    Always remember the Ten Commandments of New Construction!
    1. Understand representation. Think of a builder like a third party salesman - you would not expect a salesman to represent your best interests, nor should you expect a builder to do so. A builder’s job is to close sales for their company.
    2. Use a Realtor. Without a Realtor, there is no one to represent your best interests.
    3. Never walk into a builder’s office without your Realtor present. Many builders will not let you use a Realtor once you have walked into their office.
    4. Always have an inspection done.
    5. When it comes to selecting a builder, remember the three R’s: reviews, ratings and references.
    6. Read the fine print, always.
    7. Compare interest rates, incentives and closing costs with multiple lenders.
    8. Never let money change hands without a written agreement.
    9. Be knowledgeable and prepared if the price of your home can increase.
    10. Never consider a verbal agreement to be binding. Always get it in writing.

      They’re beautiful! I love Grand homes. There is so much you can customize about them. I will say this though - they really nickel and dime you for every little thing. Other than that they’re awesome!

    Hi! How does M3 ranch compare with Somerset?

      Homes in Somerset are a little less expensive. Homes in M3 Ranch have a higher median sales prices and builders are giving away better deals there - selling at an average of 94% of list price.

      That's such an interesting question! Most people want four bedrooms and sure enough, four bedrooms are what M3 Ranch has plenty of! Of the 35 listings on the MLS, 33 were four bedroom and two were three bedroom. I'd love to do a deeper search for you though.     How does M3 Ranch compare to South Pointe?

      M3 Ranch is still in its beginning phases so in some ways it's hard to tell. They don't have their resort style pool or amenity center up so from that standpoint South Pointe has a lot more bells and whistles. South Pointe is much more built out but still has plenty of room to grow. South Pointe has a few things M3 Ranch doesn't have: they have the option of an affluent gated area and they have amazing and state of the art stem based onsite schools for K-6. M3 Ranch is newer and has a lot more room to grow!

      Hi Maureen! At the moment M3 Ranch's homes are closer to the 500k range and up.
