I have most of them and just hosted a family with children and one infant. They were very appreciative of the toys to entertain the younger ones.

Thank you for making this video! I have been adding baby / toddler things over time. Most appreciative parents leave better reviews!

That was a thorough list! I really do not aim to attract families with little kids. Although, I do have a new multi-functional highchair/toddler seat* available at my bigger house. If I had all of these items as part of the house inventory, my head housekeeper would be handing me the baby wipes! LOL
I refer Guests to a local rental company for all of their baby/toddler needs. That way, Guests can be assured these items are sanitized, in good working order, and meet current safety codes.
As for the bigger kids, I previously had 5 bikes** at this same property (sleeps 10). The bikes were constantly abused. At one point, I had a running tab at the bike repair shop! Adults were riding the junior bikes (as evidenced by the raised seat) resulting in blow-outs. Teen boys were riding the adult bikes like BMX racers and bent the frames?! Needless to say, I finally had enough. Presently, the only two left are junior bikes. I now have labels with a weight limit on them. However, once they are no longer ridable that will be it. In fact, I no longer have bikes listed as an amenity.
    * I require the Booking Guest to sign for the highchair and otherwise take responsibility for it.
** Guests complained that there were only 5 and not 10 bikes to ride.

I’m still on the fence with younger kids because we have a pool and a staircase … liability I’m not really keen on it.

When you add fairly significant upgrades to your amenities, do you go up on your price?

Great video! I would not recommend babysitting options. 😮. I have a hard time recommending vendors to dear friends. It often goes badly. I also have bikes at my property and they get flat tires a lot, but I only have a adult bikes and I have more than the number of guests so that there is an extra bike or two that is on hand to give me time to switch out any flat tires. I also only have beach cruisers and provide a pump. I don’t mess with bikes with gears and I don’t do children’s bikes just because that seems like an extra level of responsibility I don’t want to provide. I also don’t provide helmets and that’s why I don’t do children’s bikes because if you’re under 18 you are required to wear a helmet. Doesn’t it seem a little unsanitary to provide helmets to people? I guess safety trumps sanitary in this case?

Do you worry about injury/liability with your outdoor play equipment and bikes?
