    Everything you need in order to reroof a house/estimate in order
    Tear off (includes everything down to the wood and is measured in actual SQ of house)
    Ice and water shield (measured in SF)
    Felt (SF, you'll have 15lb, 30lb, or synthetic.) Everybody uses synthetic now unless they're cutting corners. You determine the poundage by the pitch. Anything like a 6 and below is 15lb anything higher is 30lb)
    Starter strip (Linear feet of eaves and sometimes rakes as well)
    Shingles (SQ + waste factor)
    Hip and Ridge Shingle (LF, on 3-tab roofs you add extra to the shingle number because 3 tab shingles are their own ridgecap.)
    Drip edge and gutter apron (LF, DE is the rakes and GA is the eaves)
    Vents (Box, Goosenecks, metal, plastic)
    Ridge vent if applicable (LF)
    Any powered vents
    Pipe flashings and their sizes
    Rain caps
    Any valley metal if it's there, there probably isn't
    Detach and reset satellite dish
    Detach and reset gutters if they survived, they probably didn't
    Things to check for:
    Is it steep, high, or both? Those are additional charges
    Is it more than one layer? That's an additional charge for every extra layer
    If it is more than one layer, does it have sufficient decking? Otherwise you have to pay for a nailable surface. Usually that's determined in a supplement
    Haul and dispose of debris
    Labor minimums
    Do you have a hard wall that meets a rake? You'll need step flashing
    Do you have a chimney? That's a cricket flashing kit
    Counter flashing goes on all faces that the roof meets where the is no slope. Anything that is a straight edge like where a dormer comes out and meets the roof.
    I've been on the contracting side of things in Iowa for 7 years now and am moving into adjusting, that's the basics when it comes to roofs from what I know. I'm sure there are some small nuanced things I missed but that's the majority of it.

    As a staff adjuster we use the Activity of 1 for Material and 1 for Installation for shingles

      I had a carrier I worked with recently who did that. Super strange way because every other major carrier I've worked for do it, at least similar, to how it was done here.

    The property editor for waste values isn't commonly used, why? Valley configurations, whether open or half-laced/woven, are seldom updated. Note that the property editor allows for adjustments to the starter course. It's surprising that many overlook this step. Where is the starter course? Please do not say it is factored in the waste. Otherwise you did a great job on this roof estimate.

    Why are you saying there is no waste on felt? Are you assuming the roofers will perfectly cut the underlayment every time? If you have 2400 sqft to cover and 2400 sqft of covering, you will need waste still.

      In 20 years I've never put waste on felt and I've never seen a contractor's estimate with waste on felt. It's just not customary.

      @@idonz21 theres like 5-10% of waste built into every line item. Shingles get waste because the line item doesn't have any waste built in. 2 months late sorry, but im sure a lot of people have the same question.

      No because there is a waste factor applied to the "putting on" part. So if it's a 10 SQ roof and there's a 10% waste factor then you'd tear off 10 SQ and install 11 SQ.

    uuuuugggghhhhhh why do i need to watch a 25 minute video just to find the right line item for a 3 tab shingle composition roof that doesn't add up to $200K

      ah it was roofing squares, i just googled how to know how many squares are in a roof and google told me in 5 seconds. Did the math based on my sketch. Saved myself 25 minutes.
      please make shorter videos, I have 30 claims I'm working on and insureds and adjustment company bosses breathing down my neck, sometimes people just need one little question answered
