the new guy. Did you gripe on turns while everyone else busted out work orders that day?
      Just don't let it degrade your morale to the point of self-loathing.
      It's funny reading this, as I was the new guy, who did all the doo doo sink clogs and so on, and still ended up recycling the thrown out furniture in real downtime to make into planter boxes.
      If you know you're doing a great job, does anyone else even have to tell you?
      Wear your badges you earn, and be the best that never was.

      @@livemyw0rld You made those planters on the clock? While the rest of the team "sucked it up" and pulled turn after turn? It's snow season, so get up early and get it cleared before starting those turns. What a joke of an expectation from your peers.

      The work orders are part of the day on top of the turns. Work orders are not hard and don't take up much of time.
      He isn't an executive or anything, just in charge of the maintenance. If he gets us to do all the work, the job is done and that's all the company cares about. I would rather work for someone who understands they're part of it. Not some lord giving orders to a his tiny number of subjects. A leader of a team of people who have a job to accomplish together.

    Twenty years in as maintenance director and I still have the same damn problem with the general manager micro managing and screwing up the priorities. Tough spot, it doesn’t go away. Mine tries to “help” also, always makes things worse! Great video!

      I hear you!! A tenant walks in the door crying about his fridge light and the manager pulls you or someone of an actual emergency. Or you think someone is almost done with a project or work order and it turns out the manager has them doing something completely different that can definitely wait.
      My manager has gotten really good about all this, even when the guys tell her "I'm going to do this different or later" she always asks them if I already now. And when she needs something done she calls me to see if she can use one of the guys and who. And everything runs much smoother.

    Great topic.. i set up a text, group if something like no hot water or a toilet clogged. The office staff and managers will text to the whole maintenance team including the housekeeper and we all are supposed to chime in and we all know where the maintenance team is at

    Yep exactly right everything needs a work order. Been in the same kind of situation then they think you're not doing anything or not doing much.

    In my case, the company i work for doesn't micro manage what i do or where I'm at. I have freedom to buy whatever i need when i need it without having to ask permission. I'm the maintenance person not my manager. I don't do her job and she doesn't do mine. Each property is run by a single maintenance guy and some of us have 2 or 3 properties and some have 1 property. However, between maintenance and management sometimes we disagree on priorities. I doesn't happen very often but it happens. It's all about having mutual respect and patience with each other. I'm thankful i work alone as a maintenance guy because sometimes dealing with others and the way they do things can cause friction. Our maintenance supervisor travels around our different properties doing all sorts of things (mainly dealing with contractors for big jobs) like REAC inspections and the sort. Our supervisor is the type of person that always helps and NOT just bark orders while he stands around like some others. He does everything and absolutely helps us with any questions we may have even when he's at home. That's the kind of supervisor that earns our respect.

    Exactly right supervisor needs to delegate all the work to the text when the manager starts interfering then the job becomes incredibly frustrating and difficult and you can't do what you need to do to operate successfully and it also does matter on the property age just like you said at the beginning.

    Also right on the two different types of supervisors one that knows how to do all the work and then one knows how to delegate all the work. It's important to know both.

    I’m a new supervisor. So when you say tell the manager and office to give your work orders so you can delegate the work to maintenance, do you mean all the work orders ?

      I just quit the company I was at and now do contract work. But I was hourly for years

    It's good to know that I'm not the only one that has these seemingly common issues. I can't stand when the office supersedes your daily tasks you issue to the maintenance techs And don't put in work orders for your work. Then the regional comes and says oh you only got three work orders done this week what's going on. Yeah because we did 35 work orders but none of the other work orders were put in. They were just word of mouth go do this go do that. It's a fucking headache to be honest with you
