St James upgraded and increased to 65-70,000 would be an absolute WIN WIN. IMO they can't and won't fail. Haters were rapid to pounce on the 3 narrow early season losses especially the Brighton loss to start gloating and sneering but now been forced into eating loads of humble pie
Excellent video Eddie, excellent. It would be an engineering marvel if this could be done. Before you showed the work at the bottom of Northumberland Street I was thinking about that very project. But in that case, the facade stays in place. Moving it would be amazing. If the PIF does get involved with the cost I don't think it would be an FFP issue, just like work on the stadium and training facilities wasn't. I recall earlier videos where you discussed the idea of moving to the soon-to-be vacant Longbentoon government site, but I think the council will want to keep the stadium exactly where it is. It is a focal point for both sets of fans on match day because it is in the city centre, making it unique. Also, the revenue generated in the city centre on match day must be enormous. If you build a super stadium miles out of town a lot of people will travel straight there, then straight home afterwards and that would be a big issue for many retailers. Just some basic maths, in 1999/00 we went from 36000 to 52000, adding 16000 seats. The Milburn was already bigger than the East Stand at that time so if they were able to get all this land we'd be looking at a 70000+ stadium if every side had a level 7.

Thank you Eddie, I have the answer. It doesn’t involve moving anything. I’m going to contact the club. I work with someone who was in charge (up until the over-run) for the build of the new Wembley Stadium. I’m going to run my idea by him, and see if he agrees.

Hi Eddie, not NUFC related BUT could you look into the "Crown Hotel" on Clayton st west old facade, flats inside. I used to live at 18c a mezzanine LOVED it but could never find info on the building as a hotel. Would be fascinated

Another in depth, well researched video Eddy. It makes a lot of sense moving Leazes Terrace, which is absolutely possible. It would be amazing to have a stadium, all of the same level, which could possibly hold 70,000 to 75,000 supporters. Then I could possibly get my season ticket back, I am one of the ten thousand that gave them up, for the benefit of the future of our football club, to get rid of the muppet show that nearly destroyed our club. I don't really see the 3 year Stack contract as too much of an issue - if the club get the green light to expand the Gallowgate, they'd just compensate Stack for the remainder of any remaining contract period surely - at least while it's only the temporary fan park? LT and the East Stand is the main problem as far as I can tell. Would love to see this all done before Euro 28 but at best it's going to be very tight, so your conclusion may well be corret! 👍
There’s never been a feasibility study into this idea bud. It’s extremely unlikely to happen but the developments need reporting on and we’ll await the outcome 👍🏻
Personally when you look at the listed buildings the position they are at the moment is really a tight fit. I would say the opportunity to move would be far better for the residents as it is now. It just makes more sense for them, gives them more space and it’s a win win win for the stadium as well.
Excellent video as usual Eddy!! A couple of points: Most people only see Leazes Terrace from the outside & it is indeed a wonderful sight. The inside however is not so great. Its cold & draughty in the winter and the communal heating / hot water regularly breaks down. In the summer, the flats are like ovens. Floors, walls & staircases are uneven and the layout of the parts that I'm familiar with is not great. A redevelopment in the way that is being suggested would be a significant improvement for all but I suspect that it will be met with a lot of opposition from those owners who aren't NUFC fans. Regarding the Gallowgate, I am told that there is serious dialog ongoing between the club & the council. The Stack plans were apparently altered slightly at the request of the latter before the news broke. Interestingly the subject of the Metro station has been broached & a full rebuild has been talked about.

Very interesting stuff. We’d all love to see St. James’ Park expanded, but I thought I'd never see the light of day the possibility of moving the external facade grade listed building’s from one place to another. I await with anticipation what the people behind this project come up with.

As always, an extremely interesting and well researched commentary based on what’s known and not simply speculative. For what my opinions worth, I do hope the proposed relocation of the terraced buildings is eventually approved and to me makes the most sense regardless of cost because it also makes the most sense aesthetically and can only enhance the building by removing it from the dominant shadow of St James Park itself. I’m certain that NUFC and the PIF will appreciate and support the concept because ultimately it will actually make financial sense in the long run combined with the benefits of keeping St James Park where it is. 👍
Really interesting mate thats quite a monumental task though but obviously can be done, firstly having a modern internal building will obviously tick the boxes for the environment etc but also having a bigger stadium would not only benefit NUFC but might draw gigs away from that other stadium over the water so all good for the city. As for the Euros can't wait if I remember correctly was it 1994 we hosted the Euros and England played in St James? I remember being gutted I couldn't go so will rectify that this time god willing!
Eddie,.....I cant tell you how my heart leapt when you mentioned Carliol house, that's is where my Grand father used to work. I remember traveling into the town on a Yellow tram/ bus from Wallsend with him and going past that building; oh such happy memories. By the way, your too harsh on yourself. Remember Stack is just a temporary construction, it will be replaced by your longer term vision. On the timing of Stack, I expect there is a clause/provision in the contract that enables NUFC to release itself from the its obligation to enable early development of the Gallowgate stand. Here's the deal I think, once plans for development of the East stand have been approved, then that will release the start of physical development of the Gallowgate end. I imagine that the Gallowgate stand will be developed for Euro 2028 with the East stand development happening when the competition is over. I also think the proposal regarding relocation of Leazes Terrace makes sense, with it becoming offices for NUFC and PIF, with a luxury hotel included. There you are,...my thoughts! PennyXxx
Really good video and excellent insight into the possibility of moving the listed buildings along Leazes. The other work in Newcastle to preserve the facades is fascinating. Good to know the stakeholders are onboard. The Saudis certainly aren’t short of a bob or two and it wouldn’t be factored into FFP.
This would be excellent and would open up a potential big expansion - with the terrace moved the East Stand could be much bigger! I suggested moving the terrace some time ago and, while it still seems a long shot, the fact that the insides can just be demolished it makes moving just the facade much more possible. It helps that the facade is regular along it's length i.e. it's more or less just repeats of the same short bit. There's a lot of experience in moving buildings on a brick by brick basis these days - some of the lads and lasses at Beamish will have loads of experience! So, I would first extend the Gallowgate using the same method as for the Milburn Stand and which Liverpool have just done i.e. build the new bit around the old one, move the East Stand ticket holders into the new bit of Gallowgate and then demolish the East Stand and rebuild something bigger. Piece of p.... erm, easy!😁

Thanks for the video Eddie 👌🏻 Newcastle have professional developers on the board and access to world-class architects who could plan something really amazing for NUFC and the community and the city - let’s hope the city planners seize the opportunity in front of them to do something really special and leave a tremendous legacy which would have far reaching commercial benefits, not just for the club, but for the people who will be involved in the construction and the local shops, restaurants and hotels, all of whom will benefit from additional visitor revenue.
Great video Eddie, very interesting as always. IMO I really cant see LT being moved. As you mention the cost would be huge and i cant see why anyone external to the club would invest that level of money for no financial benefit or payback once completed. Can see the club going down the route of a spurs stadium rebuild before potentially helping to put hundreds of millions towards a LT move.

Agree Eddie no where to go. Road blocks at every turn with any development. The feasibility study will be very interesting to read once completed that's for sure.
Before I add my twopenneth worth, I would like to lay my cards on the table and say that like most Toon fans, I want to stay at St. James', it is our traditional home at the end of the day. Now here's the but. I've watched Eddy's reports with interest in recent months about the ground expansion, and the theme that keeps coming up is the cost implications. We are only talking about two stands being expanded, the Gallowgate and Popular Ends ( yes I 'm from that era and I still call it the Popular End!). Anyway, it seems to me that the cost for that would be astronomical. I'm not saying our owners can't afford it, but Eddy touched upon the subject in his report when he says PIF are an investment fund. They exist to make money. I know the owners have made all the right noises about wanting to stay at and having no intention to leave St. James but they will have to keep all options open. I know they have commissioned feasibility studies about how they can redevelope the ground, but the blunt truth of the matter is that probably for less than the cost of extending two stands, they could build a purpose built brand new ground somewhere. Where? I have no idea. Man City fans went through similar issues when they left Maine Road, even though a lot of their fans didn't want to move. Although their dynamic was a bit different as they had a purpose built ground to move into which had been built for the Commonwealth Games. I sincerely hope we stay at St. James but once the results of the feasibility studies are in, all I'm saying is I think theres an outside chance, however small, that they might decide to go for a new ground. Food for thought, that's all. I do hope I'm wrong. Fingers crossed to stay at St. James!!
I foresee a 100k seater new stadium on the town moor/leazes etc. in the next 10 years! very maine road esque! if they built it we'd fill it and some! the city centres just not feasible any more!
There was an architect I spoke to who said he would incorporate leazes Terrace into an indoor Street. Much like the road under the milburn but the outside would be leazes Terrace with bars, food and hotel. It keeps the building as it is and gets around the light issue. Don't know if it was a passing comment or if he'd sort of looked into anything though
I’m sure you’d get an architect who could say that our cathedral could be incorporated into an Aldi superstore Chris. For reason too many to articulate, that is an absolute none starter bud I’m afraid
Adding my tuppence worth on this issue. My guess is the extensions will be a piecemeal process. The Gallowgate end being done first as a rolling development towards Leases Terrace - this achievable by the Euro’s in 2028. The East stand is more problematic, not least due to planning issues as you state, but on development my guess is this would be lower than the 3 others and give St. James an almost amphitheatre air. Because of seat allocation the this Season end could see the commencement of works beginning?
I think we should be looking at complete stadium rebuild on the same site - just like Spurs. Repurpose the available space more strategically to allow the expansion. Certainly this is a massive challenge too and where do we play while this happens? No option is straightforward
Stadium of light is the obvious answer. This would wind the mackems right up. Us selling thier ground out. UCL nights at the stadium of light. The locals sitting at home hearing our fans from thier stadium. Them turning up at a match day and finding Newcastle scarfs etc lying around.😂
i remember when leezes tce was the best seat in the ground when it was the popular end, the top floor windows would have people watching the match, the very end window always had a B&W scarf hanging out of it,
@TynesideLife claims are 65k ? An increase of 13k .. originally it was 36k to the now 52k. If we increase the gallowgate and east stand similar by roughly 16k , 52+16 would be 68k . As I say near 70k .
If the pif are not involved with moving the listed buildings, where is the money going to come from don’t think that would happen. If they can’t extend the east stand they should knock it down and put a more Morden stand up. Would love the capacity up to about 70,000 but spend massive amounts of money for an extra 8,000 seats is it worth it. Great vid.
Eddie, a very interesting piece, but I personally cannot see that, the logistics are crazy. I've wrote a piece on other websites regarding SJP, our love for it is unquestioned, but I can't see why we cannot go back to the vision of Sir John Hall, and build a new stadium on Leazes park, "Leazes moor" the site is big enough and the stadium could be a big upgrade on Sir John's vision, it could be a world beater, and that then could release revenue for the club, money surely is no issue, and Leazes park alone is 43 acres, that could be redeveloped, just my opinion but we would sail through planning this time, in essence, the SJP ground refurb is a bit of a nightmare, and a new stadium literally just a few hundred yard behind it would be magnificent, you could use SJP for any number of things, of course it could come down for redevelopment, but the options are endless, training facility, hotel, centre of excellence, endless possibilities. You could build an 80,000 seater for the new stadium, there is enough room for sure. 😉
There’s one major reason why this idea won’t happen Davey and it’s not because of space etc. There’s a huge drive for protecting our open spaces and the environment. The project idea was blocked then because of mass protests and objections and it’s likely the same would happen again
@@TynesideLife They, the powers that be regarding NUFC have had two years to look in to the expansion of SJP, and if the moving of Leazes terrace is the best they can come up with i just find that unbelievable, it's mind boggling, but not in a good way. As you say, they say, green areas need to be protected, ok but look at this statistic. The Town Moor is an area of common land in Newcastle upon Tyne. It covers an area of around 1,000 acres (400 ha), making it larger than Hyde Park and Hampstead Heath combined. We have masses of green area in the city. Can you imagine that gleaming new state of the art stadium as good as the Atlanta arena on our own door step, the Leazes park regenerated, which it needs desperately, during covid i spent many an afternoon up there, it's really run down in many parts, it could be fantastic with the right input, and we have that option with the Saudis and Reubens. This is just my take Eddie, I'm not challenging your opinion HWTL.
I know building a new stadium in Leazes Park met with protests before but this is a new era. A new stadium there and extending the park into the space occupied by the current stadium would keep the current city centre location and be much cheaper.
I know it's not going to happen but the sensible option would be to move the stadium west into Leazes Park and return where St James is now to parkland to keep the Green brigade happy.
Great video Eddie as usual. However 62-65 thousand is nowhere near enough! I suggest moving lock stock and barrel and build an 85 thousand seater stadium elsewhere.

Great video Eddie. I love the Toon but do not want the Leazes terrace/ listed buildings damaged or destroyed. If they are to be moved then it must be done ‘brick for brick’. The listed buildings are just as much the fabric of our city as the Club.
I did suggest this to the club early in the time following the take over by getting the expertise from Beamish Museum who have years of experience of moving not just buildings but whole streets from one site to another reconstructing them to the exact standard they where b4 moving them.

I've never been inside Leazes Terrace. I assume this would be a win win for everyone given less noise and a nice new inside for the residents. It cant be very private as it is now.
Instead of moving listed buildings surly it would be easier to move the listed leazes park and rebuild a new energy efficient,state of the art stadium then develop the area around it.
If all this work & cost brings capacity to max 65k. Don’t see the point as that wouldn’t touch the sides, we’d still be about at least 10k short of demand. I still believe ultimately we’ll end up with a World Class new stadium with a 75 - 80k capacity. Chairman wants to be No1, he’ll also want No1 world class stadium talked about all over the world. Could be built & wouldn’t have issue looking for somewhere while it’s done, could get it done by 2030

If you want to create future generations of fans & local players you need to allow them in. Then if you want to increase fans from all over the world - which is on the owners to do list (although like ticketing making a dogs diner of it) then 1 city club, thriving to be the best needs a stadium of 70k. Unfortunately if fans vote - we have a I am alright jack attitude and don't see beyond that. Long term that attitude could hinder us, let's hope we have visionaries within and see the possibilities
There have been plenty of buildings taken down and moved, the main aspect of this would be timescale but if it did happen it would open up the possibility of a stadium with a capacity of anything up to 80,000, it would cost £millions not £billions.
What's the thoughts on rebuilding a stadium something like that spurs have would the fans be up for it ? It's very hard to work with what we have so it might be the best option to knock and rebuild to bring is into the future.
This is a smart plan, it wouldn't cost billions either but would be expensive obvs. All the tenants and building owner should be well up for this considering they will get a brand new property

So let's get this right? Good old Marion, didn't want a new stadium in Leazes Park, but she's more than happy to get effectively a block of flats built there, all be it pretty flats? The word hypocrisy does spring to mind, and I bet good old Marion either won't be paying a penny of the cost, but pocketing the difference in the uplift in value of her flat due to it now being in a lovely green park, and not slap bang next to a football ground? The fact she is part of the planning committee and has a vested interest in this proposal should have excluded her from ANY proposal do to the staggering conflict of interest. However Marion would have a slightly longer walk to her seat should the terrace get moved, so her sacrifice is indeed burdensome!
As much as the supporters want to stay at SJP, the cost such a project would be astronomical and as such if the club could get the land around the arena a larger modern stadium could be built at a fraction of the cost with the club retaining a city centre location.
Be surprised if they havent looked at rebuilding the east stand in its entirety - and have it sink and raise into the ground on a match day. Similar to Real Madrid and their collapsible pitch
Absolutely spot on it’s exactly my thoughts when I heard of the expansion, if they can put a roof on Wimbledon closing roof at the Watch stadium, surely there are people who can design a stand that rises and lowers. It would cost a lot less than moving buildings.

Grade 1 means inside and outside is protected. Georgian era is over 100 years before the Victorian and 20th century architecture you are comparing them to. My other concern is what is under the houses - there could be Roman architectural remains which would then be protected.

I didn't mean to misrepresent you in any way and I am sorry if you think I misunderstood you. I know you are keen on the history and beauty of Newcastle. I like your channel and do subscribe - i really like seeing you travel to other cities and getting to know the people too . But there is a huge difference between Grade 1 and 2 building status. I think you do fairly point out the issues - there is a lot which can be done today with the advances of technology. I sometimes wonder if they should go under the ground - yes there is the metro but easier perhaps than a plethora of 300 year old buildings! Or move west over the road! There are lots of possibilities but moving into a city park and bulldozing 300 year buildings even if you protect the facade....seems to me too much to ask of the city. Plus as you know there may be even bigger problems involved once we start to dig into the ground but we could get that anytime and anywhere we dig in our region!. I hope you can see my points here.
Leaving the facade doesn't always work, when the built the wilkinson store, the original Farnons facade was meant to be Wilkinson's facade, BUT it fell down EDIT: I'm sure this also happened to a facade at the bottom of Grainger St, I believe it was a former bank maybe TSB
I don't think it would be as expensive as you think. Beamish is chock full of listed buildings that had every brick numbered insitu, taken apart bricks by brick and then re constructed within the Museum. If they do it in connection with Beamish, as a charity I'm sure the PIF could get some education/kick backs.
A new stadium build costs around £2bn these days. Beamish buildings are Grade 2 and tiny compared to Leazes Tce. Plus, cost isn’t the only issue as discussed in the video
@TynesideLife aye total cost is ridiculous, bit actually moving the building isn't. Beamish moved the outside and internals for some complex buildings (Barclays bank and Masonic Lodge) so just moving a single layer is going to be alot easier (in comparison - not easier than demolishing it). I think the longest stretch in Beamish is 52yrds (but have front, back, sides and internals) vs 160yrds for Leazes. Great video as always though, please don't take my comments as disrespectful. I wouldn't even be able to think about this subject without your hardwork and knowledge being presented.!
It would still be built with concrete and steel according to the engineering experts I speak to. Even with glass facades, the expansion would be minimal anyway
Hope if they extend the Gallowgate it's not a carbon copy of the Leazes end as it would kill a lot of the atmosphere. Things like roof design and how the sound echoes must be considered.

Hi Eddie, not NUFC related BUT could you look into the "Crown Hotel" on Clayton st west old facade, flats inside. I used to live at 18c a mezzanine LOVED it but could never find info on the building as a hotel. Would be fascinated
Beamish has been doing this sort of stuff in a smaller scale for years and I am sure moving the grade one buildings is possible. Another gem Eddie and talk of a mind blower! What do you think the capacity would be if the stadium was the same all around St. James? All this development has nowt to do with ffp does it?

It would be amazing to have a stadium, all of the same level, which could possibly hold 70,000 to 75,000 supporters.
Then I could possibly get my season ticket back, I am one of the ten thousand that gave them up, for the benefit of the future of our football club, to get rid of the muppet show that nearly destroyed our club.

I don't really see the 3 year Stack contract as too much of an issue - if the club get the green light to expand the Gallowgate, they'd just compensate Stack for the remainder of any remaining contract period surely - at least while it's only the temporary fan park? LT and the East Stand is the main problem as far as I can tell. Would love to see this all done before Euro 28 but at best it's going to be very tight, so your conclusion may well be corret! 👍

There’s never been a feasibility study into this idea bud. It’s extremely unlikely to happen but the developments need reporting on and we’ll await the outcome 👍🏻

Personally when you look at the listed buildings the position they are at the moment is really a tight fit. I would say the opportunity to move would be far better for the residents as it is now. It just makes more sense for them, gives them more space and it’s a win win win for the stadium as well.

A couple of points:
Most people only see Leazes Terrace from the outside & it is indeed a wonderful sight. The inside however is not so great. Its cold & draughty in the winter and the communal heating / hot water regularly breaks down. In the summer, the flats are like ovens. Floors, walls & staircases are uneven and the layout of the parts that I'm familiar with is not great. A redevelopment in the way that is being suggested would be a significant improvement for all but I suspect that it will be met with a lot of opposition from those owners who aren't NUFC fans.
Regarding the Gallowgate, I am told that there is serious dialog ongoing between the club & the council. The Stack plans were apparently altered slightly at the request of the latter before the news broke. Interestingly the subject of the Metro station has been broached & a full rebuild has been talked about.

Very interesting stuff. We’d all love to see St. James’ Park expanded, but I thought I'd never see the light of day the possibility of moving the external facade grade listed building’s from one place to another. I await with anticipation what the people behind this project come up with.

As always, an extremely interesting and well researched commentary based on what’s known and not simply speculative. For what my opinions worth, I do hope the proposed relocation of the terraced buildings is eventually approved and to me makes the most sense regardless of cost because it also makes the most sense aesthetically and can only enhance the building by removing it from the dominant shadow of St James Park itself. I’m certain that NUFC and the PIF will appreciate and support the concept because ultimately it will actually make financial sense in the long run combined with the benefits of keeping St James Park where it is. 👍

Really interesting mate thats quite a monumental task though but obviously can be done, firstly having a modern internal building will obviously tick the boxes for the environment etc but also having a bigger stadium would not only benefit NUFC but might draw gigs away from that other stadium over the water so all good for the city. As for the Euros can't wait if I remember correctly was it 1994 we hosted the Euros and England played in St James? I remember being gutted I couldn't go so will rectify that this time god willing!
Eddie,.....I cant tell you how my heart leapt when you mentioned Carliol house, that's is where my Grand father used to work. I remember traveling into the town on a Yellow tram/ bus from Wallsend with him and going past that building; oh such happy memories.
By the way, your too harsh on yourself. Remember Stack is just a temporary construction, it will be replaced by your longer term vision.
On the timing of Stack, I expect there is a clause/provision in the contract that enables NUFC to release itself from the its obligation to enable early development of the Gallowgate stand. Here's the deal I think, once plans for development of the East stand have been approved, then that will release the start of physical development of the Gallowgate end. I imagine that the Gallowgate stand will be developed for Euro 2028 with the East stand development happening when the competition is over.
I also think the proposal regarding relocation of Leazes Terrace makes sense, with it becoming offices for NUFC and PIF, with a luxury hotel included. There you are,...my thoughts!

This would be excellent and would open up a potential big expansion - with the terrace moved the East Stand could be much bigger! I suggested moving the terrace some time ago and, while it still seems a long shot, the fact that the insides can just be demolished it makes moving just the facade much more possible. It helps that the facade is regular along it's length i.e. it's more or less just repeats of the same short bit. There's a lot of experience in moving buildings on a brick by brick basis these days - some of the lads and lasses at Beamish will have loads of experience! So, I would first extend the Gallowgate using the same method as for the Milburn Stand and which Liverpool have just done i.e. build the new bit around the old one, move the East Stand ticket holders into the new bit of Gallowgate and then demolish the East Stand and rebuild something bigger. Piece of p.... erm, easy!😁

Thanks for the video Eddie 👌🏻 Newcastle have professional developers on the board and access to world-class architects who could plan something really amazing for NUFC and the community and the city - let’s hope the city planners seize the opportunity in front of them to do something really special and leave a tremendous legacy which would have far reaching commercial benefits, not just for the club, but for the people who will be involved in the construction and the local shops, restaurants and hotels, all of whom will benefit from additional visitor revenue.

Great video Eddie, very interesting as always. IMO I really cant see LT being moved. As you mention the cost would be huge and i cant see why anyone external to the club would invest that level of money for no financial benefit or payback once completed. Can see the club going down the route of a spurs stadium rebuild before potentially helping to put hundreds of millions towards a LT move.

Agree Eddie no where to go. Road blocks at every turn with any development. The feasibility study will be very interesting to read once completed that's for sure.
Before I add my twopenneth worth, I would like to lay my cards on the table and say that like most Toon fans, I want to stay at St. James', it is our traditional home at the end of the day. Now here's the but. I've watched Eddy's reports with interest in recent months about the ground expansion, and the theme that keeps coming up is the cost implications.
We are only talking about two stands being expanded, the Gallowgate and Popular Ends ( yes I 'm from that era and I still call it the Popular End!). Anyway, it seems to me that the cost for that would be astronomical. I'm not saying our owners can't afford it, but Eddy touched upon the subject in his report when he says PIF are an investment fund. They exist to make money.
I know the owners have made all the right noises about wanting to stay at and having no intention to leave St. James but they will have to keep all options open. I know they have commissioned feasibility studies about how they can redevelope the ground, but the blunt truth of the matter is that probably for less than the cost of extending two stands, they could build a purpose built brand new ground somewhere. Where? I have no idea. Man City fans went through similar issues when they left Maine Road, even though a lot of their fans didn't want to move. Although their dynamic was a bit different as they had a purpose built ground to move into which had been built for the Commonwealth Games.
I sincerely hope we stay at St. James but once the results of the feasibility studies are in, all I'm saying is I think theres an outside chance, however small, that they might decide to go for a new ground. Food for thought, that's all. I do hope I'm wrong. Fingers crossed to stay at St. James!!

There was an architect I spoke to who said he would incorporate leazes Terrace into an indoor Street. Much like the road under the milburn but the outside would be leazes Terrace with bars, food and hotel. It keeps the building as it is and gets around the light issue. Don't know if it was a passing comment or if he'd sort of looked into anything though

Adding my tuppence worth on this issue. My guess is the extensions will be a piecemeal process. The Gallowgate end being done first as a rolling development towards Leases Terrace - this achievable by the Euro’s in 2028. The East stand is more problematic, not least due to planning issues as you state, but on development my guess is this would be lower than the 3 others and give St. James an almost amphitheatre air. Because of seat allocation the this Season end could see the commencement of works beginning?
I think we should be looking at complete stadium rebuild on the same site - just like Spurs. Repurpose the available space more strategically to allow the expansion. Certainly this is a massive challenge too and where do we play while this happens? No option is straightforward

i remember when leezes tce was the best seat in the ground when it was the popular end, the top floor windows would have people watching the match, the very end window always had a B&W scarf hanging out of it,

originally it was 36k to the now 52k. If we increase the gallowgate and east stand similar by roughly 16k , 52+16 would be 68k . As I say near 70k .
If the pif are not involved with moving the listed buildings, where is the money going to come from don’t think that would happen. If they can’t extend the east stand they should knock it down and put a more Morden stand up. Would love the capacity up to about 70,000 but spend massive amounts of money for an extra 8,000 seats is it worth it. Great vid.

Eddie, a very interesting piece, but I personally cannot see that, the logistics are crazy.
I've wrote a piece on other websites regarding SJP, our love for it is unquestioned, but I can't see why we cannot go back to the vision of Sir John Hall, and build a new stadium on Leazes park, "Leazes moor" the site is big enough and the stadium could be a big upgrade on Sir John's vision, it could be a world beater, and that then could release revenue for the club, money surely is no issue, and Leazes park alone is 43 acres, that could be redeveloped, just my opinion but we would sail through planning this time, in essence, the SJP ground refurb is a bit of a nightmare, and a new stadium literally just a few hundred yard behind it would be magnificent, you could use SJP for any number of things, of course it could come down for redevelopment, but the options are endless, training facility, hotel, centre of excellence, endless possibilities. You could build an 80,000 seater for the new stadium, there is enough room for sure. 😉
There’s one major reason why this idea won’t happen Davey and it’s not because of space etc.
There’s a huge drive for protecting our open spaces and the environment. The project idea was blocked then because of mass protests and objections and it’s likely the same would happen again

As you say, they say, green areas need to be protected, ok but look at this statistic.
The Town Moor is an area of common land in Newcastle upon Tyne. It covers an area of around 1,000 acres (400 ha), making it larger than Hyde Park and Hampstead Heath combined.
We have masses of green area in the city.
Can you imagine that gleaming new state of the art stadium as good as the Atlanta arena on our own door step, the Leazes park regenerated, which it needs desperately, during covid i spent many an afternoon up there, it's really run down in many parts, it could be fantastic with the right input, and we have that option with the Saudis and Reubens.
This is just my take Eddie, I'm not challenging your opinion HWTL.
I know building a new stadium in Leazes Park met with protests before but this is a new era. A new stadium there and extending the park into the space occupied by the current stadium would keep the current city centre location and be much cheaper.

I did suggest this to the club early in the time following the take over by getting the expertise from Beamish Museum who have years of experience of moving not just buildings but whole streets from one site to another reconstructing them to the exact standard they where b4 moving them.
Those are Grade 2 listed buildings mate and not on the scale, or complexity of potentially moving Leazes Tce

If all this work & cost brings capacity to max 65k. Don’t see the point as that wouldn’t touch the sides, we’d still be about at least 10k short of demand. I still believe ultimately we’ll end up with a World Class new stadium with a 75 - 80k capacity.
Chairman wants to be No1, he’ll also want No1 world class stadium talked about all over the world. Could be built & wouldn’t have issue looking for somewhere while it’s done, could get it done by 2030

At the moment SJP just about a closed shop. If you want to create future generations of fans & local players you need to allow them in. Then if you want to increase fans from all over the world - which is on the owners to do list (although like ticketing making a dogs diner of it) then 1 city club, thriving to be the best needs a stadium of 70k.
Unfortunately if fans vote - we have a I am alright jack attitude and don't see beyond that. Long term that attitude could hinder us, let's hope we have visionaries within and see the possibilities
There have been plenty of buildings taken down and moved, the main aspect of this would be timescale but if it did happen it would open up the possibility of a stadium with a capacity of anything up to 80,000, it would cost £millions not £billions.

The word hypocrisy does spring to mind, and I bet good old Marion either won't be paying a penny of the cost, but pocketing the difference in the uplift in value of her flat due to it now being in a lovely green park, and not slap bang next to a football ground? The fact she is part of the planning committee and has a vested interest in this proposal should have excluded her from ANY proposal do to the staggering conflict of interest. However Marion would have a slightly longer walk to her seat should the terrace get moved, so her sacrifice is indeed burdensome!

Grade 1 means inside and outside is protected. Georgian era is over 100 years before the Victorian and 20th century architecture you are comparing them to. My other concern is what is under the houses - there could be Roman architectural remains which would then be protected.

I didn't mean to misrepresent you in any way and I am sorry if you think I misunderstood you. I know you are keen on the history and beauty of Newcastle. I like your channel and do subscribe - i really like seeing you travel to other cities and getting to know the people too . But there is a huge difference between Grade 1 and 2 building status. I think you do fairly point out the issues - there is a lot which can be done today with the advances of technology. I sometimes wonder if they should go under the ground - yes there is the metro but easier perhaps than a plethora of 300 year old buildings! Or move west over the road! There are lots of possibilities but moving into a city park and bulldozing 300 year buildings even if you protect the facade....seems to me too much to ask of the city. Plus as you know there may be even bigger problems involved once we start to dig into the ground but we could get that anytime and anywhere we dig in our region!. I hope you can see my points here.
Leaving the facade doesn't always work, when the built the wilkinson store, the original Farnons facade was meant to be Wilkinson's facade, BUT it fell down
EDIT: I'm sure this also happened to a facade at the bottom of Grainger St, I believe it was a former bank maybe TSB

I don't think it would be as expensive as you think. Beamish is chock full of listed buildings that had every brick numbered insitu, taken apart bricks by brick and then re constructed within the Museum.
If they do it in connection with Beamish, as a charity I'm sure the PIF could get some education/kick backs.
A new stadium build costs around £2bn these days.
Beamish buildings are Grade 2 and tiny compared to Leazes Tce. Plus, cost isn’t the only issue as discussed in the video

@TynesideLife aye total cost is ridiculous, bit actually moving the building isn't.
Beamish moved the outside and internals for some complex buildings (Barclays bank and Masonic Lodge) so just moving a single layer is going to be alot easier (in comparison - not easier than demolishing it). I think the longest stretch in Beamish is 52yrds (but have front, back, sides and internals) vs 160yrds for Leazes.

The East stand could be taken down and redesigned by Sir Norman Foster in glass.Again put forward to the club .
It would still be built with concrete and steel according to the engineering experts I speak to.
Even with glass facades, the expansion would be minimal anyway
Hope if they extend the Gallowgate it's not a carbon copy of the Leazes end as it would kill a lot of the atmosphere. Things like roof design and how the sound echoes must be considered.
