  • To convert a garage into a home, Ramiro Losada-Amor left the structure untouched and dropped a birch box inside to operate as a transforming home within a home. “That box is like a Swiss Army Knife where everything can open or close, depending on the situation”. The unit houses a kitchen, an unfolding dining table and chairs, a full bathroom, and sliding walls.
    The cube divides the bedroom from the kitchen/living room with an interior bathroom. The wall opposite the kitchen is packed with wooden cubes which can be removed to create chairs and tables. Surrounding these Is floor-to-ceiling shelving which hides a Murphy bed.
    The couple chose the property so their parents could live in the main house and the lot could become a family compound. Since there is no longer a garage, they installed three sheds in the backyard to serve as storage, a pottery studio, and a plant nursery.
    All the water from the home and roof is recycled and used on their extensive vegetable garden. The home uses crosses breezes and heavy insulation instead of air conditioning.

    Loved this video. Friends of mine before they had kids. Parked they cars in their garage/ house. Then had children and still lived in the garage/ house until they built there house on their property. And this was like 30 years ago. I guess they were a head of times. And they lived in a small Northern Ontario town. Called Bondfield Ont. Canada. Not far from North Bay Ontario.

      ​@@paulsuprono7225 Honestly, if you keep the garage door closed, then you can use foam pads which are made into a folding-mattress-like setup, can be tied to the door, to insulate the door from the outside, as if it were a wall. Making it fluffier would ensure that you can get it tight, to minimize the heat loss, and it can always be tucked away in the roof area, the rest of the year.

    I particularly noticed that the parents live in the 'big house', while the son and partner created the smaller place for themselves. It seems that most of the time it's the parents that have to down size and the kids have the larger space. To me this says that the 'kids' really value the parents, and want them to continue to live a life that feels more normal to them. Kudos.

      @@debrabenoit5062 Video underplays that the family loves one another and pooled resources for a family compound to help parents having health issues: son and parents moved together so he could care of them (e.g. take them to all doctor's appointments and manage their medical support) in a home they preferred to live in which he helps them manage via support providers and paying for all expenses [There is only so much a video can report upon and seniors can be coy about having to reveal details of their lives to strangers on the internet.]

    Just amazing. I have a large garage and 2 large attic spaces with one above the garage. I want to create stairs from the garage up to the attic and turn it into another livinv space. So inspiring. Been following your channel from the beginning. I lived in Paris and am a Native Texan. Paris showed me how people truly utilize space.

      It’s a guest sleeper, and to your point (I think you’re right), the owner did say that he envisions putting the living room furnishings on casters. That should really help.

      @@carolz5090 Well, even in that case, they seemed to have to move out all the furniture from the living room. Imagine having a guest come over and then you had to carry out your loveseat and your couch and your coffee table etc. just so they could have room to sleep!

      @@jonothandoeser In the future I think they’d be able to push it out on casters, which should make it easier, but you’re not wrong about it being a lot to do. In case I didn’t make it clear in my original comment - you’re right! But my perspective comes from living in a small condominium, where I also have furniture to move out of the way in the living room for guests. Small space living probably colors my judgement, but also fuels my interest in multifunctional spaces.

      @@carolz5090 And I agree with your observations as well. I guess I'm just used to seeing solutions that seem easier and better thought out. If you have to move one piece to make room for a foldout or temporary space I get it. But if you have to clear an entire living room full of furniture, (at least for me) that gets a little clumsy.
      I LOVE the 'swiss army knife' approach. And I think it could be applied to any build to maximize living space and practicality. If I were building a full-sized house today, I would still endeavor to utilize the lessons of tiny house building, just to give myself additional space. I just don't see that particular setup as a great example of it.

      On the whole, and I left a comment elsewhere on this video saying that I look at these designs by architects as idea incubators with some elements that may translate. Sort of like seeing a concept car at an auto show in days of old 😷 or a really zoomy race car (can you tell that my husband is an avid F1 fan watching the Austin race right now?).
      This particular build would have been very expensive to do - designed by an architect with gobs of custom furnishings, but really interesting to view. I love it and the esthetic, knowing that it’s not perfect.

      Yes it is called financial planning for your children . This whole property is the parent's living will . When it's that time, the parent's and children don't have to resolve anything . The inheritance in the form of a retirement home for the parent's and a garage home for the child and their partner who appears to design very well btw. Self promotion at its finest . Also will be used as multiple on site air b and b' s . Self sustaining , grow your own food , collect your own water, minimal need for electricity, and future renters to pay the mortgage and bills . Multiple tax write offs too .

    Oh, wow-- This is wonderful! And EXACTLY what I'm considering right now. Can't find an affordable existing house, so am considering buying a garage I found for sale. The cost of erecting inside walls is daunting; but the ideas used here-- open spaces with convertible fixtures-- beautifully fit the bill. Congratulations to them, and thank you for posting 👏👍🏆🏠

Also, in California, there are many building codes that must be followed before a garage can be used as a living space. I’m in the process of turning a garage into a tiny home, but just getting permits and site and construction plans is expensive.

      @@vitruvian4114 Yes, same here for permits, codes, zoning; haven't started yet. Regarding property lines, etc-- this is a property separate from where the owner lives. She inherited a commercial property (garage), in a different location from her home, which she has no use for.

      @@valerielove9837 My folks are like that. But I rented a converted garage for a couple years, in grad school. They'd built a sleeping loft, up above the bathroom/kitchen, so it had a front room and a living room off to the side that most would make a bedroom. I just slept up in the loft. I'd say it was a pretty generous 2-car-garage width. My dad came in and made it pretty affordable by buying a used ceiling heater from an auto shop, running 220 to the corner of the front room, and mounting it on heat brick on the floor in the corner. The place was insulated in some spots by old phone books stuffed between the studs. Real fire danger. Landlord wanted to buy the heater we'd installed. Told him "No."
      Anyway, I really like the spacious feel of a garage conversion. Insulate the heck out of the ceiling and walls - which you probably don't need to do much of in San Diego - put some rough-cut 1-inch veneer with the bark on it along the bottoms and sides of the cross-members that run across overhead and the beams supporting the roof. Maybe slap some paint on the insulation between them. Make it look like a cabin or hunting lodge on the inside.
      All that stuff they moved around, it appears they could still make it look like a garage with 3 or 4 cars in it, if they had to on short notice.

    REALLY super clever design! And all on one level, if anyone ever requires a wheelchair, it will glide smoothly over the concrete floor. Love all the hidden nooks and crannies and things that fold up or down. Of course, they're blessed to be living in San Diego where the weather is nice year around. Not sure it would work well in say, Minnesota!

    I'm not convinced about that bed wall - too many preparations required to unfold the bed, same with the boxes - sure you can use them as a chair but then you can't store anything in them - it's a concept that's not particularly good at either of its purposes.

      Agree. Too much effort involved in moving sofa's around to accommodate guests and who really wants to sit on wooden boxes. A bit of a gimmick I think. I've see much better designed Murphy beds.

    I really liked the white ceiling and LED strip lights concept in this video.
    It has provided me a great idea to cheaply brighten up a dark basement with a low ceiling and then to add lights without consuming valuable headspace.

    I love this place! I've been wanting to figure out living with my parents in the same house when they are older. There aren't a lot of duplexes in my area, but this works great! This is obviously a much bigger garage than I would have, but it gives a good idea of how to configure it! It's beautiful as well! I also love all of the ideas the owners have for the future and how they are reclaiming water 😄

      That murphy bed in the living room area is just for the occasional guest. They do have a permanent bed for themselves in the bedroom area.

    to the owner:
    Husky makes an adj height workbench/desk on castors, in different lengths, avail at any H.Depot store. can easily put the monitors on VESA arms, mount the tower to an underhung shelf, & roll the whole thing around as one. built them for my wife & i, so i can easily renovate the house w/o wasting time moving stuff out of the way for any given project.

    This is a good alternative use of the space. The only thing I would do differently is add a bunch of rugs, runners, etc to 'warm up' the space. It would help with acoustics too.

      Yeah, it’s got to be VERY expensive. It’s mostly custom designed furnishings by an architect. I look at it as an idea/concept generator to spark solutions and design for our homes, perhaps some DIY.

      Even with the architect and the buildings costs it was still probably less expensive than them buying a second house. If you had a woodshop and some patience, I think you could do a lot of this youself

    The owner's vision drove this design ♥️ living both in the present and in the future. I looooovvvvveeee his bathroom just tooo gorgeous for words. I could definitely see the under water vision.

    The boxes that can be used as seating does not make sense. It is either/or. If the box is filled with stuff, it cannot be used as seating unless you're willing to remove the stuff. The bathroom reminds me of the time I was in prison (jk). Negative Nancy here.

    Only thing I don't like about this is that it's not designed for aging/pain... but it's still fairly cool.

      def needs a heating floor for colder climate areas, but i do like the cement floor idea, maybe epoxy on top of it as well. Its practical in many ways, should be easy to sweep as well.

    Wow. It seems like a lot of furniture to have to move around to get your bed out 😱. Is the garage door insulated? Would it get cold and let in a draught at the bottom.

    A portable collapsible bathtub would be great for the bathroom space. Underfloor heating and cooling is a good idea, and weatherproof and insect - proof wood or fiberglass would be good for the build.

    This is the second family I’ve heard of that is preparing take on more of their relatives and live as a community and an extended family which is exactly the way that our ancestors lived it’s also the way the lawn of Europeans live they don’t forget anyone they always make provisions for everyone as best as they can and the family works together to support one and other as opposed to everybody’s an individual and island on themselves
    I absolutely love this and I definitely think these people are going the right direction and even better there a living example of how Americans need to make a shift in the way that they think about life and living in excel you can’t exclude people you have to include everyone it is imperative at this point because the cost of living has become insane and unaffordable as well as impractical to everyone regardless of your financial circumstance it’s just too much to fear for one individual or one family

    We're building our dream home at the moment. We too have opted to not install air conditioning. Our well-placed windows and good quality insulation are key to regulating the temperature. But oh!!!! How wonderful it would be to have the huge garage door and screen-free windows of this house! We are in the Australian bush and the flies and mosquitoes make fly screens an absolute necessity. A wonderful video and an amazing space!!!
    PS I love the food garden!!! We'll be doing the same with our new house. We too collect rainwater from our roof. Nature's best resource!

    At home we have super uncomfortable folding chairs at the dining table, which always has to be completely cleared and cleaned because it is actually folded into the wall ...
    that is extremely ridiculous

    Living in San Diego my entire life I had to laugh when I saw the water collectors for the rain run off. Down here in Imperial Beach we seldom (very seldom) get rain. It rained for 5 minutes the other day and you would have thought it was the end of the world. LOL

    The title of this video implied that the parents would be living in the garage. I kept envisioning my mother-in-law using the microwave. It would definitely end up on top of the counter. Like the ideas for younger residents and the garden is inspiring.

    This is very poorly thought out for elderly people, lota of physical movement to get things like a table, reaching up to get a chair.. boxes on shelves that are difficult to reach and move when your arm movements become limited...
