  • CEO, Founder, and Fund Manager of The Tulsa Real Estate Fund Jay Morrison get interviewed by Real Estate Investor Ramon Tookes!
Visit TulsaRealEstateFund.com/ to fund your Investment Account or call 1-844-73-TULSA for more information.
The Tulsa Real Estate Fund was launched on June 1, 2018 on the 97th Anniversary of the Tulsa Massacre where over 600 Black owned businesses across 36 blocks were bombed and burned to the ground in a racially motivated attack in the Greenwood community. The fund pays homage to the legacy of the wealthiest self sustained African American community in U.S. History and is on the quest to rebuild Black Wall Street neighborhoods throughout the country.
In this video, Jay Morrison interviews Ramon Tooks, a Tulsa Real Estate Fund shareholder who is an Atlanta based real estate investor and developer who is in full support of the first 100% black owned and operated SEC approved and regulated real estate crowd fund. Ramon Tookes is a seasoned Real Estate Investor with over 20 years of industry experience. He has mastered flipping houses, wholesaling, and coaching. After being involved in nearly 1,000 projects, he has decided to share his expertise and proven strategies in a live 2-Day Boot Camp, in which you learn how to find great deals, fund those deals, fix them without the horror stories, and flip them for a profit. You get access to lenders, attorneys, and much more.
During this interview, Ramon Tookes asks Jay Morrison questions about why the Tulsa Real Estate Fund was created, how it operates, the risks involved, the mission of the fund, and why people should invest in the Tulsa Real Estate Fund.
Watch as these experienced real estate entrepreneurs/investors provide their insight on this historic economic vehicle that was designed to revitalize urban communities, combat gentrification, and rebuild Black Wall Street neighborhoods throughout metro Atlanta and ultimately, throughout the country!
Tulsa Real Estate Fund is the economic vehicle for the urban community to collectively pool our dollars to effectively control and revitalize our neighborhoods.
The Tulsa Real Estate Fund (TREF) is the People’s Fund and has proudly begun accepting investments as the FIRST African American owned crowdfunding platform established to revitalize the urban community. TREF provides access to an SEC-regulated & qualified platform to pool our resources in a transparent way. This allows the people an opportunity to finance urban redevelopment in our neighborhoods and combat the displacement of longtime residents and the destruction of our rich culture.
In 2012, President Obama signed the Jobs Act that made this all possible and it was this legislation that eventually opened up real estate investment crowdfunding to non-accredited investors giving average Americans the ability to pool funds as a way to raise capital.
TREF’s mission is to purchase quality real estate projects in distressed neighborhoods, fix them up to sell or buy and hold as rentals providing its investors with an 8% preferred return and 50% share in the profits.
While TREF is the first Black-owned SEC-regulated investment fund, this is not the first time that our people have been self-sustaining. On June 1, 1921, the thriving Black Wall Street community in Tulsa, Oklahoma was destroyed. Today, 97 years later, we plan to rebuild ourselves through the Tulsa Real Estate Fund named in honor of that legacy.

I want to see our people progress through real estate/business. Whilst visiting Atlanta this year I was staying in Adamsville. It was mothers day I planned to take my 90 year old mother -in -law to do her nails. Googled black owned nail salons, but most of them was by 'Appointments Only'. Anyway I ended up taking her to one of the Asian salons. Ok so it was a busy weekend. But to see all those black women handing over $30 on average to these people that do not like us. I literally felt sick to my stomach handing over my hard earned money to these people. When I was researching for a black owned Yoga studio I hit a gold mine on 'David Abernathy blv The Kemetic Yoga Skills surrounded by an eclectic row of black owned business. I'm excited lets all get excited & do this .

This is genius, no actual remodeling or fixing up the properties.... just paperwork stuff, like 120k into their bank accounts, then magically invest in "real estate REI" then holdings companies ya dig? Maybe not even buy a house, on that corner they are standing on... Just buy "intellectual ideas" a business where no one owns the apartment, or house they "teach others how to invest in real estate" But those people who learn how to actually buy the property... they can also become a millionaire super fast, by just finding other people to sign up, so they have a huge network of investments... and they can drive to expensive restaurants every day, and do vlogs, on youtube, about how they spend their 100k a month salary. from the investment account... Don't start talkin' construction.. silly, that would make too much sense.

The circle that I roll with is opposed to this massive donation to JM - and we are ALL property owners, landlords, and investors. JM helping our people get their minds right to buy property is GREAT! I WAS actually very interested in this fund because the concept sounds great, but the more I hear the more it doesn't feel right. So I have a few questions/comments?
Are you saying you are going to use part of the investors' money to back pay yourselves "2.5 years of work" you did to set it up?? How much does that even amount to? And on top of that you will be taking 5.5% OFF THE TOP of all investments as fund management fees?? And then split 50/50 any profits accrued?? This is insane. Even the people who don't look like us (Goldman Sachs) take less that 0.01% (100 bps) in fund management fees. Why would you want to rip your own people off like this? Looks to me like the "fund managers" are guaranteeing and securing themselves huge paychecks from the get go, while risking other people's money. Only they can't lose.
If you are so confident with your plan, why not just take your 50% cut of profits? Or at the very least lower that 5.5% to 1% or less. Especially if, as you say, the anticipated returns are much higher than we would get going with those that don't look like us.
With the kind of plan you have, all you will be interested in doing is continuously bringing in new investors so you can get your guaranteed easy 5.5% cut of the investment. The actual real estate investing is just a second thought. You are charging a 5% premium on OUR own money. Even mortgage LENDERS don't charge that much for us to borrow THEIR money.

I know that many people react out of fear and waste time coming up with ways to scare everyone else. The fact of the matter is there is only one guarentee in life (death) . I here "pyramid scheme " being thrown around. Every corporation has a pyramid structure. Unless these individuals are the owner of the corporation they are maybe at the middle tier if managers but most are at the lowest tier. The corporation makes millions or billions off of the backs of the lowest tier and yet no one looks at the return on their investment (their time and talents) But, I digress. I am with the like minded individuals who are not afraid to take real chances and put our money where our mouths are.

President Obama signed the bill JOBS Act that allows his business to participate in creating this fund. I hope the fund is successful because I don't want to see our community take anymore financial hits.🙏🏽🤜🏽🤛🏽

Yet no says the same about his white counterparts who are obvious con artists. Look at the CEO of Goodwill, now that's supposedly a not for profit yet the CEO makes over a billion dollars annually. Yet we continue to support them. Jay Morrison has made his fortune through real estate way before he started Tulsa, yet all you can see is he had a nice wedding? Same with religion black folks love them singing and jumping in a church and don't care about the multi millionaire at the pulpit. We are damaged.

He could've asked about Jays performance history. What other investments he has or history managing a fund. He spoke of being a realtor and having a mortgage firm which doesn't say much. The housing crash was caused because of the irresponsible mortgage firms giving out bad loans leading people to lose their houses. He spoke on VladTv about his use of debt in the fund. He could've asked about that, which banks are institutions he's aligned with. Accumulating debt early on is a quick and easy was to bankrupt a fund if he defaults on those loans. There was a lot of meaningful questions he could have asked.
