- This video is for anybody that wants to be a maintenance technician and has no experience. This video is also good for new maintenance techs that are still learning.
In this video I go over basic training and good practices to do thing right since the beginning. This video is also good as a training for companies that want to train new maintenance technichians. I go over basic ethical practices that will creat great reliable maintenance technicians. I also give some tips for making good teamwork practices. The last part of the video is about basic tools that a maintenance tech will need to start and succeed in this trade. I truly believe this video will be of great help to anyone that is interested in this amazing trade.

Attitude is good but I’d rather be the more efficient guy. From my experience a lot of residents talk behind your back no matter how nice you are
Spot on .. 13 yrs on the same property. Started as a make ready guy with various construction experience , but no multi family experience. Made lead tech in 3 yrs .. All about the mindset . Attitude . And tools of the trade . .. all equally important.. you touched ALL the bases.. Good job !

Great video, a lot of good info for both a new tech and someone that’s been on the job for couple of years. Just wanted to add couple stuff. 1. Maintenance tags: no one wants to come home and see that someone has been in their house. Resident like to know if the request has been complete or if you are coming back. Parts needed etc.. 2. Always carry booties (shoe cover) it’s easy to put a set in your pockets and take em out when you need them. 3. Never promise you are coming back at a specific time. Things happen all the time. Residents sometimes wait for tech and stuff happens “emergencies” and you never went back. Now the resident is upset because you had them waiting. Always give a time frame or follow up. 3. Do Not say “just this time” it will never stop. 4. Don’t be afraid of asking for help. I have stuff broken because I wanted to take care of it by my self. Wanted to finish the work fast. Now we have to order new glass doors. Lol
Those are just some of the basic stuff I think it can be useful.
I’m a tech with some years in the Los Angeles area and you learn something new everyday.

Booties can be a nuisance or even an impossibility on some jobs such as a back up etc. In the real world most times, just your presence is enough and tenants won't mind if you happen to come in off the street with your shoes on and no booties. I speak from years of experience. Here's an example: you go to a call for sump pump issue with flooding. Wearing booties would be highly inappropriate. There are many others. And, too if you're working an a/c call and you are in and out booties might prohibite your ability to effectively service equipment. And on and on. I generally ask if it's okay to come in with my shoes on or, depending on the looks of the unit maybe opt out of using anything but waders. Some are that filthy. You have to be real.
Excellent video! I was just a clean up guy after hours at a gymnastics facility for a year & then the owner promoted me to facility manager over 2 gyms. So now I do cleaning & some basic maintenance. I have some knowledge from working with my dad as a kid but still have lots to learn. These videos are absolute gold for me. I appreciate you sharing this knowledge 🙏💯
I’ve been a porter/ helper and I’ve worked for an independent contractor locally but there’s a lot I don’t know. I really appreciate these videos and this channel. I have 12 years in on apartment maintenance, and he pretty spot on with everything. At my property, I am “ the nice one” that everyone tries to get to come. I’m just generally friendly not better. At first it will stroke your ego that you are the preferred maintenance guy, until eventually you realize your doing way more work orders than other coworkers. Don’t fall into an ego trip, you can’t help everyone and thats why you have coworkers.
You're absolutely right!! It's hard changing once everyone knows you as the nice guy and you end up with the most and the hardest work orders.

I’ve only really ever worked for this property with the rare occasions of filling in at sister properties. Was checking out videos by other maintenance guys to see what they deal with. @@kevinbell_ you can always try for a grounds keeper position at an apartment. They usually double as an extra maintenance person when needed. You can learn a lot of basic stuff that ways, and a lot of companies will pay for you to get an epa license to work with refrigerant.
@@hekuboshi nice, thank you. There's training programs near me at community colleges for AMT or general maintnece but it costs a lot so I was wondering if there was a way to work/network my way into the role of an AMT

Great video and tips! I could have used guidance like this about 10 years ago and it's great advice for industrial maintenance work as well.
Good stuff....Even though I may know most of the information...I didn't know all of it...I am new to apartment maintenance but I have been doing my own handyman work for years...with my work I deal with a few but as a maintenance tech I'm dealing with many and having boundaries and discretion is a valuable asset. I'll be checking out your other videos.
Worked commercial construction for the last 4 years, and finally made the switch to apartment maintenance a month ago, and this video definitely got me headed in a better direction thank you so much

I was porter for 2 years and I would go out and learn with the tech and supervisor I learned a lot and now I’m a technician for a newer apartment complex with a $6 raise !
That's great!! I've never had the opportunity to work in a newer complex.
I was a Porter in February making $14/hour and now a CPO and EPA Certified lead tech making $22/hour

Thanks for this video its a huge help I've been in the maintenance field for years now, but for medical/business office buildings and I started off as a custodian and then I became a floor tech and this is my first time working as a maintenance tech for an apartment building I started training last Friday. One of the tenants tried to get me to move a fridge for him and clean the back, I apologized to him and told him that I couldn't do it, but if he was having issues with the fridge, he could call the office and put in a work order my supervisor said that I handled it well I was nervous as hell when I filled out my work order I forgot what cabinet hinges were called and wrote down butterfly latches 😂
You did the right thing, once tenants get you as their worker it goes sour really fast. I was a contractor before a maintenance tech and I was use to poeple being the client (and the client is paying so they are always right). But I learned soon enough that tenants are not the client, they are not always right and if they could have you working in their apartment everyday, they would!! Great comment 👍

@@Keyanor-qs3hs I have a friend who works as a leasing assistant for an Apartment company. They needed maintenance techs and I just applied. I honestly had no professional experience in maintenance but I told them that I had personal experience from fixing stuff around the house and listed it out for them. Maintenance techs are in high demand right now so I recommend looking into it. I’ve been doing this for less than a year and I’m already up for promotion. If you’re hard working and proactive this job can be a good opportunity for growth. To prepare myself for the interview and the job I watched a lot of videos like this one. Even if you don’t have experience as long as they know you’re willing to learn and are teachable, they will give you a chance. I wish you the best of luck on your journey 🤙🏽

The disposal wrench only works for Insinkerators all other brands you have to use the internal unjammer that you have to put down in the blads and work back and forth. They are a pain. I always replace with an Insinkerator if I can. I've been doing it for almost 30 years but still enjoyed the video. Great advice for the rookies.

This video is a must watch for new maintenance techs. You're better off with little communication with tenants at first. They will be the kindness people to your face.

Def buy a thermometer if working in a senior center, hot cold is a huge issue.
Yep!! The argument is based on opinions until you take temperatures then it becomes based on facts. Besides, most tenants change their tone as soon as they see you're actually reading and recording temperatures.

That's my goto response. I tell them I'm here for the order put in and nothing more. Put in a work order. Unless it's a hazard than I'll call the office and submit a work order myself. As for tools I have a backpack which I hated in the beginning but I love it now

That's great!! I would advise you to try to start in a big complex were there are more maintenance techs and can help. Also remember that it's when you move companies that you get the big money increases. Best of luck!!

Every time I had to call a maintenance guy they would look for any tiny thing out of place in my apartment and report that to the management.
From talking with other residents I found the solution. They expect a $20 tip. I started doing that and no more issues.
Great video, hadn’t thought of the thermometer even though I use one when working on my vehicles. Yes, a drill really helps, especially when working alone, 12 volt is light and strong enough for majority of maintenance jobs. Thanks for the info, now following you.

It's not really a backpack.. It's a veto mc bag. It's a great bag but it doesn't have shoulder straps.
