I listen to you guys a lot, I own a lot of land here in the MI thumb area, but this time you made me smile, because I did just what you said, I purchased a 55acre parcel back in 2020 that I offered in the fall of 2019 1600/acre less than asking price, the widowed lady sent me and my agent walking, obviously it was an insult to her, but never miss on an opportunity, in May 2020 I asked my agent to make the same offer....so a covid situation in that time and a heart attack, got me the property at the price I offered, not even my agent could believe that, he was happier than me, lol; now, couple years later, that farm doubled in price already, so sometime it work to be persevering, not always, but sometime you get lucky. Keep them coming, you are speaking my language when you talk land investment.

Very interesting and educational series. Give us some direction on how to negotiate price as a buyer. Do i reveal my top dollar to the agent up front, etc, etc..... what are some does and don'ts in negotiating? what are some things that a potential buyer does that ends up working against himself?

Everything is negotiable. Just depends if you are willing to walk away.
So, your company purchased before it was available to an average joe before it was even listed. Great. Thats why prices are so high
