Do these 55+ communities have mass transportation ? Do you own your home and property in these communities ? Are the yearly fees considered the same as 'HOA' fees - which to me means the communities are run by a dictatorial board of nosibodies? I'm a few years away from retirement, but I am starting to look at options.

Most have public transportation access. You would buy your home which means you own the house and the land below it.
