So after the seller lets the agent know that he/she accepts your offer, do you send the agent some type of agreement so it can go from verbal to written until you get the buyer
Once the seller accepts your offer verbally, it's crucial to formalize the agreement in writing with a purchase agreement or sales contract. This document outlines all terms, including price, contingencies, timelines, and responsibilities. Send it to the seller's agent for review and signature. Once signed by both parties, it becomes legally binding, ensuring clarity and avoiding future disputes.

Hi, love the video....I had been looking to learn more about Privy. I thought counting the real estate agent call where a second address was mentioned as "two deals" might be a bit too much, but I have seen comments here about his positive, can-do attitude, and maybe it's that he's 24. I would love to know if these actually materialized into deals later.

I would love to take on this challenge. I must ask though. Once you get the offer accepted, what's next? How are you getting your cash buyers into the property? Is the listing agent showing it? If I wanted to flip myself, who is my construction team?
@keith You can add an assignment clause to the contract and then assign it to an end buyer to wholesale it. Your buyers go through on a day you set up for inspections. Your agent can show it. But you could keep it for yourself. You'd have to find your own team to flip it. That can be a challenge, but lots of flippers do it well!
You're right this has been life changing! Can I ask how Ryan did this without factoring in repairs? I'm fairly new and wanted to see if there was something I'm missing, as far as a strategy without overanalyzing repairs. I'm here for that lol.

My big issue is estimating repairs help!
My question being a newbie is, yes you made these deals appear to be easy and I think I could certainly do this. But what do you do when you get them? Are you actually flipping these? Or for me, would I try to assign these to flippers for a small profit? So much to learn.
You can assign them to an end flipper or landlord using an assignment clause.

I just made my first couple mls offers in indy. My question is when you present this to cash buyer, does it need to be lower than listing price. Most investors tell me they can get the on market deals themselves. I am making offer at 70% Arv and subtracting estimated repairs and my fee before putting offer in to agent.
Hey Jessica, depends on what the numbers look like. It could be above or below list price. If the cash buyers numbers work for that deal, he/she will buy even if its above list price. Have you gotten any properties under contract after putting those offers in yet?

You want to also subtract what your end buyers would profit on a fix n flip. General rule of thumb is to subtract 10-15% of the ARV, subtract the repair costs and your assignment (wholesale) fee in order to leave wiggle room for your buyer to make $$$ after they buy it from you, fix and put it back on the market.
So are you wholesaling these properties or fix and flip. If you’re wholesaling how do you structure this without closing l cost
